 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) THE ELEVATIONS ON THE PLANS ARE IN NGVD 29 AND THEY
 ARE REQUIRED TO BE IN NAVD 88. PROVIDE CALCULATIONS TO
 SHOW THAT THE NON-ENGINEERED FLOOD VENTS THAT ARE BEING
 PROPOSED FOR THE GARAGE MEET THE REQUIRED NET OPENING
 AREA. SEE FEMA TECHNICAL BULLETIN 1.
 PREVIOUS COMMENT : ACCORDING TO THE FLOOD INSURANCE
 RATE MAP WHICH WAS ADOPTED ON OCTOBER 5, 2017 AND IS
 APPLICABLE TO THIS PROJECT, THE STRUCTURE IS LOCATED IN
 AN AE FLOOD ZONE WHICH IS A SPECIAL FLOOD HAZARD AREA.
 THE BASE FLOOD ELEVATION ON THE FIRM FOR THE PROPERTY
 IS 7' NAVD 88. THE CITY OF WEST PALM BEACH HAS ADOPTED
 A FLOOD ORDINANCE THAT REQUIRES A TWO (2) FOOT FREE
 BOARD. THIS MEANS THAT THE LOWEST FLOOR AND ALL
 EQUIPMENT SERVICING THE RESIDENCE IS REQUIRED TO BE AT
 OR ABOVE 9' NAVD 88. THE GARAGE AND STORAGE CAN BE
 BELOW BFE, IF FLOOD VENTS ARE INSTALLED AND NO
 MATERIALS OR EQUIPMENT THAT CAN BE DAMAGED BY FLOOD
 WATERS ARE BELOW BFE. SHOW COMPLIANCE WITH THESE
 REQUIREMENTS ON THE PLANS. SPECIFY ALL ELEVATIONS IN
 NAVD 88.
  
 2) THE COMPONENT AND CLADDING PRESSURES ON THE PLANS
 WERE NOT INCREASED TO REFLECT EXPOSURE CATEGORY D.
 PREVIOUS COMMENT :THE WIND EXPOSURE CATEGORY ON THE
 COVERSHEET AND SHEET S.0, IS SPECIFIED AS C. THE
 PROPOSED STRUCTURE IS LOCATED WITHIN 600 FEET OF THE
 INTRACOASTAL WATERWAY. THEREFORE, THE EXPOSURE CATEGORY
 FOR THIS PROJECT IS D. PLEASE REVISE THE PLANS AND
 ADJUST THE COMPONENT AND CLADDING PRESSURES
 ACCORDINGLY. NOTE: THE VULT WIND SPEED IS 170 MPH AND
 ON SHEET S.0, 175 MPH IS SPECIFIED.
  
 3) THE ELEVATIONS ON THE DRAINAGE PLAN NEED TO BE IN
 NAVD 88 TO CORRESPOND WITH THE FLOOD ZONE REQUIREMENTS
 AND AVOID CONFUSION.
 PREVIOUS COMMENT : SUBMIT TWO SETS OF A SURFACE WATER
 DRAINAGE PLAN THAT SHOWS COMPLIANCE WITH FBC-R401.3
 DRAINAGE. SURFACE DRAINAGE SHALL BE DIVERTED TO A STORM
 SEWER CONVEYANCE OR OTHER APPROVED POINT OF COLLECTION
 THAT DOES NOT CREATE A HAZARD. LOTS SHALL BE GRADED TO
 DRAIN SURFACE WATER AWAY FROM FOUNDATION WALLS. THE
 GRADE SHALL FALL A MINIMUM OF 6 INCHES (152 MM) WITHIN
 THE FIRST 10 FEET (3048 MM). SHOW ELEVATIONS OF THE
 PROPERTY ON THE PLANS.
 EXCEPTION: WHERE LOT LINES, WALLS, SLOPES OR OTHER
 PHYSICAL BARRIERS PROHIBIT 6 INCHES (152 MM) OF FALL
 WITHIN 10 FEET (3048 MM), DRAINS OR SWALES SHALL BE
 CONSTRUCTED TO ENSURE DRAINAGE AWAY FROM THE STRUCTURE.
 IMPERVIOUS SURFACES WITHIN 10 FEET (3048 MM) OF THE
 BUILDING FOUNDATION SHALL BE SLOPED A MINIMUM OF 2
 PERCENT AWAY FROM THE BUILDING.
  
 4) THE SOIL REPORT FROM ARDAMAN & ASSOCIATES, INC.
 REQUIRES THE UNSUITABLE SOILS TO BE REMOVED AND
 REPLACED WITH APPROVED WELL-COMPACTED SAND BACKFILL, IN
 ORDER TO USE THE PROPOSED CONVENTIONAL SHALLOW
 FOUNDATIONS. PLEASE PROVIDE A NOTE ON THE PLANS
 REGARDING THE REQUIRED SOIL REMOVAL. NOTE: THE REPORT
 ALSO LISTS OTHER OPTIONS, SUCH AS, AUGERCAST PILES.
 PREVIOUS COMMENT : THE AREA OF THE PROPOSED
 CONSTRUCTION IS KNOWN TO CONTAIN QUESTIONABLE SOILS.
 SUBMIT TWO SETS OF A SIGNED AND SEALED GEOTECHNICAL
 REPORT. FBC-R 401.4
  
 5) SPECIFY THE METHOD OF ATTACHMENT THAT WILL BE USED
 TO INSTALL THE CONCRETE ROOF TILE. IF A ROOF TILE
 ADHESIVE WILL BE USED, SUBMIT TWO SETS OF THE PRODUCT
 APPROVALS FOR IT.
 PREVIOUS COMMENT: FBC 107.3.4 - PROVIDE TWO SETS OF
 PRODUCT APPROVALS FOR THOSE PRODUCTS WHICH ARE
 REGULATED BY FAC 61G20-3.001 PER FLORIDA STATUTE
 553.842 (5) THAT HAVE BEEN REVIEWED AND APPROVED IN
 WRITING BY THE DESIGNER OF RECORD. PROVIDE TWO COMPLETE
 PRODUCT APPROVALS WITH FL OR NOA NUMBERS INCLUDING
 INSTALLATION INSTRUCTIONS AND MAXIMUM DESIGN PRESSURES
 FOR EACH OF THE DIFFERENT ROOFING MATERIALS,
 WINDOW/GLASS TYPES, STRUCTURAL MULLIONS AND EXTERIOR
 DOOR TYPES.
  
 6) ON SHEET A-1.0 THE GARAGE DOOR OPENING IS 19'-6".
 THE PRODUCT APPROVAL FOR THE SECTIONAL GARAGE DOOR HAS
 A MAXIMUM WIDTH OF 16'-2". PLEASE CLARIFY. FBC 107.2.1
  
 7) THE PLANS SPECIFY CASEMENT WINDOWS AND THE PRODUCT
 APPROVALS THAT WERE SUBMITTED ARE FOR HORIZONTAL
 ROLLING WINDOWS. PLEASE CLARIFY. FBC 107.2.1
  
 8) THE MASTER BEDROOM WINDOWS "D" ON EACH SIDE OF THE
 DOUBLE FRENCH DOOR ARE 3'-7" X 7'-0". THE WINDOW
 SCHEDULE ON SHEET A-3.0 LISTS METAL DOOR UNDER
 MATERIALS. SPECIFY THE PRODUCT APPROVAL THAT IS FOR
 THIS "WINDOW". FBC 107.2.1
  
 9) THE DRAWING INDEX ON THE COVER SHEET HAS SOME
 ERRORS. THERE ARE TWO SHEETS A1.0 AND S2.0 LISTED. THE
 SECOND A1.0 SHOULD BE A1.1. THERE IS NO SHEET S1.0, THE
 FOUNDATION PLAN IS S.1.1. SHEET A2.1 THE RIGHT AND LEFT
 SIDE ELEVATIONS IS MISSING FROM THE PLANS. SHEET S2.0
 IS MISSING FROM ONE SET OF PLANS. PLEASE MAKE THE
 REQUIRED CORRECTIONS. FBC 107.1 AND 107.2.1
  
 10)THE ACTUAL SHOP DRAWINGS FROM THE MANUFACTURER WITH
 ALL DIMENSIONS AND SPECIFIC INSTALLATION DETAILS WILL
 BE REQUIRED TO BE SUBMITTED AND REVIEWED BEFORE THEY
 ARE INSTALLED. THE GENERAL INFORMATION THAT WAS
 SUBMITTED IS ACCEPTABLE FOR NOW.
 PREVIOUS COMMENT : SUBMIT TWO SETS OF THE SHOP DRAWINGS
 FOR THE BALCONY RAILS, SPIRAL STAIRS AND TRELLIS FOR
 REVIEW AND APPROVAL PRIOR TO INSTALLATION. INCLUDE
 STRUCTURAL DETAILS, COMPUTATIONS AND OTHER DATA
 NECESSARY TO DESCRIBE THE CONSTRUCTION AND
 INSTALLATION. ALL DOCUMENTS ARE TO BE REVIEWED AND
 APPROVED IN WRITING BY THE DESIGNER OF RECORD FOR THE
 PROJECT PRIOR TO SUBMITTAL. FBC 107.2.1.3
  
 11) IN ORDER TO REDUCE PLAN REVIEW TIME, PLEASE SUBMIT
 A RESPONSE LETTER INDICATING HOW EACH OF THE REVIEW
