 PLEASE SEE FBC A FAIR HOUSING ACCESSIBILITY GUIDELINES,
 PURPOSE: "BUILDERS AND DEVELOPERS MAY CHOOSE TO DEPART
 FROM THESE GUIDELINES AND SEEK ALTERNATE WAYS TO
 DEMONSTRATE THAT THEY HAVE MET THE REQUIREMENTS OF THE
 FAIR HOUSING ACT."
  
 2ND SUBMITTAL, THE UNIT DESIGN DOES NOT COMPLY WITH THE
 FHA GUIDELINES AND THE FAIR HOUSING ACT DESIGN MANUAL.
  
 AS IT APPEARS THAT ARCHITECT ELECTS TO DEPART FROM THE
 GUIDELINES, PRIOR TO RESUBMITTING, PLEASE SEND
 RATIONALE FOR EACH ITEM VIA EMAIL FOR CONSIDERATION BY
 THE BUILDING OFFICIAL. IN THIS REVIEW, REFERENCES WILL
 BE MADE TO THE "FAIR HOUSING ACT DESIGN MANUAL". THIS
 IS ONLY FOR THE PURPOSE OF PROVIDING FURTHER
 CLARIFICATION FOR THE RATIONALE BEHIND THE FHA
 GUIDELINES. IF ARCHITECT WISHES TO PROPOSE AN ALTERNATE
 DESIGN, PLEASE PROVIDE ADDITIONAL INFORMATION TO
 DEMONSTRATE HOW THE ALTERNATE DESIGN COMPLIES WITH THE
 REQUIREMENTS OF THE FBC A FHA.

 1) SHEET 242.07C-A6-69-6C THE DOOR SCHEDULE U05T
 INDICATES A 2 FT. WIDE DOOR ON A LINEN CLOSET LOCATED
 IN THE HALLWAY. THE DEPTH OF THE LINEN CLOSET IS NOT
 GIVEN BUT WHEN THE PLANS ARE CALIBRATED BETWEEN THE
 BACK AND FRONT WALL THE PLANS SCALE 2 FT. 9 INCHES IN
 DEPTH. THE FAIR HOUSING ACT GUIDELINE CLOSET DOORS A
 NOMINAL 32 INCH CLEAR OPENING FOR CLOSETS LESS THAN 24
 INCHES IN DEPTH. ALSO SEE THE 2010 FBC-ACCESSIBILITY
 CODE/ FAIR HOUSING REQUIREMENT 3 SECTION 100.205( C )
 (2) (2).
  
 2ND REVIEW, 2' DEPTH SHOWN FOR THE LINEN CLOSET, 16"
 DOOR. SEE FAIR HOUSING ACT DESIGN MANUAL, SMALL SHALLOW
 STORAGE CLOSET, A MAXIMUM OF 18" RECOMMENDED WITH A
 PARALLEL APPROACH. PARALLEL APPROACH APPEARS TO BE
 BLOCKED SLIGHTLY BY A 4" WALL PROTRUSION.
  
 2) SHEET 126.07-A2-90-6C WITHIN HIS MASTER BATH NEITHER
 THE REVISION 12 LINEN CLOSET NOR THE HALL LINEN CLOSET
 IS DIMENSIONED FOR DEPTH. 107.2.1.3 ADDITIONAL
 INFORMATION REQUIRED.
  
 2ND REVIEW, 2' DEPTH SHOWN FOR THE LINEN CLOSET, 16"
 DOOR. SEE FAIR HOUSING ACT DESIGN MANUAL PAGE 3.14,
 SMALL SHALLOW STORAGE CLOSET, A MAXIMUM OF 18"
 RECOMMENDED WITH A PARALLEL APPROACH. TOWEL BAR APPEARS
 TO POSSIBLY OBSTRUCT PARALLEL APPROACH.
  
 3) SHEET 126.07-A2-90-6C WITHIN HIS MASTER BATH THE
 LINEN CLOSET DOOR IS NOT IDENTIFIED, NOR IS IT
 IDENTIFIED IN THE DOOR SCHEDULE AS AN REVISION. THE
 SAME ISSUE WITH THE DEPTH OF THE CLOSET VERSES THE
 WIDTH OF THE DOOR OPENING. 2010 FBC-ACCESSIBILITY CODE/

 I WAS UNABLE TO LOCATE A DOOR SCHEDULE, PLEASE DIRECT.
  
 4) (NEW COMMENT) INFORMATIONAL ONLY - A NEW NOTE HAS
 BEEN ADDED TO THE PLAN THAT "ALL POCKET DOORS TO HAVE A
 CLEAR OPENING WIDTH OF 32" MINIMUM WHEN FULLY OPEN."
 PLEASE SEE FBC A FHA GUIDELINES REQUIREMENT 3 FIGURE C.
 ALSO SEE FAIR HOUSING ACT DESIGN MANUAL PAGE 3.7. IT IS
 NOT CLEAR HOW A 32" CLEAR POCKET DOOR CAN BE ADAPTED TO
 BE USABLE AS (TYPICAL) USABLE DOOR HARDWARE PREVENTS
 THE DOOR FROM COMPLETELY CLOSING AND WOULD THEREFORE
 NOT HAVE A 32" CLEAR OPENING.
  
 THE TWO NEW POCKET DOORS APPEAR TO BE 36" (COMPLY).
  
 5) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY, COLLATE AND STAPLE INTO SETS OF PLANS. A
 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
 IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE THE
 CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR PERMIT.
