 ADMINISTRATION
  
 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 ACTION: DENIED
  
 1) SHEET A-100 AND A-101 BOTH INDICATE THE NEW LOCATION
 OF A ROOF TOP A/C CONDENSING UNIT. THE UNIT IS LOCATED
 ABOVE 16 FEET ABOVE GRADE. PLEASE PROVIDE COMPLIANCE
 WITH 2014 FBC-B SECTION:
 ? 1509.6.4 EQUIPMENT AND APPLIANCES ON ROOFS OR
 ELEVATED STRUCTURES.
 WHERE EQUIPMENT AND APPLIANCES REQUIRING ACCESS ARE
 INSTALLED ON ROOFS OR ELEVATED STRUCTURES AT A HEIGHT
 EXCEEDING 16 FEET (4877 MM), SUCH ACCESS SHALL BE
 PROVIDED BY A PERMANENT APPROVED MEANS OF ACCESS, THE
 EXTENT OF WHICH SHALL BE FROM GRADE OR FLOOR LEVEL TO
 THE EQUIPMENT AND APPLIANCES? LEVEL SERVICE SPACE. SUCH
 ACCESS SHALL NOT REQUIRE CLIMBING OVER OBSTRUCTIONS
 GREATER THAN 30 INCHES HIGH OR WALKING ON ROOFS HAVING
 A SLOPE GREATER THAN 4 UNITS VERTICAL IN 12 UNITS
 HORIZONTAL (33-PERCENT SLOPE).
 PERMANENT LADDERS INSTALLED TO PROVIDE THE REQUIRED
 ACCESS SHALL COMPLY WITH THE FOLLOWING MINIMUM DESIGN
 CRITERIA:
 1.1. THE SIDE RAILING SHALL EXTEND ABOVE THE PARAPET OR
 ROOF EDGE NOT LESS THAN 30 INCHES (762 MM).
 1.2. LADDERS SHALL HAVE RUNG SPACING NOT TO EXCEED 14
 INCHES (356 MM) ON CENTER.
 1.3. LADDERS SHALL HAVE A TOE SPACING NOT LESS THAN
 6-INCHES (152 MM) DEEP.
 .4. THERE SHALL BE A MINIMUM OF 18 INCHES (457 MM)
 BETWEEN RAILS.
 1.5. RUNGS SHALL HAVE A MINIMUM 0.75-INCH (19 MM)
 DIAMETER AND BE CAPABLE OF WITHSTANDING A 300-POUND
 (136.1 KG) LOAD.
 1.6. LADDERS OVER 30 FEET (9144 MM) IN HEIGHT SHALL BE
 PROVIDED WITH OFFSET SECTIONS AND LANDINGS CAPABLE OF
 WITHSTANDING 100 POUNDS PER SQUARE FOOT (488.2 KG/M2).
 1.7. LADDERS SHALL BE PROTECTED AGAINST CORROSION BY
 APPROVED MEANS. CATWALKS INSTALLED TO PROVIDE THE
 REQUIRED ACCESS SHALL BE NOT LESS THAN 24-INCHES (610
 MM) WIDE AND SHALL HAVE RAILINGS AS REQUIRED FOR
 SERVICE PLATFORMS.
  
 2) THE SUBMITTED MIAMI-DADE NOA 15-0820.06 WAS
 SUBMITTED BUT NONE OF THE TABLES ON THE TECHNICAL
 SHEETS IDENTIFY THE UNIT SIZE / BRACKET, WALL TYPE,
 ANCHOR TYPE, MINIMUM EMBEDMENT, MINIMUM E. D., RISK
 CATEGORY, BUILDING HEIGHT, ETC.? FBC-B 2014 FBC-B
 1604.4 ANALYSIS.
  
 3) FBC 107.3.4.1 PRODUCT APPROVALS. THOSE PRODUCTS
 WHICH ARE REGULATED BY THE DCA RULE 9N-03 SHALL BE
 REVIEWED AND APPROVED IN WRITING BY THE DESIGNER OF
 RECORD PRIOR TO SUBMITTAL FOR JURISDICTIONAL APPROVAL.
 FL 61G1-23.015 (2) THE ARCHITECT IS RESPONSIBLE FOR
 SUPERVISING AND REVIEWING ALL PROJECT DATA, REPORTS,
 SHOP DRAWINGS ETC..
  
 4) SHEET A-101 SHOWS THE TICKET BOOTH TOWER AT A HIGHER
 FINISH ROOF ELEVATION THAN THE SURROUNDING PARAPET
 WALLS. IT APPEARS THAT THE PARAPET WALLS WILL REQUIRE
 GUARD RAILS IN COMPLIANCE WITH FBC-B 1013.7.
  
 5) SHEET A-100 SHOWS THE ROLLING GARAGE DOOR AS
 EXISTING, THIS SAME PAGE SHOWS DETAIL W1 & S1 FOR
 WINDOW AND SHUTTER, SHEET A-101 DETAIL 5 SHOWS
 PRESSURES FOR THIS OPENING, IS THIS PART OF THIS
 REVIEW, OR UNDER THE ORIGINAL BUILDING PERMIT?
 ADDITIONAL INFORMATION IS REQUIRED. 107.2.1.3.
  
 6) SHEET A-101 DETAIL #9 ILLUSTRATES THE USE OF A SLIDE
 IN RANGE, PLEASE PROVIDE COMPLIANCE WITH THE FBC-B
 SECTIONS:
 9.3.2.11.5 COMMERCIAL COOKING OPERATIONS. AN AUTOMATIC
 SPRINKLER SYSTEM SHALL BE INSTALLED IN COMMERCIAL
 KITCHEN EXHAUST HOOD AND DUCT SYSTEM WHERE AN AUTOMATIC
 SPRINKLER SYSTEM IS USED TO COMPLY WITH SECTION 904.
 904.2 WHERE REQUIRED. AUTOMATIC FIRE-EXTINGUISHING
 SYSTEMS INSTALLED AS AN ALTERNATIVE TO THE REQUIRED
 AUTOMATIC SPRINKLER SYSTEMS OF SECTION 903 SHALL BE
 APPROVED BY THE FIRE CODE OFFICIAL. AUTOMATIC
 FIRE-EXTINGUISHING SYSTEMS SHALL NOT BE CONSIDERED
 ALTERNATIVES FOR THE PURPOSES OF EXCEPTIONS OR
 REDUCTIONS ALLOWED BY OTHER REQUIREMENTS OF THIS CODE.
  
 904.2.1 COMMERCIAL HOOD AND DUCT SYSTEMS. EACH REQUIRED
 COMMERCIAL KITCHEN EXHAUST HOOD AND DUCT SYSTEM
 REQUIRED BY THE FLORIDA FIRE PREVENTION CODE OR CHAPTER
 5 OF THE FLORIDA BUILDING CODE, MECHANICAL TO HAVE A
 TYPE I HOOD SHALL BE PROTECTED WITH AN APPROVED
 AUTOMATIC FIRE-EXTINGUISHING SYSTEM INSTALLED IN
 ACCORDANCE WITH THIS CODE.
  
 7) SHEET A-101 DETAIL #9 ILLUSTRATES THE USE OF A WALL
 OVEN, PLEASE PROVIDE COMPLIANCE WITH THE ACCESS. CODE
 SECTIONS 308 FOR REACH RANGES AND 309 FOR OPERABLE
 PARTS.
  
 8) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY, COLLATE AND STAPLE INTO SETS OF PLANS. A
 TRANSMITTAL LETTER LISTING THE ORIGINAL REVIEW COMMENT
 NUMBER, WITH A DESCRIPTION OF THE REVISION MADE,
 IDENTIFYING THE SHEET OR SPECIFICATION PAGE WHERE THE
 CHANGES CAN BE FOUND WILL HELP TO EXPEDITE YOUR PERMIT.
