 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 1A) THE 2014 FBC-EXISTING BUILDING CODE LEVEL II
 COMPLIANCE. 805.2 THE MEANS OF EGRESS SHALL COMPLY WITH
 THE REQUIREMENTS OF THIS SECTION.
 EXCEPTIONS:
 1. WHERE THE WORK AREA AND THE MEANS OF EGRESS SERVING
 IT COMPLIES WITH NFPA 101.
 2. MEANS OF EGRESS CONFORMING TO THE REQUIREMENTS OF
 THE BUILDING CODE UNDER WHICH THE BUILDING WAS
 CONSTRUCTED SHALL BE CONSIDERED COMPLIANT MEANS OF
 EGRESS IF, IN THE OPINION OF THE CODE OFFICIAL, THEY DO
 NOT CONSTITUTE A DISTINCT HAZARD TO LIFE.
  
 THIS BUILDING WAS BUILT IN 1994 UNDER THE 1991 SSBC.
 WHEN REVIEWING IF THE CORRIDORS WERE RATED TABLE 700
 UNDER THE HEADING EXIT ACCESS CORRIDORS WALLS AND
 PARTITIONS (1HR.), OPENING PROTECTIVES (20 MIN.).
 FOOTNOTE 4 & 5. FOOTNOTE # 5 DEALS WITH GROUP I
 BUILDINGS SPRINKLERED. FOOTNOTE 4 SEE SECTION 702.4.2.
 EXIT ACCESS CORRIDORS ARE NOT REQUIRED TO BE RATED ON
 ANY SINGLE TENANT SPACE IN A GROUP B BUILDING WHEN THE
 BUILDING IS PROTECTED THROUGHOUT BY AN APPROVED
 AUTOMATIC SPRINKLER SYSTEM AND SMOKE DETECTORS
 INSTALLED IN RETURN AIR ARRANGED TO SHUT DOWN
 MECHANICAL VENTILATION SYSTEMS IN ACCORDANCE WITH THE
 STANDARD MECHANICAL CODE.
  
 I'VE TAKEN THIS CONCERN TO THE BUILDING OFFICIAL SINCE
 THIS BUILDING IS NOT SPRINKLERED AND THE CORRIDOR WALL
 SHOULD HAVE BEEN RATED FROM THE 1991 SBC. WE HAVE
 REVIEWED THE ORIGINAL 12 SHEETS OF PLANS WHEN THE
 BUILDING WAS BUILT.
 WE HAVE SOME QUESTIONS THE BUILDING OFFICIAL WOULD LIKE
 TO HAVE ANSWERED TO MAKE A FINAL DETERMINATION IF HE
 WILL REQUIRE FIRE RARING OF CORRIDORS WITH OPENING
 PROTECTIVES. THE (2) MECHANICAL CLOSETS SHOWN ON THE
 PLANS, ARE THE WALLS FIRE RATED WITH OPENING
 PROTECTIVES? PLEASE PROVIDE THE CEILING HEIGHT OF THE
 LOBBY, CORRIDORS AND OF THE MAIN AUDITORIUM. PLEASE
 ALSO PROVIDE THE HEADER HEIGHTS FOR THE OPENINGS
 LEADING INTO THE AUDITORIUM FROM THE CORRIDORS AND
 IDENTIFY WHAT APPEARS TO BE A 7.5 FOOT WIDE EITHER
 OPENING, SCREEN AND OR WINDOW ON BOTH SIDES OF THE
 AUDITORIUM SEPARATING THE AUDITORIUM AND CORRIDOR. FROM
 THE LIMITED PLANS THAT WERE ON FILE, IT APPEARS THE
 CORRIDOR CEILING IS AT 10 FT. ELEVATION, THE OPENINGS
 INTO THE AUDITORIUM ARE ASSUMED ALSO 10 FEET TALL, THE
 OPENINGS 7.5 FEET WIDE, HEIGHT UNKNOWN AND THE
 AUDITORIUM CEILING IS ASSUMED TO BE 12 FEET ABOVE THE
 FINISH FLOOR ELEVATION. IN THEORY WE ARE CONSIDERING
 THE LOBBY AS OPEN AND WILL DISPERSE SMOKE INTO THE
 CORRIDORS. THE ISSUE IS THERE ENOUGH OPENINGS FROM THE
 NON-RATED CORRIDOR INTO THE AUDITORIUM TO ALLOW THE
 SMOKE TO ESCAPE TO THE AUDITORIUM CEILING BUILDING DOWN
 ALLOWING ENOUGH TIME FOR THE OCCUPANTS TO LEAVE EITHER
 THROUGH THE FRONT LOBBY ENTRY OR DIRECTLY USING THE 2
 SIDE EXITS. THE 2 SIDE EXITS THAT LEAD FROM THE
 AUDITORIUM ARE SEPARATED BY ? THE MAJOR DIAGONAL
 DISTANCE APART CODE COMPLIANT FOR THAT ROOM.
 PLEASE PROVIDE A SIGNED AND SEALED ANALYSIS OF THE
 BUILDING, PROVIDING WHAT WOULD BE CONSIDERED ALTERNATE
 MATERIALS AND METHODS TO BE REVIEWED BY THE BUILDING
 OFFICIAL AS EQUAL TO THE CODE AT TIME THE BUILDING WAS
 BUILT.
  
 1ST ROUND OF COMMENTS. SHEET G003 THE LIFE SAFETY PLAN
 INDICATES THIS IS AN A3 OCCUPANCY, BUILDING TYPE III-B/
 NON-SPRINKLERED, BUILDING, WITH AN OCCUPANT LOAD OF
 278. THE PLANS FAILS TO SHOW FIRE RATED CORRIDORS 101,
 105 & 116 ( 2014 FBC-B TABLE 1018.1)WITH OPENING
 PROTECTIVES (DOOR & WINDOWS) IN ACCORDANCE WITH TABLE
 716.5.
  
 1B) THE MECHANICAL DUCTS THAT PENETRATE THE CORRIDOR
 WALLS LISTED ABOVE IN COMMENT 1A WILL NEED TO SHOW
 COMPLIANCE WITH FBC-B DUCTS AND AIR TRANSFER OPENINGS ,
 PENETRATIONS THROUGH FIRE RATED WALLS.
