 CODE: FBC 5TH EDITION (2014).
  
 1- PROPOSED PLANS SHOW CONVERSION OF GARAGE TO BEDROOM.
 AFTER PLANS ARE REVISED BRING THEM TO PALM BEACH COUNTY
 (2300 N. JOG RD.) FOR IMPACT FEES ASSESSMENT. BRING
 BACK COUNTY STAMPED PLANS AND COPY OF PAID RECEIPT IF
 FEES ARE DUE. COUNTY IMPACT FEE ORDINANCE OF THE
 UNIFIED LAND DEVELOPMENT CODE.
  
 2- SPECIFY TYPE AND SIZE OF WINDOW FOR BEDROOM #3 TO
 VERIFY COMPLIANCE WITH THE EGRESS REQUIREMENTS OF SEC.
 R310 FBC-RESIDENTIAL, 5TH EDITION (2014).
  
 3- PROVIDE THE FOLLOWING INFORMATION FOR THE CONVERSION
 OF GARAGE TO BEDROOM:
 A) CONVERSION OF GARAGE TO LIVABLE AREA CHANGES THE
 RISK CATEGORY FROM RISK CATEGORY I TO RISK CATEGORY II.
 PLANS SUBMITTED STILL SHOW THE GARAGE DOOR. PROVIDE
 COMPLETE DETAILS AND SPECIFICATIONS SHOWING HOW THE
 GARAGE DOOR WILL COMPLY WITH THE WIND LOADS REQUIRED BY
 R301.1 FBC-RESIDENTIAL.
  
 B) CONVERSION OF GARAGE TO LIVABLE AREA: PLANS
 SUBMITTED STILL SHOW THE GARAGE DOOR. PROVIDE COMPLETE
 DETAILS AND SPECIFICATIONS SHOWING HOW THE GARAGE DOOR
 WILL COMPLY WITH ALL THE REQUIREMENTS OF THE ENERGY
 CODE FOR THE BUILDING THERMAL ENVELOPE SEC. R103.2
 FBC-ENERGY CONSERVATION. NOTE: COORDINATE WITH THE
 ENERGY CALCULATIONS TO AVOID CONFLICTS/DELAYS.
  
 C) PROVIDE COMPLETE DETAILS AND SPECIFICATIONS FOR THE
 EXISTING GARAGE EXTERIOR WALLS AND CEILING SHOWING
 COMPLIANCE WITH THE INSULATION REQUIREMENTS SHOWN ON
 THE ENERGY CALCULATIONS. SEC. R103.2 FBC-ENERGY
 CONSERVATION.
  
 4- ENERGY CALCULATIONS SUBMITTED;
 A) OWNER OR LEGALLY DESIGNATED AGENT NEEDS TO CERTIFY
 AT BOTTOM OF FORM AS REQUIRED BY SEC. R103.1.1.2
 FBC-ENERGY CONSERVATION.
  
 B) ENGINEER WHO PREPARED THE ENERGY CALCULATIONS TO
 PROVIDE HIS NAME, LICENSE NUMBER, ETC AS REQUIRED BY
 CHAPTER 471 FLORIDA STATUTES WHEN SUBMITTING DOCUMENTS
 FOR PUBLIC RECORDS.
  
 C) COMPLETE ALL THE INFORMATION ON TOP OF FORM,
 INCLUDING THE OWNER NAME AND BUILDER NAME. SEC.
 R101.5.1.1.2 FBC-ENERGY CONSERVATION.
  
 D) FLOOR PLANS SHOW THE EXISTING GARAGE DOOR TO REMAIN.
 NEED TO INCLUDE THE INFORMATION OF THE GARAGE DOOR IN
 THE BUILDING THERMAL ENVELOPE. PROVIDE COMPLETE DETAILS
 AND SPECIFICATIONS SHOWING COMPLIANCE WITH THE THERMAL
 ENVELOPE. COORDINATE WITH ARCHITECT OF RECORD AND ITEM
 # 3 ABOVE TO AVOID CONFLICTS/DELAYS. SEC. R103.1.1.2
 FBC-ENERGY CONSERVATION.
  
 E) ATTIC INFORMATION ON PAGE 3 OF 5 IS CONSIDERING A
 VENT RATIO OF 1/300. TYPICALLY THE VENT RATIO REQUIRED
 BY SEC. R806.2 FBC-RESIDENTIAL IS 1/150. PROVIDE
 COMPLETE DETAILS AND SPECIFICATIONS SHOWING HOW THE
 EXISTING HOUSE COMPLIES WITH THE CONDITIONS REQUIRED BY
 THE EXCEPTION ON SEC. R806.2 FBC-RESIDENTIAL TO
 CONSIDER THE 1/300 VENTILATION RATIO.
  
 F) BUILDER TO COMPLETE THE EPL DISPLAY CARD AS REQUIRED
 BY SEC. R405.4.3 FBC-ENERGY CONSERVATION.
  
 ****PLEASE PROVIDE RESPONSE LETTER ADDRESSING EACH
 COMMENT TO EXPEDITE THE REVIEW PROCESS.
 ****PLEASE INSERT ANY REVISED DRAWING AND REMOVE OLD
 DRAWING. DON'T STAPLE OLD DRAWINGS. SUBMIT OLD DRAWINGS
 FOR REFERENCE.
