 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 1) SHEET A2.0 DETAIL # 2 MEZZANINE LEVEL. THE PLANS
 INDICATE THE SHADED AREA INDICATES AREA OF INCIDENTAL
 STORAGE 646 GROSS SQUARE FEET. THE AREA OF THE
 MEZZANINE IS LESS THAN 2/3RDS OF THE AGGREGATE STORAGE
 AREA OPEN TO THE BELOW.
  
 THE DESIGNER OF RECORD APPEARS THAT THE AREA
 LIMITATIONS ARE BEING TAKEN ON THE TYPE OF OCCUPANCY.
 PLEASE BE AWARE OF THE AREA LIMITATIONS FOUND IN
 SECTION 505.2.1 OF THE 2014 FBC-B. 2014 505.2.1 AREA
 LIMITATION. THE AGGREGATE AREA OF A MEZZANINE OR
 MEZZANINES WITHIN A ROOM SHALL BE NOT GREATER THAN
 ONE-THIRD OF THE FLOOR AREA OF THAT ROOM OR SPACE IN
 WHICH THEY ARE LOCATED. THE ENCLOSED PORTION OF A ROOM
 SHALL NOT BE INCLUDED IN A DETERMINATION OF THE FLOOR
 AREA OF THE ROOM IN WHICH THE MEZZANINE IS LOCATED. IN
 DETERMINING THE ALLOWABLE MEZZANINE AREA, THE AREA OF
 THE MEZZANINE SHALL NOT BE INCLUDED IN THE FLOOR AREA
 OF THE ROOM.
  
 THE EXCEPTION #1 IS FOR SPECIAL INDUSTRIAL OCCUPANCIES
 IS A CARRY OVER FROM THE 2007 FBC-B FOR F-3 OCCUPANCIES
 LIKE STEEL MILLS, PAPER PLANTS AND GENERATING PLANTS,
 AND AGAIN THE CODE READS NOT GREATER THAN TWO-THIRDS OF
 THE FLOOR AREA OF THE ROOM. NOT FOR STORAGE
 OCCUPANCIES.
 EXCEPTION # 2 IS FOR TYPE I OR II CONSTRUCTION AND THE
 LIMITATION IS NOT GREATER THAN ONE-HALF OF THE FLOOR
 AREA OF THE ROOM IN BUILDINGS AND STRUCTURES EQUIPPED
 THROUGHOUT WITH AN APPROVED AUTOMATIC SPRINKLER SYSTEM
 IN ACCORDANCE WITH SECTION 903.3.1.1 AND AN APPROVED
 EMERGENCY VOICE/ALARM COMMUNICATION SYSTEM IN
 ACCORDANCE WITH SECTION 907.5.2.2. AGAIN THE CODE
 STATES WITHIN THE ROOM THE MEZZANINE IS LOCATED.
 EXCEPTION # 3 IS FOR TYPE III BUILDING IS FOR S2
 OCCUPANCY 505.2.1 AREA LIMITATION IS TAKEN FOR THE AREA
 OF THE ROOM IN WHICH THE MEZZANINE IS TAKEN, THIS IS A
 VERY SPECIFIC INCREASE FOR WAREHOUSE TYPE OCCUPANCIES.
 PLEASE CONSIDER THE AREA ABOVE THE 1ST FLOOR NOT A
 MEZZANINE BUT A TRUE 2ND FLOOR AND DESIGN FROM THAT
 PREMISE. I HAVE CONSULTED WITH THE BUILDING OFFICIAL ON
 THIS MATTER.
  
 2) SHEET A6.1 DETAIL 11 & 12 SECTIONS THROUGH THE
 FLOOR/ CEILING ASSEMBLY , THE FLOOR ASSEMBLY IS UL L524
 THAT PROVIDES A ONE HOUR FIRE RATED ASSEMBLY, WHEN
 REVIEWING THE UL L524 FLOOR ASSEMBLY THE SUBMITTED
 DETAIL HAS LEFT OUT THE FINISH FLOOR SYSTEM, THERE ARE
 16 FLOOR SYSTEMS LISTED UNDER THIS ONE UL LISTING.
 AS SHOWN WITH ? INCH T& G PLYWOOD HOW WILL THE FLOOR
 SYSTEM WITHSTAND THE LOADING FOR STORAGE LOADS, 125 PSF
 LIGHT OR 250 PSF HEAVY SEE FBC-B TABLE 1607.1.
  
 2A) PLEASE SHOW COMPLIANCE WITH 106.1 LIVE LOADS
 POSTED. WHERE THE LIVE LOADS FOR WHICH EACH FLOOR OR
 PORTION THEREOF OF A COMMERCIAL OR INDUSTRIAL BUILDING
 IS OR HAS BEEN DESIGNED TO EXCEED 50 PSF (2.40 KN/M2),
 SUCH DESIGN LIVE LOADS SHALL BE CONSPICUOUSLY POSTED BY
 THE OWNER IN THAT PART OF EACH STORY IN WHICH THEY
 APPLY, USING DURABLE SIGNS. IT SHALL BE UNLAWFUL TO
 REMOVE OR DEFACE SUCH NOTICES.
  
 2B) 106.2 ISSUANCE OF CERTIFICATE OF OCCUPANCY. A
 CERTIFICATE OF OCCUPANCY REQUIRED BY SECTION 111
 SHALL NOT BE ISSUED UNTIL THE FLOOR LOAD SIGNS,
 REQUIRED BY SECTION 106.1, HAVE BEEN INSTALLED.
  
 2C) 106.3 RESTRICTIONS ON LOADING. IT SHALL BE UNLAWFUL
 TO PLACE, OR CAUSE OR PERMIT TO BE PLACED, ON
 ANY FLOOR OR ROOF OF A BUILDING, STRUCTURE OR PORTION
 THEREOF, A LOAD GREATER THAN IS PERMITTED BY THIS
 CODE.
  
 2D) SHEET S-1 PROVIDES THE DESIGN CRITERIA FOR THE
 MEZZANINE/ 2ND FLOOR BUT THERE IS NO STRUCTURAL
 COMPONENTS FOR THE MEZZANINE/ 2ND FLOOR FRAMING MEMBERS
 NOR FOR THE COLUMNS NOR WALL CONNECTIONS TO THE
 EXISTING WALL. THE PLANS DO NOT INDICATE IF THERE ARE
 FOUNDATIONS REQUIRED FOR THE NEW STEEL POST THAT WILL
 BE SUPPORTING THE NEW 2ND FLOOR STORAGE AREA.
