 ADMINISTRATION
  
 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 1) SHEET A.1 LIST THE SQUARE FOOTAGE OF THE TENANT
 SPACE AS 4557 SQ. FT. THERE ARE (2) AREAS OF CONCERN
 THAT CREATE AN ASSEMBLY OCCUPANCY. THE DINING/ BREAK
 ROOM AREA AN A2 (310 SQ. FT./ OCC. LOAD OF 21) AND THE
 CONFERENCE ROOM (392 SQ. FT./ OCC. LOAD OF27) WHERE THE
 OCCUPANCY TYPE WOULD BE AN A3. TO BE CONSIDERED A MIXED
 USE OCCUPANCY THE ACCESSORY OCCUPANCIES ARE THOSE
 OCCUPANCIES THAT ARE ANCILLARY TO THE MAIN OCCUPANCY.
 UNDER SECTION 508.2.1(AREA LIMITATION) OF THE 2014
 FBC-B. THE AGGREGATE ACCESSORY OCCUPANCIES SHALL NOT
 OCCUPY MORE THAN 10 % OF THE BUILDING AREA OR STORY IN
 WHICH THEY ARE LOCATED. UNDER THE 2012 IBC-B THE BASE
 CODE AREA LIMITATION 509.3 IT STATES WHERE THERE ARE
 TWO OR MORE TENANTS LOCATED ON THE SAME STORY, THE 1O %
 LIMITATION IS PRESUMABLY BASED ON THE FLOOR AREA OF
 EACH INDIVIDUAL TENANT SPACE RATHER THAN ON THAT OF THE
 ENTIRE STORY. THIS CREATES A MIXED OCCUPANCY. THE
 DESIGNER OF RECORD WILL NEED TO DECLARE THE DESIGN
 PARAMETERS AS EITHER IN COMPLIANCE WITH;
 2014 FBC-B 508.3 NONSEPARATED USE.

 2) SHEET A1. PLEASE ALSO NOTE BECAUSE OF THE MIXED USE

 OCCUPANTS.) FIGURED AT THE HIGHER 15 SQ. FT./ OCCUPANT
 THE TOTAL OCCUPANT LOAD FOR THE SPACE IS 3855 SQ.
 FT./100= 39+21+27= 87 OCCUPANTS. WITH OCCUPANT LOADS OF
 50 OR MORE THE EGRESS DOORS SHALL SWING IN THE
 DIRECTION OF EGRESS TRAVEL SEE 2014 FBC-B 1008.1.2 DOOR
 SWING FOR DOORS NUMBERED 1 & 5.
  
 3) PLEASE NOTE THE SHEET A1 THE KEY PLAN IN THE
 CONFERENCE ROOM SHOWS A RECEPTION DESK BUT THE PLANS DO
 NOT PROVIDE ANY DETAILS ON THIS DESK. PLEASE PROVIDE
 DETAILS THAT WILL SHOW COMPLIANCE WITH THE 2014
 FBC-ACCESS. CODE SECTIONS:
 904.3.3 CHECK WRITING SURFACES.
 WHERE PROVIDED, CHECK WRITING SURFACES SHALL COMPLY
 WITH 902.3.
  
 904.4 SALES AND SERVICE COUNTERS.
 SALES COUNTERS AND SERVICE COUNTERS SHALL COMPLY WITH
 904.4.1 OR 904.4.2. THE ACCESSIBLE PORTION OF THE
 COUNTER TOP SHALL EXTEND THE SAME DEPTH AS THE SALES OR
 SERVICE COUNTER TOP.
 904.4.1 PARALLEL APPROACH.
 A PORTION OF THE COUNTER SURFACE THAT IS 36 INCHES (915
 MM) LONG MINIMUM AND 36 INCHES (915 MM) HIGH MAXIMUM
 ABOVE THE FINISH FLOOR SHALL BE PROVIDED. A CLEAR FLOOR
 OR GROUND SPACE COMPLYING WITH 305 SHALL BE POSITIONED
 FOR A PARALLEL APPROACH ADJACENT TO THE 36 INCH (915
 MM) MINIMUM LENGTH OF COUNTER.
  
 EXCEPTION: WHERE THE PROVIDED COUNTER SURFACE IS LESS
 THAN 36 INCHES (915 MM) LONG, THE ENTIRE COUNTER
 SURFACE SHALL BE 36 INCHES (915 MM) HIGH MAXIMUM ABOVE
 THE FINISH FLOOR.
  
 904.4.2 FORWARD APPROACH.
 A PORTION OF THE COUNTER SURFACE THAT IS 30 INCHES (760
 MM) LONG MINIMUM AND 36 INCHES (915 MM) HIGH MAXIMUM
 SHALL BE PROVIDED. KNEE AND TOE SPACE COMPLYING WITH
 306 SHALL BE PROVIDED UNDER THE COUNTER. A CLEAR FLOOR
 OR GROUND SPACE COMPLYING WITH 305 SHALL BE POSITIONED
 FOR A FORWARD APPROACH TO THE COUNTER.
  
 4) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
