 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 1) THERE ARE NO RECORDS ON FILE WITH THE CITY TO SHOW
 THAT THE CONSTRUCTION OF THE CARPORT OR THE CONVERSION
 OF THE CARPORT TO HABITABLE WAS PERMITTED AND INSPECTED
 BY THE BUILDING DEPARTMENT. THEREFORE, IT IS THE
 CURRENT OWNER'S RESPONSIBILITY TO ACQUIRE THE
 APPROPRIATE PERMITS AND INSPECTIONS TO ENSURE THAT THE
 STRUCTURE COMPLIES WITH THE CURRENT CODES OR REMOVE THE
 UN-PERMITTED STRUCTURE (WHICH WILL REQUIRE A DEMOLITION
 PERMIT). IF YOU WISH TO KEEP THE EXISTING UN-PERMITTED
 STRUCTURE, FOR PERMITTING PURPOSES THE TOTAL VALUE OF
 THE STRUCTURE WILL BE USED TO DETERMINE THE PERMIT
 FEES. VALUATION - FBC 109.3 BUILDING PERMIT VALUATION.
 FOR PERMITTING PURPOSES, VALUATION OF BUILDINGS AND
 SYSTEMS SHALL BE TOTAL REPLACEMENT VALUE TO INCLUDE
 STRUCTURAL, ELECTRIC, PLUMBING, MECHANICAL, INTERIOR
 FINISH, RELATIVE SITE WORK, ARCHITECTURAL AND DESIGN
 FEES, MARKETING COSTS, OVERHEAD AND PROFIT; EXCLUDING
 ONLY LAND VALUE. VALUATION REFERENCES MAY INCLUDE THE
 LATEST PUBLISHED DATA OF NATIONAL CONSTRUCTION COST
 ANALYSIS SERVICES (MARSHALL-SWIFT, MEANS, ETC.), AS
 PUBLISHED BY INTERNATIONAL CODE CONGRESS. FINAL
 BUILDING PERMIT VALUATION SHALL BE SET BY THE BUILDING
 OFFICIAL. THE VALUATION FOR PERMIT FEES OF THIS
 STRUCTURE BASED ON THE CURRENT ICC VALUATIONS IS $
 55,445.00. FBC-R 301.1 BUILDINGS AND STRUCTURES, AND
 ALL PARTS THEREOF, SHALL BE CONSTRUCTED TO SAFELY
 SUPPORT ALL LOADS, INCLUDING DEAD LOADS, LIVE LOADS,
 ROOF LOADS, FLOOD LOADS, AND WIND LOADS AS PRESCRIBED
 BY THIS CODE. THE CONSTRUCTION OF BUILDINGS AND
 STRUCTURES IN ACCORDANCE WITH THE PROVISIONS OF THIS
 CODE SHALL RESULT IN A SYSTEM THAT PROVIDES A COMPLETE
 LOAD PATH THAT MEETS ALL REQUIREMENTS FOR THE TRANSFER
 OF ALL LOADS FROM THEIR POINT OF ORIGIN THROUGH THE
 LOAD-RESISTING ELEMENTS TO THE FOUNDATION. SHOW
 COMPLIANCE. THE CONVERSION OF THE CARPORT TO HABITABLE
 SPACE IS A CHANGE OF USE PER THE EXISTING BUILDING CODE
 THE EXISTING STRUCTURE IS REQUIRED TO BE EVALUATED FOR
 STRUCTURAL CONFORMANCE WITH THE 2014 FBC.
 GENERAL AFTER THE FACT PERMITS
 PLEASE BE ADVISED THE INSPECTOR MAY REQUIRE PREVIOUSLY
 COMPLETED WORK TO BE MADE ACCESSIBLE AND OPEN FOR
 INSPECTION OR REQUIRE ADDITIONAL DOCUMENTATION FOR ALL
 CONCEALED WORK PREVIOUSLY COMPLETED PURSUANT TO FBC 110
 & FBC 117.
 FBC 110.1 GENERAL - CONSTRUCTION OR WORK FOR WHICH A
 PERMIT IS REQUIRED SHALL BE SUBJECT TO INSPECTION BY
 THE BUILDING OFFICIAL AND SUCH CONSTRUCTION OR WORK
 SHALL REMAIN ACCESSIBLE AND EXPOSED FOR INSPECTION
 PURPOSES UNTIL APPROVED.
 FBC 117 - THE BUILDING OFFICIAL MAY REQUIRE TESTS OR
 TEST REPORTS AS PROOF OF COMPLIANCE. REQUIRED TESTS ARE
 TO BE MADE AT THE EXPENSE OF THE OWNER, OR AGENT, BY AN
 APPROVED TESTING LABORATORY OR OTHER APPROVED AGENCY.
  
 2) FBC-R404.1.6 HEIGHT ABOVE FINISHED GRADE. CONCRETE
 AND MASONRY FOUNDATION WALLS SHALL EXTEND ABOVE THE
 FINISHED GRADE ADJACENT TO THE FOUNDATION AT ALL POINTS
 A MINIMUM OF 4 INCHES (102 MM) WHERE MASONRY VENEER IS
 USED AND A MINIMUM OF 6 INCHES (152 MM) ELSEWHERE.
 PROVIDE TWO COPIES OF AN EXTERIOR WALL SECTION THAT
 SHOWS THE EXTERIOR GRADE, THE FINISH FLOOR ELEVATION
 AND THE CEILING ELEVATION. THE CURB WILL NEED TO BE SIX
 INCHES ABOVE THE ADJACENT EXTERIOR GRADE WHERE WOOD
 FRAMING IS USED.
  
 3) R406.2 CONCRETE AND MASONRY FOUNDATION
 WATERPROOFING. IN AREAS WHERE A HIGH WATER TABLE OR
 OTHER SEVERE SOIL-WATER CONDITIONS ARE KNOWN TO EXIST,
 EXTERIOR FOUNDATION WALLS THAT RETAIN EARTH AND ENCLOSE
 INTERIOR SPACES AND FLOORS BELOW GRADE SHALL BE
 WATERPROOFED FROM THE TOP OF THE FOOTING TO THE
 FINISHED GRADE. WALLS SHALL BE WATERPROOFED IN
 ACCORDANCE WITH ONE OF THE FOLLOWING:
 - 1. TWO-PLY HOT-MOPPED FELTS.
  
 - 2. FIFTY-FIVE-POUND (25 KG) ROLL ROOFING.
  
 - 3. SIX-MIL (0.15 MM) POLYVINYL CHLORIDE.
  
 - 4. SIX-MIL (0.15 MM) POLYETHYLENE.
  
 - 5. FORTY-MIL (1 MM) POLYMER-MODIFIED ASPHALT.
  
 - 6. SIXTY-MIL (1.5 MM) FLEXIBLE POLYMER CEMENT.
  
 -7. ONE-EIGHTH-INCH (3 MM) CEMENT-BASED,
 FIBER-REINFORCED, WATERPROOF COATING.
  
 -8. SIXTY-MIL (0.22 MM) SOLVENT-FREE LIQUID-APPLIED
 SYNTHETIC RUBBER.
  
 4) FBC 107.3.5.3 - PROVIDE WIND DESIGN LOADS AND
 COMPONENT AND CLADDING DESIGN PRESSURES PURSUANT TO
 FBC-R301.2 ON THE PLANS. SPECIFY THE POSITIVE AND
 NEGATIVE COMPONENT AND CLADDING WIND DESIGN PRESSURES (
 EXPOSURE C ) FOR THE FLAT ROOF ZONES 1, 2 & 3 ON SHEET
 A-1. THE ONES THAT ARE ON THE PLANS ARE NOT CORRECT.
  
 5) SPECIFY THE SIZE AND TYPE OF WINDOWS AND EXTERIOR
 DOORS THAT WILL BE INSTALLED ON THE PLANS. FBC 107.2.1
 DOOR NUMBER 4 IS SHOWN AS A DOUBLE FRENCH DOOR ON THE
 FLOOR PLANS AND IT IS NOT SPECIFIED AS A DOUBLE DOOR ON
 THE DOOR SCHEDULE ON SHEET 4. ALL OF THE DOORS ARE
 SPECIFIED AS WOOD IN THE SCHEDULE, MAKE SURE THAT THIS
 IS REFLECTED IN THE THE PRODUCT APPROVALS.
  
 6) FBC 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THOSE PRODUCTS WHICH ARE REGULATED BY DCA RULE 9N-3
 THAT HAVE BEEN REVIEWED AND APPROVED IN WRITING BY THE
 DESIGNER OF RECORD. PROVIDE TWO COMPLETE PRODUCT
 APPROVALS WITH FL OR NOA NUMBERS INCLUDING INSTALLATION
 INSTRUCTIONS AND MAXIMUM DESIGN PRESSURES FOR EACH OF
 THE WINDOWS AND DOORS.
  
 7) SHOW COMPLIANCE WITH FBC - R301.2.1.2 PROTECTION OF
 OPENINGS. GLAZED OPENINGS IN BUILDINGS LOCATED IN
 WINDBORNE DEBRIS REGIONS SHALL BE PROTECTED FROM
 WINDBORNE DEBRIS. GLAZED OPENING PROTECTION FOR
 WINDBORNE DEBRIS SHALL MEET THE REQUIREMENTS OF THE
 LARGE MISSILE TEST OF ASTM E 1996 AND ASTM E 1886
 REFERENCED THEREIN, SSTD 12, TAS 201, 202 AND 203 OR
 AAMA 506, AS APPLICABLE. THE APPLICABLE WIND ZONES FOR
 ESTABLISHING MISSILE TYPES IN ASTM E 1996 ARE SHOWN IN
 SECTION R301.2.1.2.1. GARAGE DOOR GLAZED OPENING
 PROTECTION FOR WINDBORNE DEBRIS SHALL MEET THE
 REQUIREMENTS OF AN APPROVED IMPACT-RESISTING STANDARD
 OR ANSI/DASMA 115.
  
 8) FBC - R 301.2.1.2 SUBMIT TWO COPIES OF AN
 INSTALLATION SCHEDULE AND KEY PLAN FOR THE STORM
 PANELS. SPECIFY THE OPENING SIZE, THE WIND PRESSURES,
 TYPE OF ANCHOR, ANCHOR SPACING, EDGE DISTANCE, PANEL
 LENGTH, PANEL SPAN, SEPARATION DISTANCE FROM PANEL TO
 GLASS AND THE APPLICABLE SECTION NUMBER FROM THE
 INSTALLATION DRAWINGS. I HAVE INCLUDED A LINK TO THE
 CONSTRUCTION SERVICES DEPARTMENT SITE THAT HAS MANY OF
 THE RELATED FORMS INCLUDING THE SCHEDULE FOR
 INSTALLATION OF OPENING PROTECTIVE DEVICES.

 9) FBC 107.3.5.3 INDICATE THE MEANS OF TERMITE
 PROTECTION PROPOSED PURSUANT TO FBC-R318.
