 AMENDMENTS TO THE FLORIDA BUILDING CODE, CHAPTER 1,
 ADMINISTRATION
  
 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 1) SHEET A-1 SHOWS (2) INFILL WALLS WITHIN EITHER A
 PARTY WALL OR A ZERO LOT LINE BEARING WALL. THE PLANS
 ARE NOT CLEAR AS TO WHICH TYPE OF EXTERIOR WALL THIS
 IS?
 IF THE WALL IN QUESTION IS A PARTY WALL THEN THE WALL
 MUST MEET THE REQUIREMENTS FOR A FIRE WALL, SEE FBC-B
 706.1.1 PARTY WALLS. ANY WALL LOCATED ON A LOT LINE
 BETWEEN ADJACENT BUILDINGS, WHICH IS USED OR ADAPTED
 FOR JOINT SERVICE BETWEEN THE TWO BUILDINGS, SHALL BE
 CONSTRUCTED AS A FIRE WALL IN ACCORDANCE WITH SECTION
 706. PARTY WALLS SHALL BE CONSTRUCTED WITHOUT OPENINGS
 AND SHALL CREATE SEPARATE BUILDINGS. F1, M & B
 OCCUPANCIES ALL REQUIRE A 3 HOUR FIRE WALL.
 IF THERE ARE 2 BEARING WALLS, ONE FOR EACH BUILDING
 THEN TABLE 601 EXTERIOR BEARING WALLS FOR CONSTRUCTION
 TYPE III-B WOULD ALSO REQUIRE 2 HOUR WALLS. PLEASE
 UPDATE PLANS ACCORDINGLY.
 2A) THE LAST KNOWN USE UNDER PERMIT NUMBER 00061010
 THERE WAS A DOOR FROM THE RETAIL AREA DIRECTLY INTO
 STAIRWELL 109, THIS DOOR OPENING WAS CLOSED UP WITHOUT
 THE BENEFIT OF A PERMIT. PLEASE IDENTIFY THE TYPE OF
 MATERIALS AND RATING OF THE INFILL.
 FBC-B 1009.3.1.2 FIRE-RESISTANCE RATING. EXIT ACCESS
 STAIRWAY ENCLOSURES SHALL HAVE A FIRE-RESISTANCE RATING
 OF NOT LESS THAN 2 HOURS WHERE CONNECTING FOUR STORIES
 OR MORE, AND NOT LESS THAN 1 HOUR WHERE CONNECTING LESS
 THAN FOUR STORIES.
 2B) THE SAME STAIRWELL ON THE SUBMITTED PLANS INDICATES
 AN EXISTING DOOR BUT UNDER THE LAST PERMIT FOR THIS
 SUITE THERE IS NO DOOR NOR IS THERE PLANS SHOWING A
 PORTION OF THE EXTERIOR OPENING BEING ENCLOSED.
 2C) THE 1ST FLOOR IN THE PRODUCTION ROOM 101 THERE
 SHOWS AN EXISTING EXTERIOR DOOR ON THE EAST SIDE OF THE
 BUILDING. PLEASE NOTE UNDER THE LAST KNOWN PERMIT
 00061010 THERE WAS NO DOOR. PLEASE PROVIDE DETAILS OF
 REINFORCEMENT COLUMNS, LINTEL OR BEAM TYING BACK INTO
 THE MWFRS MAIN WIND FORCE RESISTING SYSTEM.
 2D) PLEASE PROVIDE WHERE THE ACCESSIBLE EGRESS IS
 LOCATED ON THE PLANS. 2014 FBC-ACCESSIBILITY CODE
 SECTION 207.1 MEANS OF EGRESS SHALL COMPLY WITH SECTION
 1003.2.13 OF THE INTERNATIONAL BUILDING CODE (2000
 EDITION AND 2001 SUPPLEMENT) OR SECTION 1007 OF THE
 INTERNATIONAL BUILDING CODE (2003 EDITION).
  
 3) NO ACTION REQUIRED, BACK OPEN STAIRWAY IS CONSIDERED
 AN EXIT ACCESS STAIR INCOMPLIANCE WITH 1009.3 , 1014.3
 COMMON PATH OF TRAVEL 100 FT. < 30 OCCUPANTS/ WITHOUT
 SPRINKLERS & 1016.3 EXIT ACCESS STAIRS.
 4A) SHEET LS.1 THE 2ND FLOOR SHOWS THE SQUARE FOOTAGE
 OF 1598 SQ. FT./ 300= 5.33 OCCUPANT LOADS ALWAYS ROUND
 UP, THE OCCUPANT LOAD WOULD BE 6 OCCUPANTS. THE
 DESIGNER OF RECORD WILL EITHER NEED TO PROVIDE A LETTER
 EXPLAINING WHY THERE WOULD BE A REDUCED OCCUPANT LOAD
 FOR STORAGE OR PROVIDE VERTICAL ACCESSIBILITY TO THE
 2ND FLOOR. 201.1.1 VERTICAL ACCESSIBILITY. THE
 EXCEPTION (3) IS LIMITED TO 5 PERSONS. THE ALTERNATIVE
 IS TO PROVIDE A LULA LIFT IN ACCORDANCE WITH 2014
 FBC-ACCESSIBILITY 408 LIMITED USE/ LIMITED APPLICATION
 ELEVATOR.
 4B) PLEASE NOTE THAT IF THE DESIGNER OF RECORD DOES
 PROVIDE A LULA LIFT THEN PROVISIONS FOR AN AREA OF
 RESCUE ASSISTANCE WILL ALSO BE REQUIRED IN ACCORDANCE
 WITH 2014 FBC-ACCESS. CODE SECTION 207.1. AND THE
 SECTION 1007.6 OF THE 2003 IBC-BUILDING CODE.
 5) PLEASE NOTE THE 2ND FLOOR IS GOING TO BE STORAGE
 OCCUPANCY AND WILL NEED TO SHOW COMPLIANCE WITH:
 5A) 2014 FLORIDA BUILDING CODE W 2014 WEST PALM BEACH
 AMENDMENTS TO THE FLORIDA BUILDING CODE, CHAPTER 1,
 ADMINISTRATION 106.1 LIVE LOADS POSTED. WHERE THE LIVE
 LOADS FOR WHICH EACH FLOOR OR PORTION THEREOF OF A
 COMMERCIAL OR INDUSTRIAL BUILDING IS OR HAS BEEN
 DESIGNED TO EXCEED 50 PSF, SUCH DESIGN LIVE LOADS SHALL
 BE CONSPICUOUSLY POSTED BY THE OWNER IN THAT PART OF
 EACH STORY IN WHICH THEY APPLY, USING DURABLE SIGNS. IT
 SHALL BE UNLAWFUL TO REMOVE OR DEFACE SUCH NOTICES.
 5B) 106.2 ISSUANCE OF CERTIFICATE OF OCCUPANCY. A
 CERTIFICATE OF OCCUPANCY REQUIRED BY SECTION 111
 SHALL NOT BE ISSUED UNTIL THE FLOOR LOAD SIGNS,
 REQUIRED BY SECTION 106.1, HAVE BEEN INSTALLED.
  
 5C) 106.3 RESTRICTIONS ON LOADING. IT SHALL BE UNLAWFUL
 TO PLACE, OR CAUSE OR PERMIT TO BE PLACED, ON
 ANY FLOOR OR ROOF OF A BUILDING, STRUCTURE OR PORTION
 THEREOF, A LOAD GREATER THAN IS PERMITTED BY THIS
 CODE. PLEASE VERIFY THE ALLOWABLE FLOOR LIVE LOADS 125
 PSF LIGHT OR 250 PSF HEAVY, FBC-B TABLE 1016.1.
  
 6) SHEET S-1 SHOWS A EXISTING 8X12 COLUMN BUT THERE NO
 REFERENCE TO WHERE THIS COLUMN IS LOCATED TO THE REST
 OF THE BUILDING. THIS COLUMN DOES NOT EVEN SHOW ON THE
 LS SHEET OR THE A1 FLOOR PLAN. ADDITIONAL INFORMATION
 IS REQUIRED. 107.2.1.3. CONSTRUCTION DOCUMENTS SHALL BE
 OF SUFFICIENT CLARITY TO INDICATE THE LOCATION, NATURE
 AND EXTENT OF THE WORK PROPOSED AND SHOW IN DETAIL THAT
 IT WILL CONFORM TO THE PROVISIONS OF THIS CODE AND
 RELEVANT LAWS, ORDINANCES, RULES AND REGULATIONS, AS
 DETERMINED BY THE BUILDING OFFICIAL.
  
 7) THE PLANS FAIL TO PROVIDE HOW COMPLIANCE WITH 2014
 FBC-ACCESSIBILITY CODE 904.4 SALES AND SERVICE
 COUNTERS. SALES COUNTERS AND SERVICE COUNTERS SHALL
 COMPLY WITH 904.4.1 OR 904.4.2. THE ACCESSIBLE PORTION
 OF THE COUNTER TOP SHALL EXTEND THE SAME DEPTH AS THE
 SALES OR SERVICE COUNTER TOP.
  
 8) SHEET A-3 DETAIL 14 RESTROOM DETAILS PLEASE REVIEW
 THE GRAB BAR DIMENSION IN HOW THEY ARE MEASURED, NO
 LONGER DO YOU USE THE CENTER LINE BUT THE TOP OF THE
 GRASPING SURFACE. ACCESS. CODE 609.4 POSITION OF GRAB
 BARS. GRAB BARS SHALL BE INSTALLED IN A HORIZONTAL
 POSITION, 33 INCHES (840 MM) MINIMUM AND 36 INCHES (915
 MM) MAXIMUM ABOVE THE FINISH FLOOR MEASURED TO THE TOP
 OF THE GRIPPING SURFACE.
  
 9) WHEN RESUBMITTING PLANS PLEASE INDICATE THE REVISION
 & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES AS
 NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
