 2014 EXISTING BUILDING CODE LEVEL II 701.3 COMPLIANCE.
 ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS, SYSTEMS, AND
 SPACES SHALL COMPLY WITH THE REQUIREMENTS OF THE
 FLORIDA BUILDING CODE, BUILDING.

 1A) THE DESIGNER OF RECORD HAS DESIGNED THIS BUILDING
 UNDER THE 2010 FBC-B. PLEASE NOTE THE 2014 FBC/ 5TH
 EDITION WENT INTO AFFECT JUNE 30/ 2015. PLEASE UPDATE
 PLANS TO CONFORM TO THE 2014 FBC. SEE 2014 FBC PREFACE.
  
 1B) THE COVERSHEET LIST THIS AS A LEVEL II ALTERATION.
 PLEASE REVIEW 2014 FBC- EXISITNG BLDG. CODE 907.4.2
 THIS STRUCTURE DEFINELY QUALIFIES AS A LEVEL III
 SUBSTANIAL STRUCTURAL ALTERATION. EXISSTING BLDG. CODE
 907.4.2 SUBSTANTIAL STRUCTURAL ALTERATION.
 WHERE MORE THAN 30 PERCENT OF THE TOTAL FLOOR AND ROOF
 AREAS OF THE BUILDING OR STRUCTURE HAVE BEEN OR ARE
 PROPOSED TO BE INVOLVED IN STRUCTURAL ALTERATION WITHIN
 A FIVE-YEAR PERIOD, THE EVALUATION AND ANALYSIS SHALL
 DEMONSTRATE THAT THE ALTERED BUILDING OR STRUCTURE
 COMPLIES WITH THE FLORIDA BUILDING CODE, BUILDING FOR
 WIND LOADING AND WITH REDUCED IBC-LEVEL SEISMIC FORCES.
 THE AREAS TO BE COUNTED TOWARD THE 30 PERCENT SHALL BE
 THOSE AREAS TRIBUTARY TO THE VERTICAL LOAD-CARRYING
 COMPONENTS, SUCH AS JOISTS, BEAMS, COLUMNS, WALLS AND
 OTHER STRUCTURAL COMPONENTS THAT HAVE BEEN OR WILL BE
 REMOVED, ADDED OR ALTERED, AS WELL AS AREAS SUCH AS
 MEZZANINES, PENTHOUSES, ROOF STRUCTURES AND IN-FILLED
 COURTS AND SHAFTS.
  
 1C) SHOW COMPLIANCE WITH: 2014 EXIST. BLDG. CODE
 907.4.1 EVALUATION AND ANALYSIS. AN ENGINEERING
 EVALUATION AND ANALYSIS THAT ESTABLISHES THE STRUCTURAL
 ADEQUACY OF THE ALTERED STRUCTURE SHALL BE PREPARED BY
 A REGISTERED DESIGN PROFESSIONAL AND SUBMITTED TO THE
 CODE OFFICIAL.
  
 1D) 2014 EXIST. BLDG. CODE 908.1. 908.1 MINIMUM
 REQUIREMENTS. ALTERATIONS SUBJECT TO THIS CHAPTER SHALL
 COMPLY WITH THE REQUIREMENTS OF THE FLORIDA BUILDING
 CODE, ENERGY CONSERVATION.
  
  
 2014 ENERGY CODE: DEFINITION. RENOVATED BUILDING. A
 RESIDENTIAL OR NONRESIDENTIAL BUILDING UNDERGOING
 ALTERATION THAT VARIES OR CHANGES INSULATION, HVAC
 SYSTEMS, WATER HEATING SYSTEMS, OR EXTERIOR ENVELOPE
 CONDITIONS, PROVIDED THE ESTIMATED COST OF RENOVATION
 EXCEEDS 30 PERCENT OF THE ASSESSED VALUE OF THE
 STRUCTURE.
  
 THE P.B.C. PROPERTY APPRAISERS OFFICE LIST THE VALUE OF
 THIS BUILDING AS $36,950.00 THE VALUE OF THE PERMIT IS
 $48,275.00. THIS BUILDING QUALIFIES AS A RENOVATION
 UNDER THE ENEERGY CODE AND WILL NEED TO COMPLY WITH :
 C401.2.1 APPLICATION TO EXISTING BUILDINGS.
 ADDITIONS, ALTERATIONS AND REPAIRS TO EXISTING
 BUILDINGS SHALL COMPLY WITH ONE OF THE FOLLOWING:
  
 1. SECTIONS C402, C403, C404 AND C405; OR
  
 2. ANSI/ASHRAE/IESNA 90.1.
  
 1E) THE PLANS FAIL TO PROVIDE HOW THIS BUILDING WILL
 COMPLY WITH THE REQUIRED INSULATION OF WALLS AND ROF
 SYSTEM.
  
 1F) THE PLANS DO NOT PROVIDE A INTERIOR FLOOR PLAN AND
 LAYOUT OF AN ACCESSIBLE RESTROOM.

 CRITERIA AND DOCUMENTS: A FLOOR PLAN; SITE PLAN;
 FLOOR/ROOF FRAMING PLAN OR TRUSS LAYOUT; ALL

 THE DESIGNER OF RECORD PRIOR TO SUBMITTAL FOR
 JURISDICTIONAL APPROVAL.
  
 5) SHEET 6.1 DETAIL 7 NOTE R6 INDICATES METAL TRUSSES,
 ARE THESE UNITS METAL TRUSSES OR METAL BAR JOIST?
 SPACING @ 4 FEET ON CENTER WOULD LEAD ONE TO BELIEVE
 BAR JOIST? PLEASE PROVIDE THE METHOD OF ANCHORING FOR
 UPLIFT AND SLIDDING ACTION.
 LATERAL FORCE-RESISTING SYSTEM
 2014 FBC-B 1604.4 ANALYSIS. LOAD EFFECTS ON STRUCTURAL
 MEMBERS AND THEIR CONNECTIONS SHALL BE DETERMINED BY
 METHODS OF STRUCTURAL ANALYSIS THAT TAKE INTO ACCOUNT
 EQUILIBRIUM, GENERAL STABILITY, GEOMETRIC COMPATIBILITY
 AND BOTH SHORT- AND LONG-TERM MATERIAL PROPERTIES.
 EVERY STRUCTURE SHALL BE DESIGNED TO RESIST THE
 OVERTURNING EFFECTS CAUSED BY THE LATERAL FORCES
 SPECIFIED IN THIS CHAPTER. SEE SECTION 1609 FOR WIND
 LOADS?
  
 6) SHEET 3.1 THE ROOF PLAN SHOWS A RIDGE WITH 1/4 INCH
 PER FOOT. THE S.1 PAGE DOES NOT SHOW A RIDGE, NOR DOES
 THE PLANS INDICATE IF THE RIDGE IS TO BE BUILT UP USING
 THE ROOF INSULATION. THE STRUCTURAL SHEET DOES NOT
 PROVIDE AT WHAT ELEVATION THE ROOF FRAMING SYSTEM IS TO
 BE SET? 107.2.1.3 ADDITIONAL INFORMATION IS REQUIRED.
  
 7) THE ROOFING APPROVAL SUBMITTED FL 16429-R5SUB-SYSTEM
 SC3 IS ONLY GOOD FOR -90. SHEET 3.1 SHOWS THE PRESSURES
 IN ZONE # 3 TO BE 93.77. THE PRODUCT APPROVAL WILL NEED
 ENHANCED FASTENING SEE LIMITATION FOR QUALIFICATIONS.
  
 8) THE PLANS ARE DEFICIENT IN HOW THE RTU WILL BE
 FASTENED TO THE ROOF TOP CURB NOR THE ROOF TOP CURB TO
 THE MWFRS (MAIN WIND FORCE RESISTING SYSTEM. FOR ALL
 ROOF TOP EQUIPMENT, CURBS OR A/C STANDS, DETAILED
 ATTACHMENT TO THE ROOF FRAMING & DECK AS WELL AS FROM
 THE CURB OR ROOF STAND TO THE EQUIPMENT ABOVE. 2014
 FBC-B 1604.4 ANALYSIS. LOAD EFFECTS ON STRUCTURAL
 MEMBERS AND THEIR CONNECTIONS SHALL BE DETERMINED BY
 METHODS OF STRUCTURAL ANALYSIS THAT TAKE INTO ACCOUNT

 9) 1013.7 ROOF ACCESS. GUARDS SHALL BE PROVIDED WHERE
 THE ROOF HATCH OPENING IS LOCATED WITHIN 10 FEET (3048
 MM) OF A ROOF EDGE OR OPEN SIDE OF A WALKING SURFACE
 AND SUCH EDGE OR OPEN SIDE IS LOCATED MORE THAN 30
 INCHES (762 MM) ABOVE THE FLOOR, ROOF OR GRADE BELOW.
 THE GUARD SHALL BE CONSTRUCTED SO AS TO PREVENT THE
 PASSAGE OF A SPHERE 21 INCHES (533 MM) IN DIAMETER.
  
 10) 1509.6 MECHANICAL EQUIPMENT SCREENS. MECHANICAL
 EQUIPMENT SCREENS SHALL BE CONSTRUCTED OF THE MATERIALS
 SPECIFIED FOR THE EXTERIOR WALLS IN ACCORDANCE WITH THE
 TYPE OF CONSTRUCTION OF THE BUILDING. WHERE THE FIRE
 SEPARATION DISTANCE IS GREATER THAN 5 FEET (1524 MM),
 MECHANICAL EQUIPMENT SCREENS SHALL NOT BE REQUIRED TO
 COMPLY WITH THE FIRE-RESISTANCE RATING REQUIREMENTS.
  
 11) WHEN RESUBMITTING PLANS PLEASE INDICATE THE
 REVISION & REMOVE ANY VOIDED SHEETS & REPLACE ANY PAGES
 AS NECESSARY. A TRANSMITTAL LETTER LISTING THE ORIGINAL
 REVIEW COMMENT NUMBER, WITH A DESCRIPTION OF THE
 REVISION MADE, IDENTIFYING THE SHEET OR SPECIFICATION
 PAGE WHERE THE CHANGES CAN BE FOUND WILL HELP TO
 EXPEDITE YOUR PERMIT. THANK YOU FOR YOUR ANTICIPATED
