 CODE: FBC-5TH EDITION (2014).
  
 1- THERE ARE TWO STRUCTURES SHOWN ON PLANS SUBMITTED.
 CONTRACTOR TO SUBMIT A PERMIT APPLICATION FOR EACH
 STRUCTURE. SEC. 105.1 AND SEC. 107.2.1.4 CITY
 AMENDMENTS.
 NOTE: SAME DRAWINGS CAN BE USED FOR BOTH PERMITS, BUT
 NEED PERMIT APPLICATION FOR EACH STRUCTURE FOR PROPER
 INSPECTIONS AND RECORD KEEPING.
  
 2- AFTER PLANS ARE APPROVED BY ZONING, BRING THEM TO
 PALM BEACH COUNTY (2300 N. JOG RD.) FOR IMPACT FEES
 ASSESSMENT. NOTE: MAKE SURE PALM BEACH COUNTY REVIEWS
 THE MAIN HOUSE AND THE GARAGE CONVERSION TO LIVABLE
 SPACE. COUNTY IMPACT FEE ORDINANCE OF THE UNIFIED LAND
 DEVELOPMENT CODE.
  
 3- PROVIDE ENERGY CALCULATIONS (ONE FOR EACH STRUCTURE)
 AS REQUIRED BY SEC. R101.4.3 OF FBC-ENERGY
 CONSERVATION, 5TH EDITION (2014).
 NOTE: COORDINATE INFORMATION SHOWN ON PLANS AND ENERGY
 CALCULATIONS TO AVOID CONFLICTS.
  
 4- COMMENTS FOR MAIN HOUSE:
 A) CLEARLY SPECIFY SCOPE OF WORK. ARE THE EXISTING
 EXTERIOR DOORS AND WINDOWS GOING TO BE REPLACED. IF SO,
 THEN SPECIFY THE TYPE AND SIZE OF EXISTING BEDROOM
 WINDOWS AND SIZE AND TYPE OF PROPOSED BEDROOM WINDOWS
 TO VERIFY COMPLIANCE WITH THE EGRESS REQUIREMENTS OF
 SEC. 704 OF FBC-EXISTING BUILDING, 5TH EDITION (2014).
  
 B) SPECIFY SAFETY GLAZING FOR WINDOWS LOCATED IN THE
 NEW FAMILY ROOM, WINDOWS IN THE KITCHEN AREA BY THE
 EXTERIOR DOOR, BATHROOM WINDOW, WINDOW ADJACENT TO THE
 ENTRY DOOR AND WINDOW IN BEDROOM #3. (NOTE: IF WINDOWS
 HAVE IMPACT GLAZING, THEN IT WILL SATISFY THIS CODE
 REQUIREMENT).
  
 C) SPECIFY ALL THE STRUCTURAL CONNECTORS ON THE TYPICAL
 GABLE WALL FRAMING DETAIL. SEC. R601.2 AND R801.2 OF
 FBC-RESIDENTIAL, 5TH EDITION (2014).
  
 D) PROVIDE GABLE END BRACING DETAIL AS REQUIRED BY SEC.
 R609.4 AND FIGURE R609.4 OF FBC-RESIDENTIAL, 5TH
 EDITION (2014).
  
 E) REVISE THE STUCCO THICKNESS SPECIFIED ON THE TYPICAL
 GABLE WALL FRAMING DETAIL. SEE TABLE R702.1(1) OF
 FBC-RESIDENTIAL, 5TH EDITION (2014) AND REVISE AS
 REQUIRED.
  
 F) SPECIFY ALL THE STRUCTURAL CONNECTORS ON THE TYPICAL
 WALL DETAIL. SEC. R601.2 AND R801.2 OF FBC-RESIDENTIAL,
 5TH EDITION (2014).
  
 G) THE CARDINAL ORIENTATION SPECIFIED ON THE EXTERIOR
 ELEVATIONS AND WALL SECTIONS IS INCORRECT. SEE SURVEY,
 SITE PLAN OR PALM BEACH COUNTY PROPERTY APPRAISER
 AERIAL VIEW AND REVISE AS REQUIRED SHOWING THE CORRECT
 ORIENTATION OF EACH ELEVATION AND WALL SECTION.
  
 H) CLARIFY WHY THE NEW FLOOR PLAN CALLS FOR "FAMILY AND
 BATHROOM ALTERATION" WHILE THE MECHANICAL PLAN CALLS
 THIS ROOM "MASTER BEDROOM AND MASTER BATH". IT'S
 IMPORTANT TO DEFINE THE PROPOSED USE OF THIS ROOM TO
 MAKE THE PROPER BUILDING REVIEW. REVISE AS REQUIRED TO
 MATCH. SEC. 107.2.1 CITY AMENDMENTS.
  
 5- COMMENTS FOR REAR STRUCTURE:
 A) SHOW COMPLIANCE WITH THE HEAT REQUIREMENTS OF SEC.
 R303.9 OF FBC-RESIDENTIAL, 5TH EDITION (2014).
  
 B) PROVIDE SURVEY OR SITE PLAN SHOWING ALL SETBACKS
 FROM THE PROPERTY LINES TO VERIFY COMPLIANCE WITH THE
 FIRE-RESISTANCE CONSTRUCTION SEC. R02 OF
 FBC-RESIDENTIAL, 5TH EDITION (2014).
  
 C) THE CARDINAL ORIENTATION SPECIFIED ON THE EXTERIOR
 ELEVATIONS IS INCORRECT. SEE SURVEY, SITE PLAN OR PALM
 BEACH COUNTY PROPERTY APPRAISER AERIAL VIEW AND REVISE
 AS REQUIRED SHOWING THE CORRECT ORIENTATION OF EACH
 ELEVATION.
  
 D) THE PROPOSED USE OF THE GARAGE IS NOT CLEAR. SEC.
 107.2.1 CITY AMENDMENTS. PROPOSED FLOOR PLAN SHOWS ONE
 STORAGE ROOM WITH A CLOSET AND AN EXERCISE ROOM. THEY
 LOOK MORE LIKE BEDROOMS. IF THE INTENTION IS NOT TO USE
 THEM AS BEDROOMS, THEN CLEARLY IDENTIFY ON PLANS THAT
 ROOMS ARE NOT TO BE USED FOR SLEEPING PURPOSES. THIS
 WAY THE BUILDING REVIEW WILL BE APPROVED BASED ON THE
 PROPOSED USE.
  
 E) TYPICAL WALL SECTION:
 (1) SPECIFY VENTILATION. SEC. R806 OF FBC-RESIDENTIAL,
 5TH EDITION (2014).
 (2) REVISE THE STUCCO THICKNESS SPECIFIED. SEE TABLE
 R702.1(1) OF FBC-RESIDENTIAL, 5TH EDITION (2014) AND
 REVISE AS REQUIRED.
 (3) CLEARLY SHOW THE 6" CLEARANCE REQUIRED BY SEC.
 R318.7 FOR TERMITE INSPECTION. WALL SECTION SHOWS THAT
 THE STUCCO IS 2" INTO THE 6" CLEARANCE. REVISE AS
 REQUIRED.
  
 F) ELECTRIC RISER SHOWS "STACKED W/D". NEW FLOOR PLAN
 DOESN'T SHOW THE LOCATION OF THE WASHER/DRYER. CLARIFY
 REVISE AS REQUIRED. SEC. 107.2.1 CITY AMENDMENTS.
  
 6- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 FAC 61G20-3.002(33) FOR:
 A) ALL EXTERIORS DOORS SHOWN ON PLANS.
  
 B) ALL WINDOWS SHOWN ON PLANS.
  
 C) HURRICANE SHUTTERS IF DOOR AND WINDOWS DON'T HAVE
 IMPACT GLAZING. AND PROVIDE COMPLETE INSTALLATION
 SCHEDULE.
  
 D) ALL SIMPSON STRUCTURAL CONNECTORS SPECIFIED ON
 PLANS. PROVIDE ONLY THE FLORIDA PRODUCT APPROVAL NUMBER
 AND PAGE SHOWING THE SPECIFIED CONNECTOR OR ENGINEER TO
 LIST THE FLORIDA PRODUCT APPROVAL NUMBER NEXT TO EACH
 SPECIFIED CONNECTOR.
  
 E) WINDOW MULLIONS AS SPECIFIED ON PLANS. AND CLEARLY
 IDENTIFY MULLION SIZE TO VERIFY COMPLIANCE WITH THE
 DESIGN PRESSURES OF SEC R301.
  
 7- ENGINEER OF RECORD TO REVIEW AND APPROVE IN WRITING
 ALL PRODUCT APPROVALS AS REQUIRED BY SEC. 107.3.4.1
 CITY AMENDMENTS.
  
 8- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. VALUATION TO INCLUDE ALL LABOR, MATERIALS,
 CONTRACTOR'S OVERHEAD AND PROFIT AND ALL DESIGN
 PROFESSIONAL FEES AS REQUIRED BY SEC. 109.3 CITY
 AMENDMENTS. PROVIDE AN UPDATED VALUATION ON EACH PERMIT
 APPLICATION FOR EACH STRUCTURE.
  
 ***PLEASE PROVIDE RESPONSE LETTER ADDRESSING EACH
 COMMENT TO EXPEDITE THE REVIEW PROCESS.
