 PLAN COMMENTS:
  
 1. SHEET SP1 'SITE PLAN DATA' AND 'PROPERTY DEVELOPMENT
 REGULATIONS' NEED TO BE UPDATED TO REFLECT THE PREVIOUS
 REDLINED PLANS. THE ONLY PARKING REQUIREMENTS FOR
 COMMERCIAL PROPERTIES IN THE BMUD-TYPE II ZONING
 DISTRICT ARE 3 PARKING SPACES PER 1,000 SQUARE FEET
 [ZLDR SEC. 94-221(F). THERE IS NO MINIMUM OR MAXIMUM
 LOT DIMENSION, FAR, OR BUILDING COVERAGE REQUIREMENT
 FOR BMUD - TYPE II. ADDITIONALLY, THE TABLE SAYS THE
 LOT SIZE IS 5.8 ACRES WHICH IS NOT CORRECT. PLEASE ALSO
 UPDATE THE SETBACKS FOR THE CORRECT BMUD - TYPE II
 SETBACKS PER ZLDR SEC. 94-221(B).
  
 2. PROVIDE TWO COPIES OF THE PROPERTY SURVEY. PROPOSED
 LIGHTS, METAL PANEL, AND AWNINGS ON THE NORTH ELEVATION
 MAY ENCROACH INTO THE RIGHT-OF-WAY AND REQUIRE A
 RIGHT-OF-WAY PERMIT. PLEASE ACCURATELY DEPICT ANY
 ENCROACHMENTS INTO THE RIGHT-OF-WAY ON THE SITE PLAN
 AND PROVIDE DOCUMENTATION OF AN ISSUED RIGHT-OF-WAY
 PERMIT FOR THE ENCROACHMENTS.
  
 3. THE PREVIOUS APPROVED REDLINED PLAN RELOCATING THE
 STOP SIGN AND BAR WAS NOT CARRIED FORWARD AND NEEDS TO
 BE UPDATED ON THE SITE PLAN. THE FIRST STOP SIGN AT THE
 DRIVE THROUGH WINDOW NEEDS TO BE RELOCATED NORTH OF THE
 NEW LANDSCAPE ISLAND SO CARS EXITING THE PARKING LOT
 STOP FOR CROSS TRAFFIC.
  
 4. THE FACADE REDESIGN REDUCES THE SIZE OF THE WINDOWS
 ON THE FACADE. THE EXISTING FACADE IS NON-CONFORMING IN
 RESPECT TO THE GLAZING REQUIREMENTS OF ZLDR SEC.
 94-221(D)(5). ANY MODIFICATIONS TO THE EXISTING WINDOWS
 MUST NOT REDUCE THE PERCENT OF GLAZING AND MUST ALSO BE
 INCOMPLIANCE WITH ZLDR SEC. 94-221(D)(6)(C) AND (D).
 ADDITIONALLY, THE LIEU OF PROVIDING GLAZING ON THE
 COOLER EXPANSION, ADDITIONAL RELIEF ON THE BUILDING
 FACADE ALONG BROADWAY WAS PROVIDED BY THE ADDITION OF
 HORIZONTAL CANOPIES ON THE BLANK WALL. THE CANOPIES
 HAVE BEEN REMOVED. PLEASE PROPOSE SIMILAR TREATMENT OR
 DEMONSTRATE COMPLIANCE WITH THE GLAZING REQUIREMENTS ON
 THE NEW ADDITION.
  
 5. NEW LIGHTING IS PROPOSED FOR THE BUILDING. PLEASE
 PROVIDE PHOTOMETRIC PLAN DEMONSTRATING COMPLIANCE WITH
 ZLDR SEC. 94-309(A) AND 94-310(D).
  
 6. PLEASE VERIFY THAT ALL ROOFTOP EQUIPMENT WILL NOT BE
 VISIBLE FROM THE STREET WITH THE BUILDING REDESIGN.
  
 7. THE REAR ELEVATION ON SHEET A2.0 IS ACTUALLY THE
 SIDE ELEVATION. PLEASE CONSIDER RELOCATING THE LADDER
 TO THE TRUE REAR OF THE PROPERTY TO REDUCE VISIBILITY
 OF THE LADDER FROM BROADWAY.
  
  
 GENERAL COMMENTS:
  
 1. APPROVAL OF ZBA 3322 ALLOWS FOR 92'-7" SETBACK FOR
 DRIVE-THROUGH WINDOW EXPANSION FROM A RESIDENTIAL
 ZONING DISTRICT.
  
 2. LANDSCAPE PERMIT IS REQUIRED TO BE SUBMITTED UNDER A
 SEPARATE APPLICATION FOR REVIEW AND A HOLD WAS
 PREVIOUSLY PLACED ON THE FINAL C.O.
  
 3. A SEPARATE PERMIT IS REQUIRED FOR THE PARKING LOT
 STRIPING.
  
 4. A TREE ALTERATION PERMIT IS REQUIRED FOR RELOCATION
 OR REMOVAL OF ANY TREES.
  
 5. SEPARATE PERMIT IS REQUIRED FOR SIGNAGE AND ZONING
 WILL CONDUCT THEIR REVIEW OF THE SIGNAGE AT THAT TIME.
 PLEASE KEEP IN MIND THE PROPOSED SIGNAGE DOES NOT
 APPEAR TO BE IN COMPLIANCE WITH THE ZONING CODE AND
 MUST DEMONSTRATE COMPLIANCE WITH ZLDR SEC. 94-221(E).
  
 6. SEPARATE PERMIT REQUIRED FOR SITE WORK.
