 BUILDING REVIEW COMMENTS.
 CODE: FBC-5TH EDITION (2014).
  
 NOTE: SEE ZONING COMMENTS REGARDING THE REMOVAL OF THE
 EXTERIOR STAIRS. REVISE PLANS AS REQUIRED.
  
 1- CITY RECORDS SHOW THAT ORIGINALLY THE REAR UNIT WAS
 APPROVED AS A GARAGE/APARTMENT. PLANS SUBMITTED PROPOSE
 TO ALTER THE GARAGE AREA FOR LIVABLE AREA. AFTER PLANS
 ARE REVISED BRING THEM TO PALM BEACH COUNTY (2300 N.
 JOG RD.) FOR IMPACT FEES ASSESSMENT. BRING BACK COUNTY
 STAMPED PLANS AND COPY OF PAID RECEIPT IF FEES ARE DUE.
 COUNTY IMPACT FEE ORDINANCE OF THE UNIFIED LAND
 DEVELOPMENT CODE.
  
 2- FLOOR PLANS SUBMITTED SHOW EXISTING CONDITIONS FOR
 FIRST AND SECOND FLOOR. APPARENTLY, ALL WORK WAS DONE
 WITHOUT PERMITS. THERE ARE NO PERMIT APPLICATIONS TO
 CHANGE THE FIRST FLOOR GARAGE TO LIVING QUARTERS. PLANS
 NEED TO BE REVISED SHOWING PROPOSED SCOPE OR WORK TO
 CHANGE GARAGE TO LIVING QUARTERS. THIS IS NOT
 ALTERATION LEVEL 2. THIS IS ALTERATION LEVEL 3 AND
 CHANGE OF OCCUPANCY. SEE SEC. 505 AND SEC. 506 OF
 FBC-EXISTING BUILDING, 5TH EDITION (2014). REVISE NOTES
 ON SHEET A-1 AS REQUIRED AND REFER TO THE CORRECT CODE
 SECTION. SEC. 401 OF EXISTING FBC 2014 IS NOT THE
 CORRECT CODE SECTION TO DETERMINE TYPE OF ALTERATION.
 REVISE AS REQUIRED.
  
 3- PROVIDE ENERGY CALCULATIONS. SEC. 1013 OF
 FBC-EXISTING BUILDING, 5TH EDITION (2014).
  
 4- PROVIDE COMPLETE DETAILS AND SPECIFICATIONS FOR THE
 BEDROOM WINDOWS SHOWING COMPLIANCE WITH THE EGRESS
 REQUIREMENTS OF SEC. R310 OF FBC-RESIDENTIAL, 5TH
 EDITION (2014).
  
 5- PROVIDE COMPLETE DETAILS AND SPECIFICATIONS FOR THE
 SPIRAL STAIRWAY SHOWING COMPLIANCE WITH SEC. R311.7.10
 AND SEC. R310.7.10.1 OF FBC-RESIDENTIAL, 5TH EDITION
 (2014).
  
 6- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. VALUATION TO INCLUDE ALL LABOR, MATERIALS,
 CONTRACTOR'S OVERHEAD AND PROFIT AND ALL DESIGN
 PROFESSIONAL FEES AS REQUIRED BY SEC. 109.3 CITY
 AMENDMENTS. NOTE: KEEP IN MIND THAT SCOPE OF WORK FOR
 THIS PERMIT APPLICATION IS THE CONVERSION OF THE FIRST
 FLOOR GARAGE TO LIVING QUARTERS AND REMODELING OF THE
 SECOND FLOOR. REVISE VALUATION AS REQUIRED.
  
 ***PLEASE PROVIDE RESPONSE LETTER ADDRESSING EACH
 COMMENT TO EXPEDUITE THE REVIEW PROCESS.
 ***PLEASE REPLACE AND REMOVED ANY REVISED SHEET.
