 BUILDING
 THE PREVIOUS REVIEW OF 9/8/15 IS NOT COUNTED AS A
 REVIEW AS A COMPLETE REVIEW WAS NOT PERFORMED ONCE
 APPLICANT DECIDED TO RE-SUBMIT A NEW DESIGN.
 THE FOLLOWING IS A LIST OF INCONSISTENCIES AND
 DEFICIENCIES NOTED FOLLOWED BY AN APPLICABLE CODE
 REFERENCE.
  
 1. SHEET L1 - THE DRAWING INDEX LISTS THE FOLLOWING
 SHEETS THAT ARE NOT PROVIDED, L2, L3, L4, AND DOES NOT
 LIST SHEET L8 WHICH IS PROVIDED. EITHER PROVIDE THE
 SHEETS OR REMOVE THEM FROM THE INDEX AND ADD SHEET L8
 TO THE INDEX. FBC 107.2 PLEASE NOTE LANDSCAPE, PAVERS,
 POOL, AND IRRIGATION ARE BY SEPARATE PERMIT.
 2. SHEET L1 - DESIGN CRITERIA- LEVEL 2 ALTERATION IS
 LISTED BUT THE WORK APPEARS TO BE NEW TO THE EXTENT
 THAT THE LISTED APPLICABLE CODE SHOULD NOT INCLUDE THE
 TERM "ALTERATION LEVEL 2." PLEASE RE-EVALUATE.
 3. SHEET L1 - THE SITE PLAN SHOWS THE ADDITION AS 5.0
 FROM THE E P/L. A SURVEY ON FILE SHOWS THE SETBACK WHEN
 ADDING 13.58' TO THE EXISTING SHED; THE E SETBACK WILL
 BE LESS THAN 3 FEET. PLEASE RE-EVALUATE.
 4. SHEET L1 - THE SITE PLAN INDICATES THE WORK IS AN
 ADDITION TO AN EXISTING GUEST HOUSE BUT CITY RECORDS
 AVAILABLE TO ME INDICATE THE BUILDING IS A SHED.
 ADDITIONALLY, THERE ARE NO CONSTRUCTION RECORDS I HAVE
 FOUND TO VERIFY THE CONSTRUCTION OF THE EXISTING SHED.
 BE THAT AS IT MAY, THE SCOPE IS TO DEMOLISH THE
 EXISTING STRUCTURE DOWN TO THE SLAB. ACCORDINGLY, YOU
 MAY WISH TO RE-EVALUATE THE DESIGNATION AS "EXISTING
 GUEST HOUSE" AND REMOVE THE TERM FROM THE DOCUMENT AND
 FURTHER REMOVE THE TERMS ADDITION TO GUSET HOUSE FROM
 SHEET L5 AND OTHER AREAS OF THE PLAN.
 5. PROVIDE A SURVEY AND DRAINAGE PLAN. PROVIDE THE
 FINISH FLOOR ELEVATION AND FLOOD ZONE DESIGNATION. PER
 FBC 107.
 6. SHEET L1-L7. SPECIFY THE SOIL BEARING CAPACITY
 DESIGN AND PROVIDE A GEOTECHNICAL ANALYSIS OR A
 STATMENT AS TO THE ADEQUACY OF THE EXISTING SOIL
 CONDITIONS. FBCR 401.2
 7. SHEET L7. PLEASE SPECIFY THE METHOD OF TERMITE
 PROTECTION AND VAPOR RETARDER AS REQUIRED BY FBC 107 &
 R405.2.2 VAPOR RETARDER.
 8. VERIFY THE EXISTENCE OF A VAPOR BARRIER AND FOOTING
 AT THE SLAB AREA PROPOSED TO BE RETAINED. PROVIDE A
 STATEMENT THAT IT EXIST ADEQUATELY OR PROVIDE DETAILS
 AS TO HOW TO ACHIEVE COMPLIANCE.
 9. SHEET L7 - SPECIFY THE LENGTH/REQUIRED EMBEDMENT OF
 THE BOTTOM PLATE 5/8" WEDGE ANCHORS.
 10. SHEET L-7 SPECIFY ATTIC VENTILATION PER FBCR806.1
 VENTILATION REQUIRED. ASSURE ATTIC VENT INSULATION
 CLEARANCE PER FBCR806.3 VENT AND INSULATION CLEARANCE.
 11. THE PERMIT DESCRIPTION AS FOLLOWS "ADD TEXTURED
 STUCCO/STUCCO ENTIRE MAIN HOUSE DEMO EXISTING SHED &
 BUILD NEW GUEST HOUSE" IS CONFUSING AND NOT CONSISTENT
 WITH CERTAIN PLAN NOTES. ADDITIONALLY IT SEEMS YOU ARE
 DOING STUCCO WORK WITH THIS PERMIT ON THE MAIN HOUSE
 ALTHOUGH THAT STRUCTURE HAS AS SEPARATE PERMIT
 THEREFFORE ADDING STUCCO WORK TO THAT BUILDING SHOIULD
 BE WORK ADDED TO PERMIT 14070394. RE-EVALUATE THE
 PERMIT DESCRIPTION AND PERHAPS CHANGE IT TO "BUILD
 GUEST HOUSE."
 12. THE VALUE ON THE PERMIT IS HEREBY ADJUSTED TO
 $36,048.00 PURSUANT TO FBC 109.3 BUILDING PERMIT
 VALUATION. FOR PERMITTING PURPOSES, VALUATION OF
 BUILDINGS AND SYSTEMS SHALL BE TOTAL REPLACEMENT VALUE
 TO INCLUDE STRUCTURAL, ELECTRIC, PLUMBING, MECHANICAL,
 INTERIOR FINISH, RELATIVE SITE WORK, ARCHITECTURAL AND
 DESIGN FEES, MARKETING COSTS, OVERHEAD AND PROFIT;
 EXCLUDING ONLY LAND VALUE. VALUATION REFERENCES MAY
 INCLUDE THE LATEST PUBLISHED DATA OF NATIONAL
 CONSTRUCTION COST ANALYSIS SERVICES (MARSHALL-SWIFT,
 MEANS, ETC.), AS PUBLISHED BY INTERNATIONAL CODE
 CONGRESS. FINAL BUILDING PERMIT VALUATION SHALL BE SET
 BY THE BUILDING OFFICIAL.
