 PLEASE PROVIDE WRITTEN RESPONSES TO COMMENTS.
  
 1) THE VALUE OF THE CONSTRUCTION ($300,450) EXCEEDS 50%
 OF THE STRUCTURE'S VALUE ($283,838) ACCORDING TO THE
 P.B.C. PROPERTY APPRAISER'S OFFICE; THEREFORE, PURSUANT
 TO SECTION 94-441(C)(2) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR), THE LANDSCAPE ON THE
 SITE SHALL BE IN COMPLIANCE WITH ALL APPLICABLE
 REGULATIONS FOUND IN ARTICLE XIV OF THE ZLDR. IF THE
 SITE CONFORMS TO ARTICLE XIV, THEN TWO (2) COPIES OF A
 LANDSCAPE PLAN DEMONSTRATING COMPLIANCE SHALL BE
 INCLUDED WITH THE PERMIT RE-SUBMITTAL. IF THE SITE DOES
 NOT CONFORM TO ARTICLE XIV, THEN PRIOR TO THE ZONING
 APPROVAL OF THIS PERMIT A SEPARATE LANDSCAPE PERMIT AND
 IRRIGATION PERMIT SHALL BE SUBMITTED SHOWING MATERIAL
 TO BRING THE SITE INTO CONFORMITY.
  
 2) THE BUILDING ENCROACHES INTO THE SOUTH SIDE SETBACK
 - FIVE (5) FEET REQUIRED, ZERO (0) FEET PROVIDED, WHICH
 CLASSIFIES THE STRUCTURE AS HAVING A DIMENSIONAL
 NONCONFORMITY. IN ACCORDANCE WITH SECTION
 94-513(B)(1)A, THE PORTION OF THE BUILDING LOCATED
 WITHIN THE SETBACK MAY ONLY BE ALTERED IF THE
 ALTERATION REDUCES THE IMPACT ON OF THE NONCONFORMITY
 UPON ADJACENT PROPERTIES. PLEASE EXPLAIN HOW THE
 ALTERATIONS TO THE SOUTH FIVE (5) FEET OF THE BUILDING
 WILL REDUCE THE IMPACT ON ADJACENT PROPERTIES. STAFF
 HAS NOTED THAT EXISTING WINDOW OPENINGS ON THE SOUTH
 FACADE ARE BEING CLOSED, WHICH SEEMS TO INCREASE THE
 NEGATIVE IMPACT THAT BLANK WALLS HAVE ON ADJACENT
 PROPERTIES.
  
 3) THE PARKING LOT REQUIRES A SEPARATE PARKING PERMIT.
 PLEASE NOTE THAT THE PARKING LOT AS SHOWN DOES NOT MEET
 THE CURRENTLY APPROVED PARKING LAYOUT (PLEASE SEE
 PERMIT NO. 8999G), NOR DOES IT CONFORM TO CITY PARKING
 REQUIREMENTS. PARKING COMMENTS WILL BE PROVIDED AT TIME
 OF PARKING LOT PERMIT SUBMITTAL.
  
 EXCEPT FOR THIS ISSUES LISTED ABOVE, ZONING STAFF DOES
 NOT FIND ANY ISSUES WITH THE BUILDING PLANS.
