 1. A GENERAL CALCULATION SHOWS THAT THE WINDOW COVERAGE
 ALONG THE LENGTH OF THE BUILDING FACADE ALONG BROADWAY
 HAD DECREASED FROM 36% TO 22%. (EXISTING CODE
 REQUIREMENT IS 70%). DUE TO THE NATURE OF THE
 RENOVATION THE FULL 70% WILL NOT NEED TO BE ACHIEVED,
 HOWEVER, A MINIMUM OF 36% WINDOW COVERAGE WILL BE
 REQUIRED TO BE MAINTAINED. PLEASE DEMONSTRATE
 COMPLIANCE. ANY DECREASE BELOW WHAT IS EXISTING WILL
 REQUIRE A VARIANCE.
  
 2. PROVIDE A MINIMUM 5 FOOT SETBACK FOR THE DUMPSTER
 ENCLOSURE.
  
 3. PHOTOMETRIC PLAN WILL NEED TO INCLUDE THE LIGHT
 SPILLAGE AT THE PROPERTY LINE. IN ACCORDANCE WITH ZLDR
 SEC. 94-310(D), ILLUMINATION SHALL NOT BE GREATER THAN
 0.5 FC AT THE BOUNDARY TO A RESIDENTIAL ZONING
 DISTRICT. THE SUBJECT PROPERTY ABUTS A RESIDENTIAL
 ZONING DISTRICT TO THE EAST. PLEASE DEMONSTRATE
 COMPLIANCE.
  
 4. RESPONSE COMMENTS INDICATE THAT SURVEY WAS PROVIDED,
 HOWEVER, THERE WAS NO SURVEY INCLUDED IN THE SUBMITTAL
 PACKET.
  
 5. ZONING APPROVAL OF THE DRIVE-THRU WINDOW EXPANSION
 ON THE BACK IS PENDING SUBMITTAL AND APPROVAL OF A
 CLASS B SPECIAL USE PERMIT APPLICATION FOR A WAIVER TO
 THE BUILDING DISTANCE FROM A RESIDENTIAL ZONING
 DISTRICT.
  
 6. PROVIDE STOP SIGN AND STOP BAR AT THE POINT WHERE
 CUSTOMER PARKING DRIVE LANE INTERSECTS DRIVE-THRU EXIT
 LANES.
  
  
 GENERAL COMMENTS:
  
 7. THE CHART FOR PROPERTY DEVELOPMENT REGULATIONS
 INCORRECTLY LISTS MINIMUM LOT SIZE AND SETBACK
 REQUIREMENTS. PLANS HAVE BEEN RED LINED TO INDICATE THE
 CORRECTIONS. ANY REVISIONS TO SHEET SP 1 WILL NEED TO
 INCORPORATE THESE CHANGES.
  
 8. PLANS WERE RED LINED TO MAKE CORRECTIONS TO THE
 PARKING CALCULATIONS WHICH REQUIRE 3 PARKING SPACES PER
 1,000 SQUARE FEET OF BUILDING AREA AND ONE HANDICAP
 PARKING SPACES FOR UP TO 25 REGULAR PARKING SPACES
 PROVIDED. ANY REVISIONS TO SHEET SP 1 WILL NEED TO
 INCORPORATE THESE CHANGES.
  
 9. DIMENSIONED PARKING SPACES ON THE SITE PLAN SHOW 9',
 HOWEVER, THE STANDARD DETAIL SHOWS PARKING SPACES AT
 9.5'. YOU MAY WISH TO HAVE THESE CONSISTENT TO AVOID
 CONFUSION WHEN THE PARKING LOT IS STRIPED.
  
 10 SEPARATE PERMIT IS REQUIRED FOR LANDSCAPING. PLEASE
 ADDRESS THE FOLLOWING:
 A. DEMONSTRATE COMPLIANCE WITH ZLDR SEC.
 94-442(B)(2)(B) AND SEC. 94-443.
 B. SHOW ANY UTILITIES AND UTILITY EASEMENTS ON THE
 LANDSCAPE PLAN.
 C. PROVIDE LANDSCAPE ISLANDS/BUFFERS THAT ARE A MINIMUM
 OF 5 FEET IN WIDTH AS MEASURED FROM THE INSIDE OF THE
 CURBING.
