 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 BASED ON THE ZONING REVIEW THE STRUCTURE IS REQUIRED TO
 BE RETURNED TO A SINGLE FAMILY DWELLING. IT APPEARS
 THAT THE STRUCTURE MAY HAVE BEEN ILLEGALLY CONVERTED TO
 A TWO FAMILY DWELLING.
 UNLESS YOU CAN LOCATE RECORDS THAT SHOW THIS DWELLING
 WAS ORIGINALLY CONSTRUCTED AS A TWO FAMILY DWELLING OR
 THAT IT WAS CONVERTED FROM A SINGLE FAMILY WITH THE
 PROPER PERMITS AND INSPECTIONS, YOU WILL BE REQUIRED TO
 RETURN IT TO A SINGLE FAMILY. IF ZONING WILL ALLOW IT,
 YOU CAN OBTAIN PERMITS TO CONVERT THE EXISTING DWELLING
 TO A TWO FAMILY DWELLING. THE PLANS WILL BE REQUIRED TO
 SHOW THAT THE CONVERSION COMPLIES WITH THE 2010 FBC AND
 THE NEW AND PREVIOUS WORK WILL HAVE TO INSPECTED AND
 APPROVED.
  
 1)FBC- R302.3 DWELLING UNITS IN TWO-FAMILY DWELLINGS
 SHALL BE SEPARATED FROM EACH OTHER BY WALL AND/OR FLOOR
 ASSEMBLIES HAVING NOT LESS THAN A 1-HOUR
 FIRE-RESISTANCE RATING WHEN TESTED IN ACCORDANCE WITH
 ASTM E 119 OR UL 263. FIRE-RESISTANCE-RATED
 FLOOR-CEILING AND WALL ASSEMBLIES SHALL EXTEND TO AND
 BE TIGHT AGAINST THE EXTERIOR WALL, AND WALL ASSEMBLIES
 SHALL EXTEND FROM THE FOUNDATION TO THE UNDERSIDE OF
 THE ROOF SHEATHING.
  
 2) FBC-R303.8 REQUIRED HEATING. WHEN THE WINTER DESIGN
 TEMPERATURE IN TABLE R301.2(1) IS BELOW 60?F (16?C),
 EVERY DWELLING UNIT SHALL BE PROVIDED WITH HEATING
 FACILITIES CAPABLE OF MAINTAINING A MINIMUM ROOM
 TEMPERATURE OF 68?F (20?C) AT A POINT 3 FEET (914 MM)
 ABOVE THE FLOOR AND 2 FEET (610 MM) FROM EXTERIOR WALLS
 IN ALL HABITABLE ROOMS AT THE DESIGN TEMPERATURE. THE
 INSTALLATION OF ONE OR MORE PORTABLE SPACE HEATERS
 SHALL NOT BE USED TO ACHIEVE COMPLIANCE WITH THIS
 SECTION.
  
 3) FBC-R303.3 BATHROOMS.
 BATHROOMS, WATER CLOSET COMPARTMENTS AND OTHER SIMILAR
 ROOMS SHALL BE PROVIDED WITH AGGREGATE GLAZING AREA IN
 WINDOWS OF NOT LESS THAN 3 SQUARE FEET (0.3 M2),
 ONE-HALF OF WHICH MUST BE OPENABLE. EXCEPTION: THE
 GLAZED AREAS SHALL NOT BE REQUIRED WHERE ARTIFICIAL
 LIGHT AND A MECHANICAL VENTILATION SYSTEM ARE PROVIDED.
  
 4) FBC-R310.1 EMERGENCY ESCAPE AND RESCUE REQUIRED.
 EVERY SLEEPING ROOM SHALL HAVE AT LEAST ONE OPERABLE
 EMERGENCY ESCAPE AND RESCUE OPENING.
  
 5) R310.1.1 ALL EMERGENCY ESCAPE AND RESCUE OPENINGS
 SHALL HAVE A MINIMUM NET CLEAR OPENING OF 5.7 SQUARE
 FEET. EXCEPTION: GRADE FLOOR OPENINGS SHALL HAVE A
 MINIMUM NET CLEAR OPENING OF 5 SQUARE FEET.
  
 6) R311.2 AT LEAST ONE EGRESS DOOR SHALL BE PROVIDED
 FOR EACH DWELLING UNIT. THE EGRESS DOOR SHALL BE
 SIDE-HINGED, AND SHALL PROVIDE A MINIMUM CLEAR WIDTH OF
 32 INCHES WHEN MEASURED BETWEEN THE FACE OF THE DOOR
 AND THE STOP, WITH THE DOOR OPEN 90 DEGREES. THE
 MINIMUM CLEAR HEIGHT OF THE DOOR OPENING SHALL NOT BE
 LESS THAN 78 INCHES (1981 MM) IN HEIGHT MEASURED FROM
 THE TOP OF THE THRESHOLD TO THE BOTTOM OF THE STOP.
  
 7) R314.3.1 WHEN ALTERATIONS, REPAIRS OR ADDITIONS
 REQUIRING A PERMIT OCCUR, OR WHEN ONE OR MORE SLEEPING
 ROOMS ARE ADDED OR CREATED IN EXISTING DWELLINGS, THE
 INDIVIDUAL DWELLING UNIT SHALL BE EQUIPPED WITH SMOKE
 ALARMS LOCATED AS REQUIRED FOR NEW DWELLINGS.
  
 8) R807.1 ATTIC ACCESS. BUILDINGS WITH COMBUSTIBLE
 CEILING OR ROOF CONSTRUCTION SHALL HAVE AN ATTIC ACCESS
 OPENING TO ATTIC AREAS THAT EXCEED 30 SQUARE FEET (2.8
 M2) AND HAVE A VERTICAL HEIGHT OF 30 INCHES (762 MM) OR
 GREATER.THE ROUGH-FRAMED OPENING SHALL NOT BE LESS THAN
 22 INCHES BY 30 INCHES (559 MM BY 762 MM) AND SHALL BE
 LOCATED IN A HALLWAY OR OTHER READILY ACCESSIBLE
 LOCATION. (ONE IN EACH UNIT)
  
 9) SHOW COMPLIANCE WITH 2010 FBC ENERGY CONSERVATION
 SECT. 101.4.3 & 103.2 BY SUBMITTING THE PROPER
 CONSTRUCTION DOCUMENTS. SEE RESIDENTIAL BUILDING FORMS
 402 OR 405.
  
 10) FBC ENERGY CONSERVATION - SECT. 403.6.1 EQUIPMENT
 SIZING.
 HEATING AND COOLING EQUIPMENT SHALL BE SIZED IN
 ACCORDANCE WITH ACCA MANUAL S BASED ON THE EQUIPMENT
 LOADS CALCULATED IN ACCORDANCE WITH MANUAL J OR OTHER
 APPROVED HEATING AND COOLING CALCULATION METHODOLOGIES,
 BASED ON BUILDING LOADS FOR THE DIRECTIONAL ORIENTATION
 OF THE BUILDING. THE MANUFACTURER AND MODEL NUMBER OF
 THE OUTDOOR AND INDOOR UNITS (IF SPLIT SYSTEM) SHALL BE
 SUBMITTED ALONG WITH THE SENSIBLE AND TOTAL COOLING
 CAPACITIES AT THE DESIGN CONDITIONS DESCRIBED IN
