 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 BUILDING
  
 1) THE DESCRIPTION OF WORK ON THE APPLICATION IS TO
 DEMOLISH ELECTRICAL WIRING ( REMOVE 2ND AND 3RD PANELS)
 AND REMOVE ILLEGAL WALLS (NO NEW CONSTRUCTION) WITH A
 VALUATION OF $2000.00 FOR THE WORK. THE 3 SHEETS OF
 PLANS THAT WERE SUBMITTED DO NOT CORRESPOND WITH THE
 DESCRIPTION ON THE APPLICATION. ONE SHEET IS TITLED
 ALTERATIONS TO RESIDENCE AND THE OTHER TWO SHEETS ARE
 TITLED "GUEST HOUSE AS-BUILTS". PROVIDE PLANS THAT
 CLEARLY SPECIFY THE WORK THAT WILL BE DONE. FBC 107.2.1
  
 2) UN-PERMITTED CONVERSION
  
 THE SCOPE OF WORK FOR THIS PERMIT IS TO ADDRESS THE
 ILLEGAL CONVERSION OF AN EXISTING GARAGE TO AN
 APARTMENT OR ACCESSORY STRUCTURE.
 ACCORDING TO CITY RECORDS, THIS STRUCTURE WAS
 ORIGINALLY CONSTRUCTED AS A DETACHED GARAGE. IT WAS
 CONVERTED TO AN APARTMENT WITH A KITCHEN, BEDROOM AND
 BATHROOM WITHOUT THE REQUIRED PERMITS OR INSPECTIONS.
 UNDER THE 2010 FBC EXISTING BUILDING THIS IS CONSIDERED
 A CHANGE OF OCCUPANCY. IN ORDER FOR THIS STRUCTURE-TO
 BE BROUGHT INTO COMPLIANCE, IT WILL BE REQUIRED TO
 COMPLY WITH THE 2010 FBC EXISTING BUILDING FOR A CHANGE
 OF OCCUPANCY FROM A UTILITY TO AN R-3 OCCUPANCY. THIS
 CHANGE IS FROM A LOWER HAZARD CATEGORY TO A HIGHER ONE.
 THEREFORE, THE FOLLOWING ITEMS WILL NEED TO BE BROUGHT
 INTO COMPLIANCE. THE STRUCTURE WILL BE REQUIRED TO
 COMPLY WITH THE 2010 FBCR WINDLOAD REQUIREMENTS FOR THE
 BUILDING ENVELOPE ( IN ADDITION TO GRAVITY LOADS),
 PRODUCT APPROVALS FOR EXTERIOR DOORS AND WINDOWS,
 EGRESS REQUIREMENTS, LIGHT AND VENTILATION, SMOKE AND
 CARBON MONOXIDE ALARMS, FIRE PROTECTION REQUIREMENTS
 (SEPARATION DISTANCE AND ALLOWABLE OPENINGS), THE
 REQUIREMENTS OF THE 2010 FBC ENERGY CONSERVATION, THE
 REQUIREMENTS OF THE 2010 FBCR MECHANICAL, THE
 REQUIREMENTS OF THE 2010 FBCR PLUMBING AND THE
 ELECTRICAL SYSTEM WILL BE REQUIRED TO COMPLY WITH THE
 2008 NATIONAL ELECTRICAL CODE. THE PLANS WILL NEED TO
 SHOW HOW THE GARAGE WILL BE CONVERTED TO HABITABLE
 SPACE IN COMPLIANCE WITH THE 2010 FBC AND 2008 NEC. THE
 PLANS WILL NEED TO BE REVIEWED BY PALM BEACH COUNTY TO
 DETERMINE IF ANY IMPACT FEES ARE DUE.
  
 3) THE ABOVE REQUIREMENTS APPLY TO THE CONVERSION OF
 THE ATTACHED CARPORT INTO LIVING SPACE.
  
 4) BECAUSE THE WORK WAS DONE WITHOUT PERMITS THE
 VALUATION FOR THE PERMIT IS THE VALUE OF WHAT THE WORK
 WOULD BE TO CONVERT BOTH OF THE AREAS TO LIVING SPACE.
 FBC 109.3 BUILDING PERMIT VALUATION. FOR PERMITTING
 PURPOSES, VALUATION OF BUILDINGS AND SYSTEMS SHALL BE
 TOTAL REPLACEMENT VALUE TO INCLUDE STRUCTURAL,
 ELECTRIC, PLUMBING, MECHANICAL, INTERIOR FINISH,
 RELATIVE SITE WORK, ARCHITECTURAL AND DESIGN FEES,
 MARKETING COSTS, OVERHEAD AND PROFIT; EXCLUDING ONLY
 LAND VALUE. VALUATION REFERENCES MAY INCLUDE THE LATEST
 PUBLISHED DATA OF NATIONAL CONSTRUCTION COST ANALYSIS
 SERVICES (MARSHALL-SWIFT, MEANS, ETC.), AS PUBLISHED BY
 INTERNATIONAL CODE CONGRESS. FINAL BUILDING PERMIT
 VALUATION SHALL BE SET BY THE BUILDING OFFICIAL.
  
 5) IN ORDER TO REDUCE PLAN REVIEW TIMES AND PROVIDE
 CLARIFICATION, PLEASE SUBMIT A RESPONSE LETTER
 INDICATING HOW EACH OF THE REVIEW COMMENTS HAS BEEN
