 DENIED BY BUILDING
 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 THE SCOPE OF WORK FOR THIS PERMIT IS TO CONVERT AN
 EXISTING DETACHED STORAGE BUILDING TO A HABITABLE
 ACCESSORY STRUCTURE.
 UNDER THE 2010 FBC EXISTING BUILDING THIS IS CONSIDERED
 A CHANGE OF OCCUPANCY. IN ORDER FOR THIS STRUCTURE-TO
 BE BROUGHT INTO COMPLIANCE, IT WILL BE REQUIRED TO
 COMPLY WITH THE 2010 FBC EXISTING BUILDING FOR A CHANGE
 OF OCCUPANCY FROM A UTILITY TO AN R-3 OCCUPANCY. THIS
 CHANGE IS FROM A LOWER HAZARD CATEGORY TO A HIGHER ONE.
 THEREFORE, THE FOLLOWING ITEMS WILL NEED TO BE BROUGHT
 INTO COMPLIANCE. THE STRUCTURE WILL BE REQUIRED TO
 COMPLY WITH THE 2010 FBCR WINDLOAD REQUIREMENTS FOR THE
 BUILDING ENVELOPE ( IN ADDITION TO GRAVITY LOADS),
 PRODUCT APPROVALS FOR EXTERIOR DOORS AND WINDOWS,
 EGRESS REQUIREMENTS, LIGHT AND VENTILATION, FIRE
 PROTECTION REQUIREMENTS (SEPARATION DISTANCE AND
 ALLOWABLE OPENINGS), THE REQUIREMENTS OF THE 2010 FBC
 ENERGY CONSERVATION, THE REQUIREMENTS OF THE 2010 FBCR
 MECHANICAL, THE REQUIREMENTS OF THE 2010 FBCR PLUMBING
 AND THE ELECTRICAL SYSTEM WILL BE REQUIRED TO COMPLY
 WITH THE 2008 NATIONAL ELECTRICAL CODE. THE PLANS WILL
 NEED TO SHOW HOW THE GARAGE WILL BE CONVERTED TO
 HABITABLE SPACE IN COMPLIANCE WITH THE 2010 FBC AND
 2008 NEC. THE PLANS WILL NEED TO BE REVIEWED BY PALM
 BEACH COUNTY TO DETERMINE IF ANY IMPACT FEES ARE DUE.
  
 1) FBC 107.2.1 - INFORMATION ON CONSTRUCTION DOCUMENTS.
 ALL INFORMATION, DRAWINGS, SPECIFICATIONS AND
 ACCOMPANYING DATA SHALL BEAR THE NAME AND SIGNATURE OF
 THE PERSON RESPONSIBLE FOR THE DESIGN. ALSO, SPECIFY
 THE ADDRESS OF THE JOB ON THE PLANS.
  
 2) FBC 107.2.1.4 QUALITY OF BUILDING PLANS. BUILDING
 PLANS SHALL BE DRAWN TO A MINIMUM 1/8 INCH SCALE UPON
 SUBSTANTIAL PAPER, CLOTH OR OTHER ACCEPTABLE MEDIUM.
 THIS POLICY MAY INCLUDE SUCH THINGS AS MINIMUM SIZE,
 SHAPE, CONTRAST, CLARITY, OR OTHER ITEMS RELATED TO
 RECORDS MANAGEMENT.
  
 3) FBC 107.3.5.3 - PROVIDE WIND DESIGN LOADS/DESIGN
 PRESSURES PURSUANT TO FBC-R301.2. THE STRUCTURE IS
 LOCATED IN EXPOSURE C WITH A 170 MPH VULT WINDSPEED.
  
 4) FBC-R 301.1 BUILDINGS AND STRUCTURES, AND ALL PARTS
 THEREOF, SHALL BE CONSTRUCTED TO SAFELY SUPPORT ALL
 LOADS, INCLUDING DEAD LOADS, LIVE LOADS, ROOF LOADS,
 FLOOD LOADS, AND WIND LOADS AS PRESCRIBED BY THIS CODE.
 THE CONSTRUCTION OF BUILDINGS AND STRUCTURES IN
 ACCORDANCE WITH THE PROVISIONS OF THIS CODE SHALL
 RESULT IN A SYSTEM THAT PROVIDES A COMPLETE LOAD PATH
 THAT MEETS ALL REQUIREMENTS FOR THE TRANSFER OF ALL
 LOADS FROM THEIR POINT OF ORIGIN THROUGH THE
 LOAD-RESISTING ELEMENTS TO THE FOUNDATION. SUBMIT TWO
 SETS OF STRUCTURAL PLANS AND DETAILS TO SHOW HOW THE
 EXISTING STRUCTURE WILL BE BROUGHT INTO COMPLIANCE.
  
 5) FBC-R301.2.1.2 PROTECTION OF OPENINGS.
 WINDOWS IN BUILDINGS LOCATED IN WINDBORNE DEBRIS
 REGIONS SHALL HAVE GLAZED OPENINGS PROTECTED FROM
 WINDBORNE DEBRIS. GLAZED OPENING PROTECTION FOR
 WINDBORNE DEBRIS SHALL MEET THE REQUIREMENTS OF THE
 LARGE MISSILE TEST OF ASTM E 1996, ASTM E 1886, SSTD 12
 OR TAS 201, 202 AND 203 OR AAMA 506 REFERENCED THEREIN.
  
 6) FBC 107.3.4 - PROVIDE TWO SETS OF PRODUCT APPROVALS
 FOR THOSE PRODUCTS WHICH ARE REGULATED BY DCA RULE 9N-3
 THAT HAVE BEEN REVIEWED AND APPROVED IN WRITING BY THE
 DESIGNER OF RECORD. SPECIFICALLY, PROVIDE PRODUCT
 APPROVALS FOR THE STORM PANELS.
  
 7) FBC - R 301.2.1.2 SUBMIT TWO COPIES OF AN
 INSTALLATION SCHEDULE AND KEY PLAN FOR THE STORM
 PANELS. SPECIFY THE OPENING SIZE, THE WIND PRESSURES,
 TYPE OF ANCHOR, ANCHOR SPACING, EDGE DISTANCE, PANEL
 LENGTH, PANEL SPAN, SEPARATION DISTANCE FROM PANEL TO
 GLASS AND THE APPLICABLE SECTION NUMBER FROM THE
 INSTALLATION DRAWINGS. I HAVE INCLUDED A LINK TO THE
 CONSTRUCTION SERVICES DEPARTMENT SITE THAT HAS MANY OF
 THE RELATED FORMS INCLUDING
 THE SCHEDULE FOR INSTALLATION OF OPENING PROTECTIVE
 DEVICES.

 8) SHOW COMPLIANCE WITH 2010 FBC ENERGY CONSERVATION
 SECT. 101.4.3 & 103.2 BY SUBMITTING THE PROPER
 CONSTRUCTION DOCUMENTS. SEE RESIDENTIAL BUILDING FORMS
 402 OR 405.
  
 9) FBC-R 302 FIRE-RESISTANT CONSTRUCTION SUBMIT TWO
 COPIES OF A SURVEY/SITE PLAN THAT SHOWS THE LOCATION OF
 THE EXISTING DETACHED STORAGE BUILDING AND THE
 DISTANCES TO PROPERTY LINES.
 R302.1 EXTERIOR WALLS.
 CONSTRUCTION, PROJECTIONS, OPENINGS AND PENETRATIONS OF
 EXTERIOR WALLS OF DWELLINGS AND ACCESSORY BUILDINGS
 SHALL COMPLY WITH TABLE R302.1.
  
 10) IMPACT FEES
 BEFORE A PERMIT TO CONSTRUCT CAN BE ISSUED, IMPACT FEES
 MUST BE PAID TO PALM BEACH COUNTY. UPON APPROVAL ONE
 SET OF PLANS SHALL BE SIGNED OUT AND SUBMITTED TO PALM
 BEACH COUNTY FOR AN IMPACT FEE REVIEW. THE PLANS WITH
 THE IMPACT FEE STAMP AND A COPY OF THE PAID RECEIPT
 MUST BE RETURNED TO THE CITY BUILDING DEPARTMENT BEFORE
 THE BUILDING PERMIT CAN BE ISSUED. FOR INFORMATION CALL

 11) IN ORDER TO REDUCE PLAN REVIEW TIMES AND PROVIDE
 CLARIFICATION, PLEASE SUBMIT A RESPONSE LETTER
 INDICATING HOW EACH OF THE REVIEW COMMENTS HAS BEEN
