 PLEASE ADDRESS THE ITEMS NOTED BELOW:
  
 BUILDING
  
 THE CITY RECORDS INDICATE THAT THE STRUCTURE SHOWN ON
 THE DRAWINGS IS A DETACHED GARAGE. I COULD NOT LOCATE
 ANY RECORDS THAT INDICATE THAT THE WORK TO ADD THE
 BATHROOM, KITCHEN SINK OR TANKLESS GAS WATER HEATER TO
 THE GARAGE WAS DONE WITH THE REQUIRED PERMITS AND
 INSPECTIONS. IT APPEARS THAT THE DETACHED GARAGE WAS
 CONVERTED TO HABITABLE SPACE WITHOUT PERMITS. UNLESS
 YOU CAN PROVIDE DOCUMENTATION THAT THE WORK WAS
 PERMITTED AND INSPECTED, THE STRUCTURE WILL BE REQUIRED
 TO BE RETURNED TO A GARAGE OR BE BROUGHT INTO
 COMPLIANCE WITH THE 2010 FBC AS A CHANGE OF OCCUPANCY
 FROM A GARAGE TO AN OFFICE (PENDING ZONING APPROVAL).
 ALL OF THE WORK IS REQUIRED TO BE PERMITTED AND
 INSPECTED. YOU CAN CONTACT DIANNE FULCHER VIA EMAIL AT

 REQUEST. SEE ZONING COMMENTS.
  
 THESE COMMENTS WILL NEED TO BE ADDRESSED IF THE
 STRUCTURE IS TO BE CONVERTED FROM A GARAGE TO A
 HABITABLE SPACE.
  
 1) FBC 107.2.1 - INFORMATION ON CONSTRUCTION DOCUMENTS.
 ALL INFORMATION, DRAWINGS, SPECIFICATIONS AND
 ACCOMPANYING DATA SHALL BEAR THE NAME AND SIGNATURE OF
 THE PERSON RESPONSIBLE FOR THE DESIGN.
  
 2) FBC 107.2.1.4 QUALITY OF BUILDING PLANS. BUILDING
 PLANS SHALL BE DRAWN TO A MINIMUM 1/8 INCH SCALE UPON
 SUBSTANTIAL PAPER, CLOTH OR OTHER ACCEPTABLE MEDIUM.
 THIS POLICY MAY INCLUDE SUCH THINGS AS MINIMUM SIZE,
 SHAPE, CONTRAST, CLARITY, OR OTHER ITEMS RELATED TO
 RECORDS MANAGEMENT.
  
 3) FBC EXISTING BUILDING 912.6.1 EXTERIOR WALL RATING
 FOR CHANGE OF OCCUPANCY CLASSIFICATION TO A HIGHER
 HAZARD CATEGORY.
 WHEN A CHANGE OF OCCUPANCY GROUP IS MADE TO A HIGHER
 HAZARD CATEGORY AS SHOWN IN TABLE 912.6, EXTERIOR WALLS
 SHALL HAVE FIRE RESISTANCE AND EXTERIOR OPENING
 PROTECTIVES AS REQUIRED BY THE FLORIDA BUILDING CODE,
 BUILDING. SUBMIT TWO COPIES OF A SURVEY SHOWING THE
 LOCATION OF THE STRUCTURES ON THE PROPERTY.
  
 4) FBC EXISTING BUILDING 912.6.3 OPENINGS IN EXTERIOR
 WALLS SHALL BE PROTECTED AS REQUIRED BY THE FLORIDA
 BUILDING CODE, BUILDING. WHERE OPENINGS IN THE EXTERIOR
 WALLS ARE REQUIRED TO BE PROTECTED BECAUSE OF THEIR
 DISTANCE FROM THE PROPERTY LINE, THE SUM OF THE AREA OF
 SUCH OPENINGS SHALL NOT EXCEED 50 PERCENT OF THE TOTAL
 AREA OF THE WALL IN EACH STORY.
  
  
 5) FBC EXISTING BUILDING 907.2 WIND LOADS.
 BUILDINGS AND STRUCTURES SUBJECT TO A CHANGE OF
 OCCUPANCY WHERE SUCH CHANGE IN THE NATURE OF OCCUPANCY
 RESULTS IN A HIGHER RISK CATEGORY BASED ON THE FLORIDA
 BUILDING CODE, BUILDING TABLE 1604.5, SHALL BE ANALYZED
 AND SHALL COMPLY WITH THE APPLICABLE WIND LOAD
 PROVISIONS OF THE FLORIDA BUILDING CODE, BUILDING.
  
 6) FBC EXISTING BUILDING 911.1 LIGHT AND VENTILATION.
 LIGHT AND VENTILATION SHALL COMPLY WITH THE
 REQUIREMENTS OF THE FLORIDA BUILDING CODE, BUILDING FOR
 THE NEW OCCUPANCY.
  
 7) SHOW COMPLIANCE WITH 2010 FBC ENERGY CONSERVATION
 SECT. 101.4.3 & 103.2 BY SUBMITTING THE PROPER
 CONSTRUCTION DOCUMENTS. SEE RESIDENTIAL BUILDING FORMS
 402 OR 405.
  
 8) FBC EXISTING BUILDING 912.4.1 MEANS OF EGRESS FOR
 CHANGE TO HIGHER HAZARD CATEGORY.
 WHEN A CHANGE OF OCCUPANCY CLASSIFICATION IS MADE TO A
 HIGHER HAZARD CATEGORY, THE MEANS OF EGRESS SHALL
 COMPLY WITH THE REQUIREMENTS OF CHAPTER 10 OF THE
 FLORIDA BUILDING CODE, BUILDING.
  
 9) PLANS REQUIRE REVIEW BY THE PBC IMPACT FEE OFFICE.
 CALL 233-5025. UPON APPROVAL, YOU MAY CHECK OUT ONE
 PLAN AND TAKE TO THAT OFFICE FOR REVIEW. PLEASE
 RETURNED STAMPED WITH A COPY OF RECEIPT AS APPLICABLE.
  
 10) THE DESCRIPTION OF WORK AND VALUATION ON THE
 APPLICATION WILL NEED TO BE REVISED TO REFLECT THE
 SCOPE OF WORK. FBC 109.3
  
 IN ORDER TO REDUCE PLAN REVIEW TIMES, PLEASE SUBMIT A
 RESPONSE LETTER INDICATING HOW EACH OF THE REVIEW
