 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PURSUANT TO SECTION 94-441 OF THE CITY'S ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS), BECAUSE THE
 PROPOSED SCOPE OF WORK EXCEEDS 50 PERCENT OF THE VALUE
 OF THE EXISTING STRUCTURE, THE SITE SHALL BE BROUGHT
 INTO COMPLIANCE WITH ARTICLE XIV (LANDSCAPING) OF THE
 ZLDRS. PLANS SHALL BE SUBMITTED INDICATING SUCH. IF
 EXISTING MATERIAL IS SHOWN ON THE PLANS AND ALL
 PROVISIONS OF ARTICLE XIV HAVE BEEN MET, THEN NO
 ADDITIONAL PERMIT/INSTALLATION IS REQUIRED. IF THE
 EXISTING MATERIAL ON SITE DOES NOT CONFORM TO ALL OF
 THE REQUIREMENTS OF ARTICLE XIV, THEN ADDITIONAL
 MATERIAL WILL NEED TO BE SHOWN ON THE PLANS AND
 PERMITTED UNDER A LANDSCAPE PERMIT. PLEASE NOTE THAT
 PLANS SHOULD INCLUDE, BUT NOT BE LIMITED TO, THE
 FOLLOWING:
  
  A. THE LOCATION OF ALL EXISTING AND PROPOSED
 STRUCTURES, IMPROVEMENTS, ETC.
  
  B. THE LOCATION OF ALL EXISTING AND PROPOSED TREES,
 SHRUBS, GROUND COVERS, ETC.
  
  C. THE LOCATION OF UTILITY AND DRAINAGE EASEMENTS,
 OVERHEAD LINES, WATER METERS, TRANSFORMERS, CHECK
 VALVES, CLEAN OUTS, FIRE HYDRANTS, LIGHT POLES, ETC.
 THAT MAY IMPACT LANDSCAPING.
  
  D. TABULATION TABLE INDICATING HOW THE EXISTING AND
 PROPOSED PLANT MATERIAL COMPLIES WITH ARTICLE XIV.
  
  E. SPECIES, QUANTITY, HEIGHT, SPREAD, SPACING, AND
 LOCATION OF THE EXISTING AND PROPOSED PLANT MATERIAL.
  
  F. STATEMENT THAT ALL LANDSCAPE AREAS WILL BE PROVIDED
 WITH A PERMANENT AUTOMATIC IRRIGATION SYSTEM, INCLUDING
 THE ADJACENT RIGHT-OF-WAY (PLEASE NOTE THAT ANY NEW
 IRRIGATION SHALL BE DONE UNDER A SEPARATE PERMIT).
  
 2. A SEPARATE PERMIT APPLICATION WILL NEED TO BE
 SUBMITTED FOR THE PROPOSED LANDSCAPE WORK. SUCH
 APPLICATION SHALL INCLUDED 2 SETS OF SIGNED / SEALED
 PLANS, ALONG WITH A CERTIFIED COST ESTIMATE (LABOR AND
 MATERIALS).
  
 3. THE PARKING CALCULATIONS SHOWN ON SHEETS C0.1 AND
 C2.0 SHOULD BE 1 SPACE PER 3 SEATS, NOT 1 SPACE PER 40
 SQUARE FEET. PLEASE ENSURE THAT THE NEW OUTDOOR SEATING
 IS REFLECTED IN THIS CALCULATION.
  
 4. SHEET EQ1.1 SHOWS THE NUMBER OF SEATS AS 83, WHILE
 SHEET EQ1.2 SHOWS 82. PLEASE ENSURE THAT ALL PLANS ARE
 CONSISTENT.
  
 5. ON SHEET C0.1, THE TABLE SHOWS 45 PARKING SPACES ARE
 PROVIDED, BUT INDICATES THAT THERE ARE 2 HANDICAP
 SPACES AND 46 REGULAR SPACES; THIS TOTALS TO 48.
  
 6. IS THE EXISTING PARKING LOT BEING RESTRIPED? IT IS
 UNCLEAR IF SEALCOATING AND/OR RESTRIPING OF THE
 REMAINDER OF THE LOT ARE INCLUDED IN THE SCOPE OF WORK.
 PLEASE CLARIFY.
  
 7. PLEASE PROVIDE THE ANGLE OF THE SPACES ALONG THE
 NORTH PROPERTY LINE. ADDITIONALLY, DIMENSION ALL
 PARKING ROWS, DRIVE AISLES, ETC.
  
 8. PLEASE CLARIFY THE BOLD LINE AT THE HEAD OF THE
 PARKING STALLS EAST OF THE BUILDING. STRIPING IS ONLY
 NEEDED BETWEEN THE SPACES AND WHEEL STOPS SHOULD BE
 PROVIDED AT THE HEADS OF THE PARKING STALLS IN
 ACCORDANCE WITH THE PARKING DETAIL.
  
 9. THE PARKING DETAIL SHOWN ON SHEET C4.0 SHOWS THE
 HANDICAP ACCESS AISLE AS 8 FEET IN WIDTH, WHILE ALL
 OTHER DRAWINGS INDICATE 5 FEET; ONLY 5 FEET IS
 REQUIRED. ADDITIONALLY, WHEEL STOPS NEED TO BE PROVIDED
 AND THE BOLLARDS / SIGNS SHOULD NOT BE LOCATED IN THE
 VEHICLE OVERHANG.
  
 10. THE ELEVATIONS ARE LABELED INCORRECTLY (FRONT,
 REAR, ETC.).
  
 11. PLEASE NOTE THAT SIGNAGE SHALL BE SUBMITTED UNDER A
 SEPARATE PERMIT APPLICATION AND WILL BE REVIEWED FOR
 COMPLIANCE AT THAT TIME.
  
 12. SHEET C2.0 DOES NOT SHOW THE PROPOSED CANOPY OVER
 THE DRIVE-THRU WINDOWS. PLEASE INDICATE SUCH AND
 PROVIDE DIMENSIONS ACCORDINGLY.
  
 13. PLEASE PROVIDE DETAILS / INFORMATION INDICATING
 THAT THE NEW MECHANICAL EQUIPMENT PROPOSED TO BE
 INSTALLED ON THE ROOF WILL NOT BE VISIBLE. HOW HIGH IS
 THE PARAPET ABOVE THE HEIGHT OF THE ROOF DECK? HOT TALL
 IS THE MECHANICAL EQUIPMENT? A CROSS-SECTION MAY NEED
 TO BE PROVIDED.
