 PLEASE PROVIDE WRITTEN RESPONSE TO COMMENTS.
  
 1) THE FOLLOWING CONDITION FROM RESOLUTION NO. 329-13
 SHALL BE SATISFIED PRIOR TO THE ISSUANCE OF THE FIRST
 BUILDING PERMIT FOR VERTICAL CONSTRUCTION - THE
 APPLICANT SHALL:
  
 A. SUBMIT A MINOR AMENDMENT SHOWING THE LOCATIONS OF
 THE STREET LIGHTS AND THE PEDESTRIAN SCALE LIGHTING.
 THE MINOR AMENDMENT SHALL SHOW THAT THE STREET LIGHTS
 MEET THE DOWNTOWN MASTER PLAN SPECIFICATIONS AND SHALL
 SPECIFY AND PROVIDE DETAILS OF THE LIGHTING FIXTURES
 USED FOR THE PEDESTRIAN SCALE LIGHTING. NO LIGHTING
 SHALL CONFLICT WITH PROPOSED LANDSCAPE.
  
 B. THE LANDSCAPE PLANS SHALL BE SUBMITTED AS A
 LANDSCAPE PERMIT AND INCLUDE THE NOTATION AND DETAILS
 THAT ROOT BARRIERS AND STRUCTURAL SOILS SHALL BE USED
 FOR ALL THE OAK TREE PLANTINGS IN SIDEWALK CUTOUTS OR
 WITHIN CLOSE PROXIMITY TO SIDEWALKS TO ENSURE PROPER
 ROOT GROWTH WHILE LIMITING THE POTENTIAL FOR ROOT
 DAMAGE.
  
 2) THE FOLLOWING CONDITIONS WERE LISTED IN RESOLUTION
 NO. 329-13 AS REQUIRED PRIOR TO THE ISSUANCE OF THE
 FIRST BUILDING PERMIT FOR VERTICAL CONSTRUCTION;
 HOWEVER, UPON ENGINEERING SERVICES DEPARTMENT AND CITY
 SURVEYOR REVIEW OF THE PROJECT AND RELATED PLANS, IT
 HAS BEEN DETERMINED THAT THESE CONDITIONS SHALL BE
 ADDRESSED PRIOR TO THE ISSUANCE OF THE CERTIFICATE OF
 OCCUPANCY.
  
 A. RECORD EASEMENTS IN FAVOR OF THE CITY FOR ANY PUBLIC
 SIDEWALKS OR UTILITIES ON THE HOTEL OR PARKING
 STRUCTURE PARCELS. ****FINAL EASEMENT LOCATIONS WILL BE
 BASED ON THE AS BUILT SURVEY OF THE SITE.****
  
 B. SECURE A RIGHT-OF-WAY PERMIT FROM THE CITY FOR THE
 RECONFIGURATION OF THE MEDIANS AND INSTALLATION OF
 LANDSCAPE MATERIAL WITHIN THE FLORIDA AVENUE
 RIGHT-OF-WAY. AS PART OF THE RECONFIGURATION OF THE
 MEDIANS, THE APPLICANT SHALL INSTALL APPROPRIATE
 SIGNAGE TO WARN MOTORISTS OF THE MID-BLOCK PEDESTRIAN
 CROSSING ON FLORIDA AVENUE IN ACCORDANCE WITH THE
 LATEST VERSION OF THE MANUAL ON UNIFORM TRAFFIC CONTROL
 DEVICES (MUTCD). ****THE ENGINEERING SERVICES
 DEPARTMENT HAS DETERMINED THAT IT IS TOO PREMATURE TO
 ISSUE A RIGHT-OF-WAY PERMIT SINCE THE ACTUAL
 RIGHT-OF-WAY WORK IS NOT SET TO BEGIN UNTIL THE
 CONSTRUCTION IS FURTHER ALONG.****
  
 C. SECURE A RIGHT-OF-WAY PERMIT FROM THE CITY FOR THE
 INSTALLATION OF LANDSCAPE MATERIAL WITHIN THE ALABAMA
 AVENUE RIGHT-OF-WAY. ****THE ENGINEERING SERVICES
 DEPARTMENT HAS DETERMINED THAT IT IS TOO PREMATURE TO
 ISSUE A RIGHT-OF-WAY PERMIT SINCE THE ACTUAL
 RIGHT-OF-WAY WORK IS NOT SET TO BEGIN UNTIL THE
 CONSTRUCTION IS FURTHER ALONG.****
  
 3) THE GARAGE ELEVATION AND FLOOR PLAN HAS CHANGED,
 WHICH REQUIRE THE APPROVAL OF A MINOR PLANNED
 DEVELOPMENT AMENDMENT. YOU MAY INCLUDE THIS WITH THE
 MINOR AMENDMENT TO THE HOTEL.
  
 4) THE IMPROVEMENTS AND LANDSCAPING SHOWN OUTSIDE OF
 THE PARCEL BOUNDARIES REQUIRE A RIGHT-OF-WAY PERMIT.
  
 5) REMOVE THE NOTE REFERENCING THE BUS AND TROLLEY STOP
 FROM SHEET GA1.01.
  
 6) VERIFY THAT THE GATES ARE CONFIGURED TO OPERATE FROM
 BOTH DIRECTIONS IN ACCORDANCE WITH THE CITY COMMISSION
 APPROVAL. THE GATE PLACEMENT IN RELATIONSHIP TO THE RF
 ID READERS DO NOT LOOK LIKE THEY ALLOW REVERSE TRAFFIC
 FLOW.
  
 7) INCLUDE THE NUMBER OF COMPACT SPACES ON THE PARKING
 TABLE ON SHEET GA0.01.
  
 8) SHEET GA3.00 SHOWS A CIRCULAR OBJECT IN SPACES 20,
 188 & 193, 197. WHAT IS THIS (SIMILAR FEATURES ARE
 LABELED AS F.D., FLOOR DRAINS BUT THESE APPEAR
 DIFFERENT ON PLUMBING PLAN)? IF IT IS AN ABOVE GROUND
 OBJECT, IT BLOCKS THE ABILITY OF THE CAR TO USE THE
 FULL SPACE, RESULTING IN A SUBSTANDARD DEPTH PARKING
 SPACE.
  
 9) THE PLAN NOTES STATE THAT PLUMBING WILL BE PROTECTED
 BY BOLLARDS. STAFF WAS UNABLE TO DISCERN WHERE THIS
 OCCUSR. BOLLARDS SHALL BE SHOWN. ANY PARKING SPACES
 RENDERED SUBSTANDARD DUE TO THE PLACEMENT OF BOLLARDS
 SHALL BE DELETED FROM THE PLANS.
  
 10) A SIGN SHALL BE INSTALLED AT THE RAMP UP TO THE
 SECOND LEVEL TO NOTIFY HC DRIVERS THAT NO ADA PARKING
 IS AVAILABLE PAST THAT POINT.
  
 11) THE NORTH AND EAST ELEVATIONS SHOW A LOW WALL IN
 FRONT OF THE EASTERNMOST ADA ENTRY TO THE GARAGE THAT
 IS NOT SHOWN ON THE SITE PLAN, THE CIVIL PLAN, THE
 LANDSCAPE PLAN OR THE HARDSCAPE PLAN. WHY IS THE WALL
 HERE? IT APPEARS TO BE IN THE LANDSCAPE BUFFER AND
 SERVING NO PURPOSE. AS SHOWN, THIS PRESENTS AN AREA
 THAT DOES NOT HAVE NATURAL SURVEILLANCE.
  
 12) PLEASE EXPLAIN AND PROVIDE A PHOTOGRAPH OF THE
 CABLE GUARDRAILS WITH FABRIC SCREEN (NORTH AND SOUTH
 ELEVATIONS).
  
 13) PROVIDE THE DIMENSION OF THE EXPANDED SIDEWALK AREA
 ON THE EAST SIDE OF THE GARAGE (SEE LOCATION ON SHEET
 C4).
  
 14) PROVIDE PHOTOMETRIC PLANS WHICH SHOW THE LIGHT
 LEVELS ON FLORIDA AVENUE, M STREET, ALABAMA AVENUE AND
 THE NORTHERN ACCESS DRIVE CAUSED BY THE GARAGE LIGHTS.
 PER CODE THEY SHOULD NOT PROVIDE GLARE INTO THE
 RIGHT-OF-WAY OR INTO THE RESIDENCES NORTH AND SOUTH OF
 THE GARAGE.
  
 15) SEPARATE PERMITS, WITH PLANS, ARE REQUIRED FOR THE
 FOLLOWING:
  
 A. ROOF CANOPIES
 B. SITE LIGHTING
 C. LANDSCAPE
 D. BICYCLE RACKS
 E. IRRIGATION
  
 16) THE WORK RELATING TO THE PRIVATE DRIVE REQUIRES A
 SEPARATE DRIVEWAY PERMIT, WITH PLANS.
