 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. PURSUANT TO SECTION 94-441 OF THE CITY'S ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS), BECAUSE THE
 PROPOSED SCOPE OF WORK EXCEEDS 50 PERCENT OF THE VALUE
 OF THE EXISTING STRUCTURE, THE SITE SHALL BE BROUGHT
 INTO COMPLIANCE WITH ARTICLE XIV (LANDSCAPING) OF THE
 ZLDRS. PLANS SHALL BE SUBMITTED INDICATING SUCH. IF
 EXISTING MATERIAL IS SHOWN ON THE PLANS AND ALL
 PROVISIONS OF ARTICLE XIV HAVE BEEN MET, THEN NO
 ADDITIONAL PERMIT/INSTALLATION IS REQUIRED. IF THE
 EXISTING MATERIAL ON SITE DOES NOT CONFORM TO ALL OF
 THE REQUIREMENTS OF ARTICLE XIV, THEN ADDITIONAL
 MATERIAL WILL NEED TO BE SHOWN ON THE PLANS AND
 PERMITTED UNDER A LANDSCAPE PERMIT. PLEASE NOTE THAT
 PLANS SHOULD INCLUDE, BUT NOT BE LIMITED TO, THE
 FOLLOWING:
  
  A. THE LOCATION OF ALL EXISTING AND PROPOSED
 STRUCTURES, IMPROVEMENTS, ETC.
  
  B. THE LOCATION OF ALL EXISTING AND PROPOSED TREES,
 SHRUBS, GROUND COVERS, ETC.
  
  C. THE LOCATION OF UTILITY AND DRAINAGE EASEMENTS,
 OVERHEAD LINES, WATER METERS, TRANSFORMERS, CHECK
 VALVES, CLEAN OUTS, FIRE HYDRANTS, LIGHT POLES, ETC.
 THAT MAY IMPACT LANDSCAPING.
  
  D. TABULATION TABLE INDICATING HOW THE EXISTING AND
 PROPOSED PLANT MATERIAL COMPLIES WITH ARTICLE XIV.
  
  E. SPECIES, QUANTITY, HEIGHT, SPREAD, SPACING, AND
 LOCATION OF THE EXISTING AND PROPOSED PLANT MATERIAL.
  
  F. STATEMENT THAT ALL LANDSCAPE AREAS WILL BE PROVIDED
 WITH A PERMANENT AUTOMATIC IRRIGATION SYSTEM, INCLUDING
 THE ADJACENT RIGHT-OF-WAY (PLEASE NOTE THAT ANY NEW
 IRRIGATION SHALL BE DONE UNDER A SEPARATE PERMIT).
  
 2. PRIOR TO THE ISSUANCE OF A BUILDING PERMIT, A MINOR
 PLANNED DEVELOPMENT (PD) AMENDMENT SHALL BE APPROVED BY
 THE PLANNING DIVISION. THIS APPLICATION HAS ALREADY
 BEEN SUBMITTED ON BEHALF OF THE PROPERTY OWNER BY DARYL
 JOHNSON, OF CORPORATE PROPERTY SERVICES, INC. HOWEVER,
 COMMENTS WERE ISSUED ON JUNE 2, 2014, WHICH NEED TO BE
 ADDRESSED BEFORE AN APPROVAL CAN BE ISSUED. A COPY OF
 THE COMMENTS HAVE BEEN PROVIDED BELOW:
  
  A. PURSUANT TO THE DEVELOPEMNT APPLICATION AND SECTION
 94-448(D)(2)R. OF THE CITY?S ZONING AND LAND
 DEVELOPMENT REGULATIONS, A LANDSCAPE PLAN SHALL BE
 SUBMITTED. SUCH PLANS SHALL BE PREPARED BY A REGISTERED
 LANDSCAPE ARCHITECT.
  
  B. PLEASE PROVIDE AN OVERALL SITE PLAN THAT INCLUDES
 ALL INFORMATION CONTAINED WITHIN THE SITE PLAN
 CHECKLIST, AS PROVIDED WITHIN THE DEVELOPMENT
 APPLICATION. IMPORTANTLY, THE SITE PLAN SHALL INCLUDE A
 DATA TABLE THAT INDICATED TOTAL ACRES OF THE PROJECT;
 GROSS BUILDING SQUARE FOOTAGE; PERCENTAGE OF OPEN
 SPACE, LANDSCAPING, BUILDING COVERAGE, AND IMPERMEABLE
 SURFACE; PARKING COMPUTATIONS; AND FLOOR AREA RATIO
 (FAR).
  
  C. THE PARKING STRIPING DETAIL ON THE SUBMITTED PLANS
 IS INCORRECT. PLEASE EMAIL ME TO OBTAIN A COPY OF THE
 STRIPING DETAIL.
  
  D. THERE SHOULD BE A MINIMUM OF FIVE (5) FEET BETWEEN
 THE OUTDOOR PATIO AND THE PROPERTY LINE ALONG HANK
 AARON DRIVE.
  
  E. PLEASE CLARIFY AS TO WHETHER OR NOT THE OUTDOOR
 PATIO AREA WILL CONTAIN SEATING. IF SO, THE SEATING
 SHALL BE ACCOUNTED FOR IN THE PARKING REQUIREMENTS.
  
  F. PLEASE PROVIDE DIMENSIONS OF THE PROPOSED SIGNAGE.
 OF CONCERN IS ALSO THE NUMBER OF SIGNS. PURSUANT TO
 ORDINANCE NO. 3844-05, WHICH GOVERNS THE HOME DEPOT
 COMMERCIAL PLANNED DEVELOPMENT (CPD), BUILDINGS ARE
 ONLY PERMITTED ONE (1) SIGN ON EACH OF THE FRONT, REAR,
 AND SIDE FACADES. ORDINANCE NO. 3844-05 ALSO GOVERNS
 THE MAXIMUM SIZE OF THE SIGNS. PLEASE EMAIL ME TO
 OBTAIN A COPY OF THE ORDINANCE.
  
  G. STAFF WOULD LIKE TO WORK WITH THE APPLICANT
 REGARDING THE NEED TO INSTALL AND/OR REPLACE LANDSCAPE
 MATERIAL THROUGHOUT THE PROPERTY TO BRING IT INTO
 COMPLIANCE WITH THE APPROVED LANDSCAPE PLAN FOR THE
 SITE. PLEASE EMAIL ME FOR A COPY OF THE APPROVED
 LANDSCAPE PLAN. ALL MATERIAL SHOWN ON THE PLAN SHALL BE
 PRESENT ON THE PROPERTY. ANY MISSING MATERIAL NEEDS TO
 BE INSTALLED, OR ANY CHANGES TO THE PLAN NEED TO BE
 APPROVED THROUGH THE MINOR AMENDMENT.
