 DENIED BY BUILDING
  
 1) THE PALM BEACH COUNTY PROPERTY APPRAISER RECORDS
 SHOW THAT THIS STRUCTURE IS A ONE STORY GARAGE
 APARTMENT. THE CITY OF WEST PALM BEACH DOES NOT HAVE
 ANY RECORDS THAT INDICATE THAT THE 16' X 22' GARAGE
 PORTION WAS CONVERTED TO LIVING AREA WITH THE REQUIRED
 PERMITS AND INSPECTIONS. IN ORDER TO BRING THE GUEST
 HOUSE INTO COMPLIANCE, THE AREA THAT WAS CONVERTED FROM
 GARAGE TO LIVING SPACE WILL HAVE TO BE MADE CODE
 COMPLIANT OR RETURNED TO A GARAGE. THE FOLLOWING REVIEW
 WILL BE WHAT IS REQUIRED TO BRING THE CONVERTED GARAGE
 INTO COMPLIANCE. 2010 FBC EXISTING BUILDING, 2010 FBC
 RESIDENTIAL AND 2008 NEC
  
 2) GENERAL NOTE #9 ON SHEET GH1 NEEDS TO BE CORRECTED.
 THE WINDSPEED IS 170 MPH VULT , THE EXPOSURE CATEGORY
 IS D AND THE APPLICABLE BUILDING CODE IS THE 2010
 FLORIDA BUILDING CODE.
  
 3) UNLESS YOU CAN SHOW THAT THE EXTERIOR FRENCH DOOR
 AND THE WINDOWS IN THE CONVERTED GARAGE WERE PERMITTED
 AND INSPECTED, PRODUCT APPROVALS WILL NEED TO BE
 SUBMITTED AS REQUIRED BY DCA RULE 9N-3.
  
 4) SHOW COMPLIANCE WITH FBCR 301.2.1.2 WHICH REQUIRES
 THE WINDOWS AND DOORS WITH GLAZED AREAS TO PROTECTED
 FROM LARGE MISSILE IMPACT. IMPACT RATED EXTERIOR DOORS
 AND WINDOWS OR STORM PANELS WILL BE REQUIRED.
  
 5) PRODUCT APPROVALS WILL BE REQUIRED FOR THE STORM
 PANELS. A KEY PLAN AND INSTALLATION SCHEDULE THAT
 PROVIDES COMPLETE INSTALLATION DETAILS IS REQUIRED. DCA
 RULE 9N-3, CITY AMENDMENTS 107.2.1 AND 107.2.1.3
  
 6) THE CONTINUOUS LOAD PATH FROM THE ROOF THE THE
 FOUNDATION WILL NEED TO BE EVALUATED. IF IT IS NOT CODE
 COMPLIANT, ADDITION STRAPS AND CONNECTORS MAY BE
 REQUIRED. FBC R301.1
  
 7) SMOKE ALARMS AS REQUIRED FOR NEW DWELLINGS WILL BE
 REQUIRED. FBC R314.3.1
  
 8)THE ELECTRICAL SYSTEM WILL NEED TO BE MADE CODE
 COMPLIANT. SEE ELECTRICAL REVIEW NOTES. 2008 NEC
  
 9) BECAUSE THE STRUCTURE IS HISTORIC PER FS 267.021, IT
 IS EXEMPT FROM THE 2010 FBC ENERGY CODE PER SECTION
