 ADMINISTRATION, 2012 FBC SUPPLEMENTS.
  
 2ND ELECTRICAL PLAN REVIEW
 ACTION: DENIED
  
 PLEASE REVISE YOUR PLANS TO MAKE THE FOLLOWING
 CORRECTIONS:
  
 1) ALL INFORMATION, DRAWINGS, SPECIFICATIONS AND
 ACCOMPANYING DATA SHALL BEAR THE NAME AND SIGNATURE OF
 THE PERSON RESPONSIBLE FOR THE DESIGN. FBC 107.2.1
  
 2) PROVIDE A SINGLE LINE RISER DIAGRAM, LOAD
 CALCULATION AND A PANEL SCHEDULE INDICATING SIZE OF THE
 ELECTRICAL SERVICE, THE TOTAL CONNECTED LOAD, AND THE
 CAPACITY OF THE PANEL TO FEED THE ADDITIONAL LOAD AND
 CIRCUITRY. INDICATE ON THE PLANS THE LOCATION OF THE
 ELECTRICAL SERVICE AND PANEL . FBC 107.2.1
  
 3) PERMANENT LADDERS OR STAIRWAYS SHALL BE PROVIDED TO
 GIVE SAFE ACCESS TO THE WORKING SPACE AROUND ELECTRICAL
 EQUIPMENT INSTALLED ON PLATFORMS, BALCONIES, OR
 MEZZANINE FLOORS OR IN ATTIC OR ROOF ROOMS OR SPACES.
 NEC 110.33(B) INICATE ON THE PLANS PROPER ACCESS TO
 SERVICE THE UNIT IN THE ATTIC.
  
 4) FOR ATTICS, UNDERFLOOR SPACES, UTILITY ROOMS, AND
 BASEMENTS, AT LEAST ONE LIGHTING OUTLET CONTAINING A
 SWITCH OR CONTROLLED BY A WALL SWITCH SHALL BE
 INSTALLED WHERE THESE SPACES ARE USED FOR STORAGE OR
 CONTAIN EQUIPMENT REQUIRING SERVICING. AT LEAST ONE
 POINT OF CONTROL SHALL BE AT THE USUAL POINT OF ENTRY
 TO THESE SPACES. THE LIGHTING OUTLET SHALL BE PROVIDED
 AT OR NEAR THE EQUIPMENT REQUIRING SERVICING. NEC
 210.70(3) REVISE PLANS TO INDICATE THE SERVICE LIGHT BY
 THE POINT OF ENTRY TO SERVICE THE MECHANICAL EQUIPMENT
  
 5) THE PROVISIONS OF PART II ARE INTENDED TO REQUIRE
 DISCONNECTING MEANS CAPABLE OF DISCONNECTING
 AIR-CONDITIONING AND REFRIGERATING EQUIPMENT, INCLUDING
 MOTOR-COMPRESSORS AND CONTROLLERS FROM THE CIRCUIT
 CONDUCTORS. NEC 440.11
  
 6) DISCONNECTING MEANS SHALL BE LOCATED WITHIN SIGHT
 FROM AND READILY ACCESSIBLE FROM THE AIR-CONDITIONING
 OR REFRIGERATING EQUIPMENT. THE DISCONNECTING MEANS
 SHALL BE PERMITTED TO BE INSTALLED ON OR WITHIN THE
 AIR-CONDITIONING OR REFRIGERATING EQUIPMENT. NEC
 440.14. REVISE THE PLANS TO INDICATE A DISCONNECTING
 MEANS AT OR NEAR THE MECHANICAL EQUIPMENT.
  
 7) AIR HANDLING UNITS SHALL BE ALLOWED IN ATTICS IF THE
 FOLLOWING CONDITIONS ARE MET:
  1. THE SERVICE PANEL OF THE EQUIPMENT IS LOCATED
 WITHIN SIX (6) FEET (1829 MM) OF AN ATTIC ACCESS.
  2. A DEVICE IS INSTALLED TO ALERT THE OWNER OR SHUT
 THE UNIT DOWN WHEN THE CONDENSATION DRAIN IS NOT
 WORKING PROPERLY.
  3. THE ATTIC ACCESS OPENING IS OF SUFFICIENT SIZE TO
 REPLACE THE AIR HANDLER.
  4. A NOTICE IS POSTED ON THE ELECTRIC SERVICE PANEL
 INDICATING TO THE HOMEOWNER THAT THE AIR HANDLER IS
 LOCATED IN THE ATTIC. SAID NOTICE SHALL BE IN ALL
 CAPITALS, IN 16 POINT TYPE, WITH THE TITLE AND FIRST
 PARAGRAPH IN BOLD:
 NOTICE TO HOMEOWNER FBC-M 306.3.2
 A PART OF YOUR AIR CONDITIONING SYSTEM, THE AIR
 HANDLER, IS LOCATED IN THE ATTIC. FOR PROPER,
 EFFICIENT, AND ECONOMIC OPERATION OF THE AIR
 CONDITIONING SYSTEM, YOU MUST ENSURE THAT REGULAR
 MAINTENANCE IS PERFORMED. YOUR AIR CONDITIONING SYSTEM
 IS EQUIPPED WITH ONE OR BOTH OF THE FOLLOWING:
 1) A DEVICE THAT WILL ALERT YOU WHEN THE CONDENSATION
 DRAIN IS NOT WORKING PROPERLY OR;
 2) A DEVICE THAT WILL SHUT THE SYSTEM DOWN WHEN THE
 CONDENSATION DRAIN IS NOT WORKING. TO LIMIT POTENTIAL
 DAMAGE TO YOUR HOME, AND TO AVOID DISRUPTION OF
 SERVICE, IT IS RECOMMENDED THAT YOU ENSURE PROPER
 WORKING ORDER OF THESE DEVICES BEFORE EACH SEASON OF
 PEAK OPERATION.
 REVISE PLANS TO INDICATE COMPLIANCE.
  
 8) ONE 125VOLT, SINGLE-PHASE, 15 OR 20AMP GFI
 RECEPTACLE OUTLET SHALL BE INSTALLED AT AN ACCESSIBLE
 LOCATION FOR THE SERVICING OF HEATING,
 AIR-CONDITIONING, AND REFRIGERATION EQUIPMENT. THE
 RECEPTACLE SHALL BE LOCATED ON THE SAME LEVEL AND
 WITHIN 25FT OF THE HEATING, AIR-CONDITIONING, AND
 REFRIGERATION EQUIPMENT. THE RECEPTACLE OUTLET SHALL
 NOT BE CONNECTED TO THE LOAD SIDE OF THE EQUIPMENT
 DISCONNECTING MEANS. NEC 210.63 SEE 210.8(A)(3),
  
 9) WHEN ALTERATIONS, REPAIRS, OR ADDITIONS REQUIRING A
 PERMIT OCCUR, OR WHEN ONE OR MORE SLEEPING ROOMS ARE
 ADDED OR CREATED IN EXISTING DWELLINGS, THE INDIVIDUAL
 DWELLING UNIT SHALL BE EQUIPPED WITH SMOKE ALARMS
 LOCATED AS REQUIRED FOR NEW DWELLINGS. FBC-RESIDENTIAL
 314.3 AND 314.3.1
 FBC-R 314.3 LOCATION STATES IN PART: "SMOKE ALARMS
 SHALL BE INSTALLED IN THE FOLLOWING LOCATIONS: 1. IN
 EACH SLEEPING ROOM. 2. OUTSIDE EACH SEPARATE SLEEPING
 AREA IN THE IMMEDIATE VICINITY OF THE BEDROOMS." THE
 PLANS SUBMITTED INDICATE ONLY ONE SMOKE DETECTOR
 INSTALLED IN THE BEDROOM. PLEASE MAKE A NOTE ON THE
 PLANS INDICATING COMPLIANCE WITH THE ABOVE REFERENCED
 CODE.
  
 10) THERE IS A NOTE ON THE PLAN INDICATING THE TUB IS
 TO BE A HYDRO MASSAGE TUB INSTALLED IN THE NEW MASTER
 BATH. HOWEVER THERE IS NO GFI OUTLET ON THE PLAN IN AN
 ACCESSABLE LOCATION TO FEED IT. PLEASE PROVIDE THE
 PRODUCT APPROVAL SHEETS ON THE PROPSED TUB AND INDICATE
 THE CIRCUIT PROPOSED TO BE USED TO FEED THE NEW OUTLET
 ON THE PANEL SCHEDULE AND INCLUDE THE LOAD IN THE LOAD
 CALCULATION.
  
 WHEN RESUBMITTING, IT IS HELPFUL TO PROVIDE A RESPONSE
 LETTER ADDRESSING EACH ITEM ALONG WITH THE CITY
