 DENIED BY BUILDING
  
 1) THE PRE-CONSTRUCTION ELEVATION CERTIFICATE THAT WAS
 SUBMITTED HAS A COUPLE OF DISCREPANCIES WITH THE PLANS.
 PLEASE CORRECT.
 (A) THE PLANS SHOW ENGINEERED FLOOD OPENINGS AT THE
 GARAGE AND ITEM A9 ON THE ELEVATION CERTIFICATE
 SPECIFIES THAT THERE ARE NOT ANY FLOOD VENTS.
 (B) THE PLANS STATE THAT ALL EQUIPMENT IS TO BE AT OR
 ABOVE 7.5 FEET NGVD AND SECTION C2 (E) SPECIFIES THE
 LOWEST EQUIPMENT AT 8.00 FEET.
  
 2) THE FLOOD VENTS IN THE GARAGE ARE REQUIRED TO BE ON
 AT LEAST TWO SIDES OF EACH ENCLOSED AREA AND ONLY THE
 PORTION OF THE FLOOD VENT OPENING THAT IS BELOW THE
 7.5' BFE CAN BE COUNTED TOWARD THE REQUIRED NET OPEN
 AREA. ONE SQUARE INCH OF NET OPEN AREA IS REQUIRED FOR
 EACH SQUARE FOOT OF ENCLOSED AREA. SEE FEMA TECHNICAL
 BULLETIN 1 / AUGUST 2008. PLEASE REVISE PLANS AND
 PROVIDE CALCULATIONS TO SHOW COMPLIANCE. CITY OF WEST
 PALM BEACH FLOOD ORDINANCE AND FBCR322.
  
 3) THERE ARE SOME DISCREPANCIES IN THE ROOF PITCH THAT
 IS SPECIFIED ON THE ON THE PLANS. ON SHEETS A4 & A5 THE
 PITCH IS 5/12 AND ON SHEETS A3, T2, S3, S4 AND S5 THE
 PITCH IS 6/12. SHEET T1 HAS A 5/12 ROOF SLOPE WITH A
 6/12 RAKE BEAM SPECIFIED. PLEASE COORDINATE THE ROOF
 PITCH ON ALL PLANS, ELEVATIONS AND DETAILS. CITY
 AMENDMENTS 107.2.1
  
 4) THE INSTALLATION INSTRUCTIONS FOR THE WOLF OUTDOOR
 GRILL SPECIFY THAT IT IS NOT TO BE LOCATED UNDER
 OVERHEAD COMBUSTIBLES. THE PLANS INDICATE THAT THE
 CEILING OF THE OUTDOOR KITCHEN ABOVE THE GRILL WILL BE
 WOOD. INDICATE HOW THIS WILL BE RESOLVED. CITY
 AMENDMENTS 107.2.1
  
 5) CLARIFY WHETHER ROLL DOWN SCREENS OR ROLL DOWN STORM
 PANELS WILL BE INSTALLED AT THE OUTDOOR KITCHEN. SUBMIT
 MANUFACTURER'S INSTALLATION REQUIREMENTS FOR ROLL DOWN
 SCREENS AND PRODUCT APPROVALS FOR ROLL DOWN STORM
 PANELS. CITY AMENDMENTS 107.2.1 AND DCA RULE 9N-3
  
 6) THE RESPONSE LETTER INDICATES THAT THE SURFACE WATER
 DRAINAGE PLAN SHOWING COMPLIANCE WITH FBC R401.3 IS ON
 CIVIL DRAWING C-1. THERE WAS NO SHEET C-1 IN THE PLANS
 THAT WERE SUBMITTED. PLEASE PROVIDE THE DRAWINGS THAT
 SHOW COMPLIANCE.
  
 7) SUBMIT TWO COPIES OF PRODUCT APPROVALS FOR THE
 FOLLOWING: 8" WIDE PRECAST LINTELS, STRUCTURAL WINDOW
 MULLIONS, CUSTOM MAHOGANY FRONT DOOR WITH SIDELITES AND
 TRANSOM ASSEMBLY, FIBER GLASS RAISED PANEL SWING DOOR
 AND FRENCH DOORS AS REQUIRED BY DCA RULE 9N-3.
  
 8) PRODUCT APPROVALS REQUIRED BY RULE 9N-3 ARE REQUIRED
 TO BE REVIEWED AND APPROVED IN WRITING BY THE DESIGNER
 OF RECORD FOR THE PROJECT. CITY AMENDMENTS 107.3.4.1
  
 9) PROVIDE STRAPPING AND CONNECTOR DETAILS FOR THE FAUX
 CHIMNEY TO PROVIDE A CONTINUOUS LOAD PATH. FBC R301.1
  
 10) IN ORDER TO REDUCED REVIEW TIME, PLEASE SUBMIT A
 RESPONSE LETTER INDICATING HOW EACH OF THE REVIEW
 COMMENTS WAS ADDRESSED.
  
 NOTE: SEPARATE APPLICATIONS, PERMITS AND REVIEWS ARE
 REQUIRED FOR THE GENERATOR, POOL, FIRE PIT, NATURAL
 GAS, RETAINING WALL, FENCES AND SITE WALLS.
