 PLEASE RESPOND IN WRITING.
  
 1) REPEAT COMMENT: THE BUILDING IS NOT SHOWN ON THE
 LANDSCAPE PLAN WITH THE SAME SETBACKS AS ARE SHOWN ON
 THE SURVEY. EX. THE SURVEY SHOWS A 5 FOOT SETBACK ALONG
 THE WEST PROPERTY LINE AND THE LANDSCAPE PLAN SHOWS THE
 BUILDING WITH A 4.5 FOOT BUFFER STRIP/BUILDING SETBACK.
 PLEASE USE THE SURVEY AS A BASE FOR THE LANDSCAPE PLAN.
 ADDITIONALLY, THE SURVEY SHOWS ONLY ONE (1) FOOT
 BETWEEN THE SOUTHWEST PORTION OF THE BUILDING AND THE
 PROPERTY LINE. THE LANDSCAPE PLAN SHOWS A WIDER AREA
 AND INCLUDES ADONIDA PALMS PLANTED IN THE STRIP. STAFF
 IS CONCERNED THAT THE PALMS WILL NOT FIT IN THIS AREA
 WITHOUT IMPEDING VEHICLES USING THE ALLEY. PLEASE
 REVIEW THE LANDSCAPE CHOICES ONCE THE BASE PLANS MATCH
 THE SURVEY.
  
 2) REVISED COMMENT: THE 17,613.2 SQUARE FEET OF
 REQUIRED OPEN SPACE REQUIRES 12 SHADE TREES SINCE THE
 CITY ROUNDS UP ANY FRACTION WHEN IT COMES TO LANDSCAPE
 REQUIREMENTS. PLEASE NOTE THAT THE SITE HAS ENOUGH
 SHADE TREES TO MEET THE OPEN SPACE REQUIREMENTS AS THE
 CITY COUNTS ALL SHADE TREES ON SITE IN MEETING THIS
 REQUIREMENT (BUFFER AND PARKING LOT INCLUDED EVEN
 THOUGH THEY HAVE THEIR OWN REQUIREMENTS).
  
 3) PARTIAL REPEAT COMMENT: THE DIMENSIONS WERE NOT
 PROVIDED FOR THE LANDSCAPE BUFFERS AT THE SOUTHWEST
 SIDES OF THE BUILDING (WILL BE DETERMINED ONCE THE
 BUILDING IS PLACED CORRECTLY IN ACCORDANCE WITH THE
 SURVEY).
  
 4) REPEAT COMMENT: BASED ON THE SURVEY, THE WIDTH FROM
 THE WALKWAY NORTH OF THE WESTERN PORTION OF THE
 BUILDING TO THE NORTHERN PROPERTY LINE APPEARS TO BE 64
 FEET AT ITS NARROWEST POINT. THIS PERMITS THE 2 PARKING
 ROWS, THE 24 FOOT WIDE DRIVE AISLE AND A FOUR (4) FOOT
 LANDSCAPE BUFFER.
  
 A. THE SITE AND LANDSCAPE PLANS HAVE THE BUILDING
 LOCATED IN THE WRONG SPOT WHEN COMPARED TO THE SURVEY
 SO THE PLANS ARE NOT ACCURATE AND SHOW A SMALLER BUFFER
 THAN IT SHOULD. ADDITIONALLY, THERE IS A GAP SHOWN
 BETWEEN THE FENCE AND THE LANDSCAPE BUFFER. THE SURVEY
 SHOWS THE EXISTING FENCE AT THE PROPERTY LINE. THIS
 AREA SHALL BE SHOWN AS LANDSCAPE BUFFER. THE PLANS
 SHALL BE ACCURATE AND BASED ON THE SURVEY.
  
 B. STAFF RECOMMENDS THE USE OF THE D CURB WITH TWO FOOT
 OVERHANG IN LIEU OF WHEEL STOPS FOR A WIDER BUFFER. THE
 PLANS SHOW BOTH WHEEL STOPS AND D CURB. YOU DO NOT NEED
 TO PROVIDE THE D CURB IF THE WHEEL STOPS ARE USED.
 STAFF SUGGESTS REPLACING THE WHEEL STOPS WITH THE D
 CURB SO THERE IS 16 FEET OF PAVEMENT FOR THE PARKING
 STALL AND THE CURB AND GRASS STRIP OVERHANG AREA IS THE
 REMAINING 2 FEET OF THE PARKING STALL. PLEASE SEE THE
 DIAGRAM ON
  
 5) REPEAT COMMENT: THERE IS A DISCREPANCY IN THE WIDTH
 OF THE EXISTING LANDSCAPE BUFFER, INCLUDING THE CURB,
 ALONG THE NORTH PROPERTY LINE ON THE EAST SIDE OF THE
 BUILDING - SHOWN ON THE SURVEY (6 FEET WIDE) AND THE
 LANDSCAPE PLAN (4.5 FEET WIDE). THIS DISCREPANCY LEADS
 TO THE LAYOUT ISSUES WITH THE EASTERN PARKING LOT,
 PARTICULARLY THE AMOUNT OF SPACE AVAILABLE FOR THE
 SOUTHERN LANDSCAPE BUFFER. PLEASE USE SURVEY AS A BASE
 FOR THE LANDSCAPE PLAN.
  
 6) REVISED COMMENT: DUE TO SITE CONSTRAINTS, THE
 SOUTHERN LANDSCAPE BUFFER CAN NOT BE INSTALLED AT ITS
 REQUIRED FIVE FOOT WIDTH. HOWEVER, AT THE HEAD OF THE
 SOUTHERN ROW OF PARKING SPACES, WHERE BASED ON THE 110
 FOOT NORTH/SOUTH PROPERTY DIMENSION FROM THE SURVEY AND
 SUBTRACTING THE DIMENSIONS OF THE NORTHERN LANDSCAPE
 BUFFER, THE CODE REQUIRED WIDTH OF THE THREE ROWS OF
 PARKING AND THE TWO DRIVE AISLES, THERE IS
 APPROXIMATELY TWO (2) FEET IN WIDTH REMAINING. THIS
 SECTION SHALL BE ACCURATELY SHOWN ON THE LANDSCAPE
 PLANS. THE TWO (2) FOOT BUFFER STRIP SHALL INCLUDE A
 HEDGE AND THIN TRUNKED TREES OR PALMS PLACED SO THAT
 THEY ARE LOCATED BETWEEN PARKING SPACES. DUE TO THE
 LIMITED SPACE OF THE SOUTHERN BUFFER, THERE SHALL BE A
 TYPE D CURB USED IN LIEU OF WHEEL STOPS SO THAT THE
 SOUTHERN TWO (2) FEET OF EACH PARKING SPACE IS A
 VEHICLE OVERHANG AREA TO ALLOW THE ROOTS FOR THE TREES
 AND HEDGES MORE ROOM TO GROW. THE OVERHANG AREA SHALL
 BE MAINTAINED AS SOD.
  
 7) REVISED COMMENT: BASED ON THE DIMENSIONS PROVIDE ON
 THE SURVEY, STAFF CALCULATES THAT THE FOUNDATION OF THE
 BUILDING CONTAINS 641.6 LINEAR FEET, WHICH REQUIRES A
 MINIMUM OF 193 LINEAR FEET OF FOUNDATION PLANNING.
 STAFF MEASURED ONLY 197.6 LINEAR FEET OF FOUNDATION
 PLANTING, NOT 298 LINEAR FEET AS LISTED, WHICH WHILE
 MEETING THE MINIMUM REQUIRED FOUNDATION PLANTING SHALL
 BE SHOWN CORRECTLY ON THE TABLE. PLEASE NOTE THAT SOD
 AGAINST THE BUILDING DOES NOT COUNT AS FOUNDATION
 PLANTING. STAFF DID NOT COUNT THE AREA ON THE SOUTHWEST
 PORTION OF THE BUILDING AGAINST THE ALLEY SINCE IT IS
 UNCLEAR IF A HEDGE WILL FIT WITHIN THE ACTUAL ONE (1)
 FOOT WIDE AREA AS SHOWN ON THE SURVEY.
  
 8) REVISED COMMENT: THE NUMBER OF REQUIRED PERIMETER
 BUFFER TREES IS INCORRECTLY LISTED ON THE LANDSCAPE
 DATA TABLE. THE NUMBER OF REQUIRED TREES IS CALCULATED
 INDEPENDENTLY FOR EACH BUFFER (N, S, E, W) AND ALL
 ROUNDING IS TO THE NEXT HIGHER WHOLE NUMBER. WHERE THE
 SURVEY SHOWS THE BUILDING DIRECTLY ON THE PROPERTY LINE
 AT THE ALLEY, NO TREES NEED TO BE INSTALLED BASED ON
 THESE 128 FEET. THE LANDSCAPE DATA TABLE SHALL USE THE
 FOLLOWING REQUIRED TREE COUNTS: EAST 110 FEET = 4
 TREES, SOUTH 272 FEET = 10 TREES, WEST 110 FEET = 4
 TREES, NORTH 400 FEET = 14 TREES). PLEASE NOTE THAT -
 IT DOES NOT APPEAR THE WEST BUFFER HAS ENOUGH TREES.
 THE DATA TABLE OR THE PLAN SHALL CLEARLY STATE THE
 BUFFER TREES. DUE TO THE PROXIMITY OF THE BUILDING TO
 THE SOUTHERN PROPERTY LINE, YOU WILL NEED TO CLUSTER
 THE TREES ADJACENT TO THE PROPERTY LINE WHERE THEY WILL
 ACTUALLY GROW (EVEN IF NOT ON THE SOUTH BUFFER), NOT
 SHOEHORN THEM INTO THE ONE (1) FOOT WIDE PLANTING
 SPACE. PLEASE REMEMBER THAT TWO PALM TREES ARE REQUIRED
 TO COUNT AS ONE TREE AND BE COGNIZANT THAT NO MORE THAN
 35% OF THE REQUIRED TREES MAY BE PALM TREES.
  
 9) REPEAT COMMENT: DETAIL D ON SHEET SP 1.1 IS
 REFERENCED AS THE CURBING TO PROTECT THE LANDSCAPE FROM
 VEHICULAR ENCROACHMENT ON SHEET SP 1.3 (NOTE 11). THIS
 IS AN UNACCEPTABLE CURB. THE DRAWINGS SHALL REFERENCE
 THE D CURB SHOWN ON SHEET C-5 OR OTHERWISE BE MODIFIED.
  
 10) NEW COMMENT: THE DETAIL A-1 ON SHEET SP 1.3 WAS NOT
 UPDATED TO REFLECT THE CONDITIONS SHOWN ON SP1.1 FOR
 THE SIZE OF THE LANDSCAPE ISLAND.
  
 11) NEW COMMENT: THE SOUTH SIDE OF THE DUMPSTER
 ENCLOSURE SHALL HAVE A HEDGE INSTALLED (BETWEEN THE
 PEDESTRIAN GATE AND THE FRONT OF THE ENCLOSURE).
