 PLEASE RESPOND IN WRITING.
  
 1) NEW COMMENT: THE BUILDING IS NOT SHOWN ON THE
 LANDSCAPE PLAN WITH THE SAME SETBACKS AS ARE SHOWN ON
 THE SURVEY. EX. THE SURVEY SHOWS A 5 FOOT SETBACK ALONG
 THE WEST PROPERTY LINE AND THE LANDSCAPE PLAN SHOWS THE
 BUILDING WITH A 4.5 FOOT BUFFER STRIP/BUILDING SETBACK.
 PLEASE USE THE SURVEY AS A BASE FOR THE LANDSCAPE PLAN.
  
 1) REPEAT COMMENT: THE OPEN SPACE DATA PROVIDED ON THE
 LANDSCAPE TABLE IS INCORRECT. THERE IS MUCH MORE THAN
 7,744.58 SQUARE FEET OF OPEN SPACE ON THE SITE. THE
 CITY DEFINES OPEN SPACE AS ANY AREA NOT OCCUPIED BY A
 BUILDING. USING THE SITE SQUARE FOOTAGE PROVIDED ON THE
 SURVEY, STAFF CALCULATES THAT THERE ARE 17,613.2 SQUARE
 FEET OF REQUIRED OPEN SPACE ON THE SITE. PLEASE
 RECALCULATE THE AMOUNT OF REQUIRED LANDSCAPE MATERIAL.
  
 2) NEW COMMENT: THE LANDSCAPE DATA TABLE SHALL INCLUDE
 THE PERCENTAGE OF LANDSCAPE ON THE SITE. PLEASE NOTE
 THAT A MINIMUM OF 15% IS REQUIRED.
  
 3) REPEAT COMMENT: PROVIDE DIMENSIONS ON THE LANDSCAPE
 PLAN FOR ALL OF THE LANDSCAPE BUFFERS AND LANDSCAPE
 PARKING LOT ISLANDS.
  
 4) REPEAT COMMENT: ALL LANDSCAPE ISLANDS SHALL BE A
 MINIMUM OF FIVE (5) FEET IN PLANTED WIDTH (INSIDE OF
 THE CURBS WHERE PROVIDED) AND PROTECTED FROM VEHICULAR
 ENCROACHMENT BY A TYPE "D" CURB.
  
 5) REVISED COMMENT: BASED ON THE SURVEY, THE WIDTH FROM
 THE WALKWAY NORTH OF THE WESTERN PORTION OF THE
 BUILDING TO THE NORTHERN PROPERTY LINE APPEARS TO BE 64
 FEET AT ITS NARROWEST POINT. THIS PERMITS THE 2 PARKING
 ROWS, THE 24 FOOT WIDE DRIVE AISLE AND A FOUR (4) FOOT
 LANDSCAPE BUFFER. STAFF RECOMMENDS THE USE OF THE D
 CURB WITH TWO FOOT OVERHANG IN LIEU OF WHEEL STOPS FOR
 A WIDER BUFFER. EACH ADONIDIA PALM IN THE NORTHERN
 BUFFER SHALL BE DOUBLE TRUNK TO COUNT AS ONE TREE UNIT
 (FOR A TOTAL OF 3 TREE UNITS).
  
 6) REVISED COMMENT: PROVIDE A FIVE (5) FOOT WIDE
 LANDSCAPE BUFFER ALONG THE ENTIRE WESTERN PROPERTY
 LINE. THE CURB SHALL NOT BE COUNTED AS PART OF THE FIVE
 (5) FOOT BUFFER.
  
 7) REVISED COMMENT: THE SCREENING FOR THE CHECK VALVE
 SHALL BE ALONG THE PROPERTY LINE TO SCREEN THE VALVE
 FROM THE PUBLIC.
  
 8) REPEAT COMMENT: NO GROUNDCOVER OR SHRUBS MAY EXCEED
 18 INCHES WITHIN THE VISIBILITY TRIANGLE (INCORRECTLY
 STATED ON THE NOTES TABLE). PLEASE INDICATE THE
 VISIBILITY TRIANGLE ON THE LANDSCAPE PLANS. THE
 VISIBILITY TRIANGLE IS MEASURED 20 FEET BACK FROM THE
 CORNER ALONG BOTH PARKER AVENUE AND CONNISTON ROAD.
 THERE IS A PORTION OF THE COCOPLUM HEDGE SHOWN WITHIN
 THE VISIBILITY TRIANGLE.
  
 9) NEW COMMENT: THE EASTERN TERMINAL LANDSCAPE ISLAND
 FOR THE EAST/WEST PARKING SPACES IMMEDIATELY NORTH OF
 THE BUILDING ON THE WESTERN SIDE OF THE SITE SHALL BE
 FIVE (5) FEET WIDE WHEN MEASURED FROM THE INSIDE FACES
 OF THE CURB, NOT OUTSIDE FACE AS SHOWN. REDUCING THE
 SPACES TO THE WEST OF THE ISLAND TO 8.5 FEET WILL GAIN
 SOME ADDITIONAL SPACE HERE. PLEASE NOTE THAT SINCE THE
 D CURBS ARE 8 INCHES IN WIDTH, THE OUTSIDE MEASURE FOR
 THE ISLAND NEEDS TO BE A MINIMUM OF 6 FEET FOUR INCHES
 (6'4").
  
 10) NEW COMMENT: THERE IS A DISCREPANCY IN THE WIDTH OF
 THE EXISTING LANDSCAPE BUFFER, INCLUDING THE CURB,
 ALONG THE NORTH PROPERTY LINE ON THE EAST SIDE OF THE
 BUILDING - SHOWN ON THE SURVEY (6 FEET WIDE) AND THE
 LANDSCAPE PLAN (3.5 FEET WIDE). THIS DISCREPANCY LEADS
 TO THE LAYOUT ISSUES WITH THE EASTERN PARKING LOT,
 PARTICULARLY THE AMOUNT OF SPACE AVAILABLE FOR THE
 SOUTHERN LANDSCAPE BUFFER. PLEASE USE SURVEY AS A BASE
 FOR THE LANDSCAPE PLAN.
  
 11) REVISED COMMENT: THE SOUTHERN LANDSCAPE BUFFER,
 EAST OF THE BUILDING, SHALL BE A MINIMUM OF FIVE (5)
 FEET IN WIDTH, EXCEPT FOR THE FOLLOWING LOCATIONS:
  
 A) AT THE HEAD OF THE PARKING SPACES, WHERE BASED ON
 THE SURVEY DIMENSIONS THERE IS APPROXIMATELY TWO (2)
 FEET IN WIDTH. THIS SECTION SHALL BE ACCURATELY SHOWN
 ON THE LANDSCAPE PLANS. THE TWO (2) FOOT BUFFER STRIP
 SHALL INCLUDE A HEDGE AND THIN TRUNKED TREES OR PALMS
 PLACED SO THAT THEY ARE LOCATED BETWEEN PARKING SPACES.
 DUE TO THE LIMITED SPACE OF THE SOUTHERN BUFFER, THERE
 SHALL BE A TYPE D CURB USED IN LIEU OF WHEEL STOPS SO
 THAT THE SOUTHERN TWO (2) FEET OF EACH PARKING SPACE IS
 A VEHICLE OVERHANG AREA TO ALLOW THE ROOTS FOR THE
 TREES AND HEDGES MORE ROOM TO GROW. THE OVERHANG AREA
 SHALL BE MAINTAINED AS SOD.
  
 B) WHERE THE RELOCATED DUMPSTER ENCLOSURE OPENING WILL
 BE.
  
 C) WHERE THE EMERGENCY EGRESS SIDEWALK WILL BE AT THE
 SOUTHEAST CORNER OF THE BUILDING.
  
 12) REVISED COMMENT: THE NEW TERMINAL ISLANDS FOR THE
 MIDDLE PARKING AREA EAST OF THE BUILDING SHALL BE FIVE
 (5) FEET WIDE WHEN MEASURED INSIDE THE CURBS, NOT
 OUTSIDE AS SHOWN. THE ADDITIONAL AREA CAN BE ACHIEVED
 BY NARROWING THE EASTERNMOST NORTH/SOUTH DRIVE AISLE.
 SINCE THERE IS NO PARKING BACKING ONTO THIS DRIVE
 AISLE, THE MINIMUM WIDTH REQUIRED FOR TWO WAY TRAFFIC
 IS 20 FEET. THE CURRENT PLANS SHOW IT AT 24 FEET IN
 WIDTH.
  
 13) NEW COMMENT: THE SOUTHERN ROW OF PARKING MAY NOT
 HAVE MORE THAN TEN PARKING SPACES IN A ROW WITHOUT AN
 INTERIOR LANDSCAPE ISLAND (5 FEET MINIMUM INTERIOR
 WIDTH) WITH A TREE. PLEASE NOTE THAT IT APPEARS THAT
 THE WESTERN TERMINAL ISLAND (LARGE ONE) COULD BE
 REDUCED IN SIZE TO MAKE UP FOR THE INTERIOR ISLAND WITH
 NO PARKING SPACES LOST (SUBJECT TO THE SPACE REQUIRED
 FOR THE RELOCATED DUMPSTER ENCLOSURE AND THE REQUIRED
 TERMINAL ISLAND LANDSCAPE) OR THE SPACES COULD BE
 REDUCED IN WIDTH TO 8.5 FEET.
  
 14) REVISED COMMENT: PROVIDE VERIFICATION THAT A
 MINIMUM OF 30% OF THE LINEAR FEET AROUND THE BUILDING
 CONTAINS FOUNDATION PLANTING. BASED ON THE DIMENSIONS
 PROVIDE ON THE SURVEY, STAFF CALCULATES THAT THE
 FOUNDATION OF THE BUILDING CONTAINS 641.6 LINEAR FEET,
 NOT 557 AS LISTED ON THE LANDSCAPE PLAN. THIS REQUIRES
 A MINIMUM OF 193 LINEAR FEET OF FOUNDATION PLANNING.
 STAFF MEASURED ONLY 250 LINEAR FEET OF FOUNDATION
 PLANTING, NOT 298 LINEAR FEET AS LISTED, WHICH MEETS
 THE MINIMUM REQUIRED FOUNDATION PLANTING.
  
 15) NEW COMMENT: THE NUMBER OF REQUIRED PERIMETER
 BUFFER TREES IS INCORRECTLY LISTED ON THE LANDSCAPE
 DATA TABLE. THE LINEAR FEET SHOWN ON THE TABLE ARE LESS
 THAN THE TOTAL LINEAR FEET OF THE PROJECT AS LISTED ON
 THE SURVEY. PLEASE NOTE THAT THE NUMBER OF REQUIRED
 TREES IS CALCULATED INDEPENDENTLY FOR EACH BUFFER AND
 ALL ROUNDING IS TO THE NEXT HIGHER WHOLE NUMBER - IT
 DOES NOT APPEAR THE WEST BUFFER HAS ENOUGH TREES. THE
 DATA TABLE OR THE PLAN SHALL CLEARLY STATE THE BUFFER
 TREES. DUE TO THE PROXIMITY OF THE BUILDING TO THE
 SOUTHERN PROPERTY LINE, YOU WILL NEED TO CLUSTER THE
 TREES ADJACENT TO THE PROPERTY LINE. PLEASE REMEMBER
 THAT TWO PALM TREES ARE REQUIRED TO COUNT AS ONE TREE
 AND BE COGNIZANT THAT NO MORE THAN 35% OF THE REQUIRED
 TREES MAY BE PALM TREES.
  
 16) NEW COMMENT: WHY DOES THE NORTH/SOUTH SIDEWALK ON
 THE EAST SIDE OF THE BUILDING TERMINATE IN A HEDGE? IF
 THE DESIRE IS TO NOT HAVE THIS EXTEND TO THE ALLEY,
 THEN ITS TERMINUS SHOULD BE FACTORED INTO THE SITE
 DESIGN (EX. AT BENCHES IN THE LARGE LANDSCAPE ISLAND OR
 AT THE END OF THE PARKING SPACES).
  
 17) NEW COMMENT: THE NOTES LIST INCORRECTLY STATES THAT
 HEDGES WILL BE MAINTAINED AT 30 INCHES. THE CITY'S
 LANDSCAPE REGULATIONS REQUIRE MAINTENANCE OF HEDGES AT
 40 INCHES.
  
 18) NEW COMMENT: DETAIL D ON SHEET SP 1.1 IS REFERENCED
 AS THE CURBING TO PROTECT THE LANDSCAPE FROM VEHICULAR
 ENCROACHMENT ON SHEET SP 1.3. THIS IS AN UNACCEPTABLE
 CURB. THE DRAWINGS SHALL REFERENCE THE D CURB SHOWN ON
