 1) REPEAT COMMENT: THE VALUE OF THE CONSTRUCTION
 ($875,000) EXCEEDS 50% OF THE STRUCTURE'S VALUE
 ($903,251) ACCORDING TO THE P.B.C. PROPERTY APPRAISER'S
 OFFICE; THEREFORE, PURSUANT TO SECTION 94-441(C)(2) OF
 THE ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDR), THE
 LANDSCAPE ON THE SITE SHALL BE IN COMPLIANCE WITH ALL
 APPLICABLE REGULATIONS FOUND IN ARTICLE XIV OF THE
 ZLDR. IF THE SITE CONFORMS TO ARTICLE XIV, THEN TWO (2)
 COPIES OF A LANDSCAPE PLAN DEMONSTRATING COMPLIANCE
 SHALL BE INCLUDED WITH THE PERMIT RE-SUBMITTAL. IF THE
 SITE DOES NOT CONFORM TO ARTICLE XIV, THEN PRIOR TO THE
 ZONING APPROVAL OF THIS PERMIT A SEPARATE LANDSCAPE
 PERMIT AND IRRIGATION PERMIT SHALL BE SUBMITTED SHOWING
 MATERIAL TO BRING THE SITE INTO CONFORMITY.
  
 JANUARY 31, 2014 - SPOKE WITH KEN REGARDING THE VALUE
 OF THE SITE. THE RECENT PURCHASE IS NOT SUFFICIENT
 EVIDENCE THAT THE CONSTRUCTION IS LESS THAN 50% OF THE
 VALUE OF THE BUILDING. ALSO DISCUSSED WAS THAT IF THE
 EXISTING LANDSCAPE WAS BROUGHT INTO CONFORMANCE (IF IT
 IS NOT ALREADY SO) TO THE APPROVED LANDSCAPE PLAN FROM
 WHEN THE BUILDING WAS CONSTRUCTED, THEN THE COMMENT IS
 SATISFIED. BOTH KEN AND THE CITY ARE LOOKING FOR A COPY
 OF THE ORIGINAL LANDSCAPE PLAN.
  
 2) THE BUILDING ITSELF MEETS ZONING.
