 REVIEW COMMENTS - FIRE DEPARTMENT
  
 GENERAL: PROVIDE AN EXTERIOR KEY SAFE TO ALLOW
 EMERGENCY RESPONDERS NON-FORCIBLE ENTRY INTO THE
 BUILDING DURING NON-BUSINESS HOURS. A KEY SAFE CAN BE
 ORDERED FROM WWW.KNOXBOX.COM.
  
 SHEET A-4, STAIR DETAIL: COMBINATION STAIR
 GUARD/HANDRAIL IS ONLY 34-INCHES ABOVE THE STAIR TREAD.
 GUARDS, AT LEAST 42-INCHES TALL (MEASURED FROM THE
 LEADING EDGE OF THE STAIR TREAD), SHALL BE PROVIDED AT
 THE OPEN SIDES OF MEANS OF EGRESS (STAIRS, MEZZANINE,
 ETC.) THAT EXCEED 30-INCHES ABOVE THE FLOOR.
  
 SHEET LS-1: PLANS ONLY SHOW ONE MEANS OF EGRESS FROM
 THE DWELLING UNITS (INTERNAL EXIT STAIR); HOWEVER, TWO
 MEANS OF EGRESS ARE REQUIRED PER NFPA 101 SECTION
 31.2.4.1. ESCAPE/RESUCE WINDOWS CAN BE USED AS A SECOND
 MEANS OF ESCAPE IS SO DESIRED AND MUST BE SHOWN ON THE
 PLANS AND MEET THE FOLLOWING CRITERIA:
 (1) SUCH WINDOWS SHALL BE OPERABLE FROM THE INSIDE
 WITHOUT THE USE OF TOOLS AND SHALL PROVIDE A CLEAR
 OPENING OF NOT LESS THAN 20-INCHES IN WIDTH, 24-INCHES
 IN HEIGHT, AND 5.7 SQ.FT. IN AREA.
 (2) THE BOTTOM OF THE OPENING SHALL BE NOT MORE THAN
 44-INCHES ABOVE THE FLOOR.
 (3) THE CLEAR OPENING SHALL ALLOW A RECTANGULAR SOLID,
 WITH A WIDTH AND HEIGHT THAT PROVIDES NOT LESS THAN THE
 REQUIRED 5.7 SQ.FT. OPENING AND A DEPTH OF NOT LESS
 THAN 20-INCHES TO PASS FULLY THROUGH THE OPENING.
 (4) WINDOWS MUST NOT BE LOCATED MORE THAN 20 FEET FROM
 THE GROUND LEVEL.
  
 SHEET LS-1: THE EXISTING INTERNAL CORRIDORS RESULT IN A
 DEAD-END CORRIDOR EXCEEDING 50 FEET AND A COMMON PATH
 OF TRAVEL EXCEEDING 35 FEET WHICH IS PROHIBITED IN
 EXISTING APARTMENT BUILDINGS PER NFPA 101 SECTION
 31.2.5.3.1 AND SECTION 31.2.5.4. REALIZING THE EXISTING
 FIRE CODE VIOLATIONS CANNOT BE READILY REMEDIED, I
 PROPOSE INSTALLING COMBINATION SMOKE/CARBON MONOXIDE
 DETECTORS (TIED INTO THE EXISTING FIRE ALARM SYSTEM)
 THROUGHOUT THE TWO CORRIDORS AND BASEMENT LAUNDRY AREA.
 THESE ADDITIONAL DETECTION DEVICES WILL PROVIDE
 OCCUPANTS WITH EARLY WARNING SHOULD A FIRE OCCUR.
  
 FIRE ALARM - ADDITIONAL SIGNAGE NEEDED: A PERMANENT,
 WEATHERPROOF SIGN SHALL BE PROVIDED AT EACH MANUAL FIRE
 ALARM PULL BOX READING "LOCAL ALARM ONLY - IN CASE OF
 FIRE CALL 911" .THE LETTERING AND NUMBERS ON APPROVED
 SIGNS SHALL HAVE A MINIMUM HEIGHT OF 1/2-INCH, WITH A
 MINIMUM 1/8-INCH STROKE WIDTH, AND SHALL BE WHITE IN
 COLOR ON RED BACKGROUND LOCATED NO HIGHER THAN 4-INCHES
 DIRECTLY ABOVE THE MANUAL FIRE ALARM BOX.
  
 FIRE ALARM: A COMBINATION VISUAL AND AUDIBLE
 NOTIFICATION DEVICE IS NEEDED ON THE OUTSIDE WALL
 (ADDRESS SIDE).
  
 FIRE ALARM: THE EXISTING FIRE ALARM CONTROL PANEL
 APPEARS TO BE NON-FUNCTIONAL AS WAS OBSERVED ON A FIELD
 INSPECTION (01/21/14). PROVIDE DRAWING NOTE INDICATING,
 "FIRE PROTECTION SYSTEMS SHALL REMAIN ACTIVE DURING
 DEMOLITION AND RENOVATION ACTIVITIES. IN THE EVENT A
 FIRE PROTECTION SYSTEM IS OUT OF SERVICE FOR MORE THAN
 4-HOURS IN A 24-HOUR PERIOD, THE BUILDING SHALL BE
 PLACED UNDER A FIRE WATCH. ALL FIRE WATCH REQUESTS MUST
 BE SUBMITTED BY EMAIL ([email protected]) OR IN WRITING
 (FAX: 561-804-4774) AND APPROVED BY THE OFFICE OF THE
 FIRE MARSHAL LOCATED AT 500 NORTH DIXIE HIGHWAY."
