 PLEASE PROVIDE WRITTEN RESPONSES.
  
 1) REPEAT COMMENT: THE BROADWAY MIXED USE DISTRICT
 REGULATIONS REQUIRE THAT ALL PROPERTIES SHALL BE
 BROUGHT INTO COMPLIANCE WITH THE LANDSCAPE REGULATIONS
 IN ARTICLE XXIV, CONCURRENTLY WITH EXTERIOR BUILDING
 IMPROVEMENTS EXCEEDING $10,000 - SECTION 94-219(D)(9).
 ADDITIONALLY, THE PERMIT VALUE OF $400,000 EXCEEDS 50%
 OF THE BUILDING VALUE ($407,097 ACCORDING TO PAPA), SO
 THE SITE IS REQUIRED TO BE BROUGHT INTO LANDSCAPE
 COMPLIANCE. THE LANDSCAPE PLAN SHALL BE SUBMITTED AS A
 SEPARATE LANDSCAPE PERMIT. IN ACCORDANCE WITH THE
 ZONING AND LAND DEVELOPMENT REGULATIONS, THE LANDSCAPE
 PLAN SHALL BE SIGNED AND SEALED BY A REGISTERED
 LANDSCAPE ARCHITECT, NOT AN ENGINEER. ADDITIONALLY, THE
 LANDSCAPE PLAN SHALL VERIFY COMPLIANCE WITH THE
 REQUIREMENTS OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 2) REPEAT COMMENT: THE PLANS SHOW THE DEMOLITION OF THE
 EXTERIOR WALL ALONG BROADWAY AND ITS REPLACEMENT WITH
 STOREFRONT GLAZING AND A NEW WALL. THE BMUD REGULATIONS
 REQUIRE THAT STOREFRONTS HAVE CLEAR GLAZED AREAS, ALONG
 A MINIMUM OF 70 PERCENT OF ITS FACADE LENGTH, BETWEEN
 TWO AND EIGHT FEET FROM THE GROUND. PLEASE PROVIDE THE
 FACADE GLAZING CALCULATIONS BETWEEN TWO AND EIGHT FEET
 TO VERIFY THAT THE 70 PERCENT HAS BEEN MET - SECTION
 94-221(D)(5). THE GLAZING CALCULATION PROVIDED ON SHEET
 A-9 SHOWS ONLY 46.97 PERCENT GLAZING.
  
 3) REVISED COMMENT: SHEET A-3 SHOWS THE EMERGENCY SWING
 FOR DOOR TYPE A AS SWINGING FROM THE MIDDLE OUT. THE
 DOOR SCHEDULE DESCRIPTION AND THE DOOR ELEVATION ON
 SHEET A-7 SHOW THE SIDE LITES WITH THE HINGED SWING.
 PLEASE CLARIFY AND CORRECT DRAWINGS AS NECESSARY.
 PLEASE NOTE THAT THIS TYPE OF CONFIGURATION DOES MEET
 THE INTENT OF SECTION 94-221(D)(6)F FOR A GROCERY
 STORE.
  
 4) REVISED COMMENT: DUMPSTERS FOR FOOD SERVICE
 BUSINESSES SHALL BE FULLY ENCLOSED AND AIR-CONDITIONED
 - SECTION 94-221(D)(10). PLEASE REMEMBER THAT THE
 MECHANICAL EQUIPMENT ON THE ROOF OF THE DUMPSTER
 ENCLOSURE SHALL BE SCREENED IN ACCORDANCE WITH SECTION
 94-221(D)(8).
  
 5) REPEAT COMMENT: SIDEWALKS ALONG BROADWAY SHALL BE A
 MINIMUM IF EIGHT FEET IN CLEAR WIDTH, WHERE THE
 BUILDING DOES NOT CURRENTLY EXIST. THIS SHALL BE
 INCLUDED WITH THE LANDSCAPE AND PAVING PERMITS -
 SECTION 94-221(B)(6).
  
 6) THE FOLLOWING SEPARATE PERMITS, WITH PLANS, ARE
 REQUIRED PRIOR TO BE SUBMITTED BEFORE ZONING WILL
 APPROVE THIS PERMIT:
 A. LANDSCAPE - PLEASE NOTE THAT THE CITY REQUIRES THAT
 A LANDSCAPE ARCHITECT SIGN AND SEAL LANDSCAPE PLANS.
 THE PLANS SUBMITTED WITH THE INTERIOR RENOVATION PERMIT
 WERE SIGNED AND SEALED BY AN ENGINEER. THE LANDSCAPE
 PLANS ARE NOT REVIEWED AS PART OF THE BUILDING
 RENOVATION, BUT AS PART OF A SEPARATE PERMIT SUBMITTAL.
 PLEASE MAKE SURE TO INCLUDE A CERTIFIED COST ESTIMATE
 FOR THE LANDSCAPE MATERIAL AND INSTALLATION SHOWN ON
 THE LANDSCAPE PLAN.
 B. IRRIGATION
 C. PARKING LOT
 D. DUMPSTER ENCLOSURE - PLEASE NOTE THAT THE DUMPSTER
 ENCLOSURE REQUIRES A 12 FOOT 6 INCH OPENING (NO
 DIMENSION PROVIDED). THE OVERALL DUMPSTER ENCLOSURE
 DEPTH DOES NOT MEET CITY STANDARDS.
  
 7) THE FOLLOWING SEPARATE PERMITS, WITH PLANS, ARE
 REQUIRED:
  
 A. AWNINGS
 B. SIGNAGE
 C. SITE LIGHTING
  
 8) REVISED COMMENT: THANK YOU FOR PROVIDING A BICYCLE
 RACK. HOWEVER, THE CITY DOES NOT PERMIT THE WAVE TYPE
 OF BICYCLE RACK. THE CITY PERMITS POST AND LOOP,
 INVERTED "U" AND "A" TYPE BICYCLE RACKS. PLEASE CONTACT
 ZONING STAFF FOR THE SPECIFIC REQUIREMENTS, TO INCLUDE
 THE PAD SIZE.
