 PLEASE PROVIDE WRITTEN RESPONSES.
  
 1) THE BROADWAY MIXED USE DISTRICT REGULATIONS REQUIRE
 THAT ALL PROPERTIES SHALL BE BROUGHT INTO COMPLIANCE
 WITH THE LANDSCAPE REGULATIONS IN ARTICLE XXIV,
 CONCURRENTLY WITH EXTERIOR BUILDING IMPROVEMENTS
 EXCEEDING $10,000 - SECTION 94-219(D)(9). ADDITIONALLY,
 THE PERMIT VALUE OF $400,000 EXCEEDS 50% OF THE
 BUILDING VALUE ($407,097 ACCORDING TO PAPA), SO THE
 SITE IS REQUIRED TO BE BROUGHT INTO LANDSCAPE
 COMPLIANCE. THE LANDSCAPE PLAN SHALL BE SUBMITTED AS A
 SEPARATE LANDSCAPE PERMIT. IN ACCORDANCE WITH THE
 ZONING AND LAND DEVELOPMENT REGULATIONS, THE LANDSCAPE
 PLAN SHALL BE SIGNED AND SEALED BY A REGISTERED
 LANDSCAPE ARCHITECT, NOT AN ENGINEER. ADDITIONALLY, THE
 LANDSCAPE PLAN SHALL VERIFY COMPLIANCE WITH THE
 REQUIREMENTS OF THE ZONING AND LAND DEVELOPMENT
 REGULATIONS.
  
 2) THE PRINCIPAL PEDESTRIAN ENTRANCE TO THE BUILDING IS
 NOT FACING THE BROADWAY FRONTAGE LINE AS REQUIRED BY
 SECTION 94-221(D)(4).
  
 3) THE PLANS SHOW THE DEMOLITION OF THE EXTERIOR WALL
 ALONG BROADWAY AND ITS REPLACEMENT WITH STOREFRONT
 GLAZING AND A NEW WALL. THE BMUD REGULATIONS REQUIRE
 THAT STOREFRONTS HAVE CLEAR GLAZED AREAS, ALONG A
 MINIMUM OF 70 PERCENT OF ITS FACADE LENGTH, BETWEEN TWO
 AND EIGHT FEET FROM THE GROUND. PLEASE PROVIDE THE
 FA?ADE GLAZING CALCULATIONS BETWEEN TWO AND EIGHT FEET
 TO VERIFY THAT THE 70 PERCENT HAS BEEN MET - SECTION
 94-221(D)(5).
  
 4) WINDOW AND DOOR OPENINGS SHALL BE VERTICAL OR SQUARE
 IN PROPORTION. - THE WINDOWS FACING BROADWAY (NORTH
 PORTION OF FACADE) ARE NOT VERTICAL OR SQUARE IN
 PROPORTION - SECTION 94-221(D)(6)B.
  
 5) MULTIPLE WINDOWS IN THE SAME ROUGH OPENING SHALL BE
 SEPARATED BY A FOUR-INCH WIDE POST AND SIT ON ONE
 CONTINUOUS SILL. - THE WINDOWS FACING BROADWAY (NORTH
 PORTION OF FACADE) ARE NOT SEPARATED BY A FOUR-INCH
 WIDE POST - SECTION 94-221(D)(6)D.
  
 6) ALL EXTERIOR DOORS SHALL BE HINGED, EXCEPT GARAGE
 DOORS - THE AUTOMATIC DOOR, AS SPECIFIED, DOES NOT MEET
 THIS CRITERIA. PREVIOUS PLANS HAD SHOWN A SLIDING GLASS
 DOOR THAT HAD HINGES FOR EMERGENCY USE - SECTION
 94-221(D)(6)F.
  
 7) MECHANICAL SYSTEMS AND BACKFLOW PREVENTERS SHALL BE
 SCREENED FROM VIEW ON ALL SIDES TO THE FULL HEIGHT OF
 THE STRUCTURE BY LANDSCAPING OR BUILT ELEMENTS DESIGNED
 AS AN INTEGRAL PART OF THE BUILDING ARCHITECTURE. - NO
 SIGHT LINE FOR THE PROPERTIES TO THE WEST OR SOUTH TO
 VERIFY THAT THIS REQUIREMENT IS MET FOR THE ROOFTOP
 MECHANICAL EQUIPMENT AND NO INFORMATION ON WHERE AND
 HOW THE BACKFLOW PREVENTER WILL BE SCREENED IS PROVIDE
 - SECTION 94-221(D)(8).
  
 8) FLAT ROOFS SHALL BE ENCLOSED BY A PARAPET NO LESS
 THAN 42 INCHES IN HEIGHT. THE PLANS DO NOT SHOW A 42
 INCH HIGH PARAPET AROUND THE ENTIRE FLAT ROOF - SECTION
 94-221(D)(9).
  
 9) DUMPSTERS FOR FOOD SERVICE BUSINESSES SHALL BE FULLY
 ENCLOSED AND AIR-CONDITIONED - SECTION 94-221(D)(10).
  
 10) AUTOMATIC FOOD AND DRINK MACHINES AND THE ICE
 MACHINE MAY NOT BE LOCATED OUTSIDE OF THE BUILDING -
 SECTION 94-219(D)(10).
  
 11) THE PROPANE TANK AT THE REAR OF THE BUILDING SHALL
 BE SCREENED IN ACCORDANCE WITH SECTION 94-444(B)
  
 12) SIDEWALKS ALONG BROADWAY SHALL BE A MINIMUM IF
 EIGHT FEET IN CLEAR WIDTH. THIS SHALL BE INCLUDED WITH
 THE LANDSCAPE PERMIT - SECTION 94-221(B)(6).
  
 13) THE FOLLOWING SEPARATE PERMITS, WITH PLANS, ARE
 REQUIRED PRIOR TO BE SUBMITTED PRIOR TO ZONING APPROVAL
 OF THIS PERMIT:
 A. LANDSCAPE - PLEASE NOTE THAT THE CITY REQUIRES THAT
 A LANDSCAPE ARCHITECT SIGN AND SEAL LANDSCAPE PLANS.
 THE PLANS SUBMITTED WITH THE INTERIOR RENOVATION PERMIT
 WERE SIGNED AND SEALED BY AN ENGINEER.
 B. IRRIGATION
 C. PARKING LOT
 D. DUMPSTER ENCLOSURE - PLEASE NOTE THAT THE DUMPSTER
 ENCLOSURE REQUIRES A 12 FOOT 6 INCH OPENING, NOT 10
 FEET AS SHOWN. THE OVERALL DUMPSTER ENCLOSURE SIZE DOES
 NOT MEET CITY STANDARDS.
  
 14) THE FOLLOWING SEPARATE PERMITS, WITH PLANS, ARE
 REQUIRED:
  
 A. AWNINGS - PLEASE NOTE: AWNINGS AT THE SIDEWALK LEVEL
 SHALL PROJECT A MINIMUM OF FOUR FEET FROM THE BUILDING
 FA?ADE AND VALANCES SHALL NOT EXCEED EIGHT INCHES IN
 HEIGHT. THE PROPOSED AWNINGS DO NOT COMPLY WITH EITHER
 OF THESE STANDARDS.
 B. SIGNAGE
 C. SITE LIGHTING
  
 15) STAFF SUGGESTS INCLUDING BICYCLE RACKS FOR BOTH
 EMPLOYEE AND CUSTOMER USE.
