 1) PROVIDE TWO COPIES OF A SURVEY, LESS THAN ONE YEAR
 OLD, SHOWING ALL EXISTING CONDITIONS AND EASEMENTS.
  
 2) THE RENOVATIONS EXPAND THE SQUARE FOOTAGE OF THE
 SUPERMARKET IN EXCESS OF 10,000 SQUARE FEET, THUS
 REQUIRING APPROVAL OF A CLASS B SPECIAL USE PERMIT.
 PLEASE NOTE THAT THE PREVIOUSLY APPROVED CLASS B
 SPECIAL USE PERMIT APPROVED FOR THE SUPERMARKET
 EXPANSION EXPIRED IN JANUARY OF 2011.
  
 3) THE BROADWAY MIXED USE DISTRICT REGULATIONS REQUIRE
 THAT ALL PROPERTIES SHALL BE BROUGHT INTO COMPLIANCE
 WITH THE LANDSCAPE REGULATIONS IN ARTICLE XXIV,
 CONCURRENTLY WITH EXTERIOR BUILDING IMPROVEMENTS
 EXCEEDING $10,000. ADDITIONALLY, THE PERMIT VALUE OF
 $400,000 EXCEEDS 50% OF THE BUILDING VALUE ($407,097
 ACCORDING TO PAPA), SO THE SITE IS REQUIRED TO BE
 BROUGHT INTO LANDSCAPE COMPLIANCE. THE SUBMITTED PLAN
 DOES NOT MEET THE CITY'S LANDSCAPE REQUIREMENTS. THE
 ZONING DIVISION HAS PREVIOUSLY APPROVED LANDSCAPE PLANS
 FOR THE SITE.
  
 4) THE PLAN FAILS TO MEET MULTIPLE ELEMENTS OF THE BMUD
 REGULATIONS FOUND IN SECTIONS 94-219 AND 94-221 OF THE
 ZONING AND LAND DEVELOPMENT REGULATIONS. STAFF IS NOT
 GOING TO ITEMIZE THE LIST AS IT IS TOO LONG - THE
 APPLICANT SHALL FOLLOW THE CODE.
  
 5) THE PARKING, DUMPSTER, SIGNS, LANDSCAPE AND AWNINGS
 ARE REQUIRED TO MEET CITY CODE REQUIREMENTS AND SHALL
 ALL BE SUBMITTED UNDER SEPARATE PERMITS, WITH PLANS.
  
 6) PLEASE NOTE THAT THE CORNER OF 49TH AND BROADWAY IS
 A LOCATION OF PUBLIC OPEN SPACE AND SHALL BE IMPROVED
 AS SUCH. THE PLANNING DIVISION HAS PREVIOUSLY APPROVED
 PLANS FOR THE PUBLIC OPEN SPACE.
