 1) THE SURVEY INDICATES THIS SITE IS LOCATED IN A AH
 FLOOD ZONE (EL 17'). THE CITY MUNI-CODE SECTION 94-546
 (B)(2) NONRESIDENTIAL CONSTRUCTION DOES ALLOW FOR
 EITHER THE LOWEST FLOOR ELEVATION TO BE ELEVATED SIX
 INCHES HIGHER THAN THE BASE FLOOD ELEVATION OR,
 TOGETHER WITH THE ATTENDANT UTILITES AND SANITARY
 FACILITIES, BE FLOODPROOFED SO THAT BELOW THE SIX
 INCHES ABOVE THE BASE FLOOD LEVEL THE STRUCTURE IS
 WATER TIGHT.
 THREE FLOOD ZONE CERTIFICATES WILL BE REQUIRED DURING
 THE CONSTRUCTION PROCESS AND BEFORE A CERTIFICATE OF
 COMPLETION CAN BE ISSUED.
 1A) THE FIRST FLOOD ELEVATION CERTIFICATE WILL BE THE
 PROPOSED FINISH FLOOR ELEVATION IN HGVD.
 1B) THE SECOND FLOOD ELEVATION CERTIFICATE WILL BE
 REQUIRED AFTER THE FLOOR SLAB IS POURED.
 1C) THE THIRD CERTIFICATE WILL BE REQUIRED PRIOR TO THE
 CERTIFICATTE OF COMPLETION, WITH THE HEIGHT OF ANY SLAB
 FOR A/C CONDENSORS.

 USE, EFFECTIVE AUGUST 1/ 2012, THROUGH JULY 31/ 2015.
 THE NEW EC WILL BE PHASED IN ON A VOLUNTARY BASIS UNTIL
 SEPTEMBER 30/ 2013. ALTHOUGH THE OLD VERSION OF THE
 FORM IS NO LONGER AVAILABLE FOR DISTRIBUTION, EXISTING
 COPIES MAY BE USED UNTIL SEPTEMBER 30/2013. ELEVATIONS
 CERTIFIED ON OR AFTER OCTOBER 1/2013, MUST BE SUBMITTED

 2) SHEET A1 INDICATES THIS BUILDING WAS DESIGNED AS A
 TYPE 5B UNSPRINKLERED BUILDING, THE PLANS REFERENCE
 TABLE 503 , MERCANTILE AND ALLOWED AREA AS 13,200 SQ
 FT. PLEASE REVIEW THE 2010 FBC-B TABLE 503, MERCANTILE
 ONLY ALLOWS 9,000 SQ FT FOR A TYPE VB -UNSPRINKLERED
 BUILDING. PLEASE REVIEW FBC-B 903.2.7 (1) MERCANTILE
 WITH FIRE AREAS THAT EXCEED 12,000 SQ FT REQUIRE FIRE
 SPRINKLERS. PLEASE NOTE THE BUILDING FOOTPRINT OR AREA
 IS TAKEN FROM THE INTERIOR SIDE OF THE EXTERIOR WALL,
 OR APPROXIMATELY 12,902 SQ FT. THIS STILL EXCEEDS THE
 9,000 SQ FT ALLOWED BY TABLE 503.1. IF THE DESIGNER
 WISHES TO TAKE BUILDING AREA MODIFICATIONS FOR FRONTAGE
 INCREASE (506.2) PLEASE PROVIDE THE FORMULA ON THE
 PLANS AND STATE AS SUCH, AREA INCREASE TAKEN.
  
 THERE IS A DISCREPANCY BETWEEN THE SP-1 AND SHEET A-1.
 THE SITE PLAN INDICATES ON THE NORTHWEST CORNER OF THE
 BUILDING 1 DOORWAY AND LANDING, THIS DOOR WAY IS NOT
 LOCATED ON THE A1 SHEET. FURTHER MORE AS FOR THE SHELL
 BUILDING WITH THE TENANT LINES AS SHOWN IS CODE
 COMPLIANT FOR COMMON PATH OF TRAVEL UNDER 75 FEET AND A
 OCCUPANT LOAD OF LESS THAN 50. IF ON ANY TENANT
 BUILD-OUT ANY WHERE TWO TENANT SPACES ARE COMBINED THE
 OCCUPANT LOAD IS OVER 50, THE CODE (TABLE 1015.1) WOULD
 TWO EXIT DOORS, AND THE TWO FRONT ENTRY DOORS DO NOT
 COMPLY WITH FBC-B 1015.2.1 DOORS BEING 1/2 THE DIAGONAL
 DISTANCE APART REQUIRING EITHER A DOOR TO THE REAR OF
 THE UNIT OR THE FRONT ENTRY DOORS BEING RELOCATED TO
 MEET THE 1/2 THE DIADONAL DISTANCE APART.
  
 3) IN THE WEST SIDR OF THE SURVEY AND NOTE # 7 INDICATE
 A PALM BEACH COUNTY UTILITY EASEMENT THAT IS TO BE
 VACATED, PLEASE SHOW DOCUMENTATION AS SUCH. 107.2.1

 OPENINGS (WINDOWS & DOORS), THE SURVEY INDICATES THE
 DISTANCE TO THE PROPERTY LINE IS 9.6 FT. PLEASE EITHER
 PROVIDE THE PER CENT AGE OF ALLOWABLE OPENINGS 5-10 FT
 , 10% UNPROTECTED OPENINGS OR WHAT ARRANGEMENT HAS BEEN
 MADE THAT TRACT A CAN NEVER BE SOLD AND THE AREA CAN BE
 COUNTED AS PART OF THE FIRE DISTANCE SEPERATION?
  
 4B) SHEET A3 SOUTH ELEVATION INDICATES WINDOWS IN THIS
 WALL SECTION THAT ARE 3.7 FT AWAY FROM THE PROPERTY
 LINETHE WALL SHOWS COMPLIANCE WITH TABLE 602, PLEASE
 SHOW CODE COMPLIANCE FOR OPENINING 3-5 FT FROM THE
 PROPERTY LINE, TABLE 705.8 NOT PERMITED FOR UNPROTECTED

 FBC-ENERGY 502.2.3.1 SHELL BUILDINGS. THE ENERGY
 CALCULATIONS INDICATE THE ROOF INSULATION TO BE A R-40
 WHERE AS SHEET A2 INDICATES TYPES OF INSULATION TO BE
 INSTALLED PLEASE PROVIDE HOW THEY WILL ACHIEVE A R-40
 VALUE.
  
 6) SHEET A5 DETAIL # 1 THE PARAPET IS MISSING COPING.
 2010 FBC-B PARAPET WALLS SHALL BE PROPERLY COPED WITH
 NONCOMBUSTIBLE, WEATHERPROOF MATERIALS OF A WIDTH NO
 LESS THAN THE THICKNESS OF THE PARAPET WALL. METAL
 COPING SHALL COMPLY WITH ANSI/SPRI ES-1 OR RAS 111.
  
 7) 2010 FBC 107.3.4.1 PRODUCT APPROVALS. THOSE PRODUCTS
 WHICH ARE REGULATED BY THE DCA RULE 9N-03 SHALL BE
 REVIEWED AND APPROVED IN WRITING BY THE DESIGNER OF
 RECORD PRIOR TO SUBMITTAL FOR JURISDICTIONAL APPROVAL.
