 REVIEW COMMENTS:
  
 1. PURSUANT TO THE PALM BEACH ZOO?S LEASE AGREEMENT
 WITH THE CITY OF WEST PALM BEACH, INDIVIDUAL STRUCTURES
 OR IMPROVEMENTS IN EXCESS OF $5,000 ARE TO BE SUBMITTED
 TO THE CITY COMMISSION FOR PRIOR APPROVAL AS SUCH
 IMPROVEMENTS WOULD OCCUR ON CITY-OWNED PROPERTY.
  
 2. PURSUANT TO SECTION 94-35 OF THE CITY'S ZONING AND
 LAND DEVELOPMENT REGULATIONS (ZLDRS), ALL
 NON-RESIDENTIAL STRUCTURES IN EXCESS OF 1,000 SQUARE
 FEET SHALL BE APPROVED THROUGH THE INFORMAL SITE PLAN
 REVIEW PROCESS PRIOR TO THE ISSUANCE OF A BUILDING
 PERMIT.
  
 3. PLEASE PROVIDE TWO (2) COPIES OF A CURRENT AND
 ACCURATE SURVEY.
  
 4. REMOVAL OF TREES SHALL REQUIRE THE ISSUANCE OF A
 TREE ALTERATION PERMIT FROM THE CITY?S DEVELOPMENT
 SERVICES DEPARTMENT ? PLANNING DIVISION.
  
 5. PURSUANT TO SECTION 94-443(3)A. AND SECTION
 94-443(3)B. OF THE CITY'S ZLDRS, THERE SHALL NOT BE
 MORE THAN TEN (10) CONSECUTIVE PARKING SPACES WITHOUT
 THE PROVISION OF A FIVE (5) FOOT WIDE LANDSCAPE ISLAND.
 THE ISLAND SHALL CONTAIN A SHADE OR FLOWERING TREE.
  
 6. EACH ROW OF PARKING SHALL BE TERMINATED BY A
 LANDSCAPE ISLAND THAT CONTAINS A SHADE OR FLOWERING
 TREE.
  
 7. LANDSCAPE ISLANDS IN THE PARKING LOT SHALL BE A
 MINIMUM OF FIVE (5) FEET IN WIDTH, AS MEASURED FROM THE
 INSIDES OF THE CURBS.
  
 8. PLEASE NOTE THE PROPERTY LINE ON THE SITE PLAN AND
 PROVIDE THE SETBACK OF THE NEW STRUCTURE FROM THE
 SURROUNDING PROPERTY LINES.
  
 9. LANDSCAPE PLANS SHALL BE PROVIDED INDICATING THE
 LOCATION OF ALL REQUIRED LANDSCAPE MATERIAL AND SHALL
 BE PREPARED BY A REGISTERED LANDSCAPE ARCHITECT. ALL
 INSTALLATION SHALL BE SUBJECT TO THE ISSUANCE OF A
 SEPARATE LANDSCAPE PERMIT; THE APPLICATION FOR SUCH
 SHALL INCLUDE THE PLANS ALONG WITH A CERTIFIED COST
 ESTIMATE.
  
 10. PLEASE PROVIDE A PARKING LOT STRIPING DETAIL THAT
 CONFORMS TO THE ZLDRS. YOU MAY CONTACT ME FOR A PDF OF
 AN APPROVED DETAIL.
