 1) THE MODIFICATION FOR THE ADDITIONAL GATES AND
 FENCING REQUIRES THE APPROVAL OF THE SUBMITTED MINOR
 PLANNED DEVELOPMENT AMENDMENT PRIOR TO ZONING APPROVAL
 OF THIS PERMIT APPLICATION.
  
 2) THE MINOR AMENDMENT IS NOT APPROVABLE SINCE THE
 WESTERN PORTION OF THE FENCE IS SHOWN AT 6 FEET TALL
 WITHIN THE REQUIRED FRONT SETBACK. THE PLANNED
 DEVELOPMENT DISTRICT ESTABLISHES THAT THERE IS A 40
 FOOT FRONT SETBACK FOR STRUCTURES FROM THE PROPERTY
 LINE AT THE SHENANDOAH RIGHT-OF-WAY; THEREFORE, THE
 FENCE MAY NOT EXCEED FOUR (4) FEET IN HEIGHT WITHIN
 THIS SETBACK.
  
 3) THE PROPERTY LINE IS THE BACK OF THE SIDEWALK (AS
 SHOWN ON THE SURVEY) NOT THE EDGE OF STREET (ASSUME
 THIS IS THE 26 FOOT LABEL). THE 40 FOOT POINT IS AT THE
 REAR PORTION OF THE EXISTING SIGN WALL. A SIX (6) FOOT
 HIGH FENCE COULD BE CONSTRUCTED AT THIS 40 FOOT SET
 BACK POINT PARALLEL TO THE FRONT PROPERTY LINE.
  
 4) THE FENCE IS DESCRIBED AS SIX (6) FEET IN HEIGHT ON
 THE PERMIT APPLICATION, YET NO DIMENSIONS ARE PROVIDED
 ON THE FENCE DETAILS.
  
 5) PROVIDE THE EASEMENT RELEASE FOR THE PORTION OF THE
 FENCE CROSSING THE 12 FOOT UTILITY EASEMENTS.
