 REVIEW COMMENTS.
 CODE: 2010 FBC.
  
 1- PROPERTY IS LOCATED IN FLOOD ZONE A5. THE ADDITION
 MINIMUM FINISH FLOOR ELEVATION NEEDS TO BE 7'-6" AND
 THE EXISTING STRUCTURE NEEDS TO BE RAISED TO 7'-6" AS
 WELL AS REQUIRED BY CITY ORDINANCE SEC. 94-546(B)(1)
 FOR ADDITIONS AND SUBSTANTIAL IMPROVEMENTS DONE OVER
 50% OF THE LIFE OF THE STRUCTURE. REVISE PLANS AS
 REQUIRED. SEC. 1003.5 OF 2010 FBC-EXISTING BUILDING.
  
 2- ACCORDING TO SEC. R301.2.1.4.3 OF 2010
 FBC-RESIDENTIAL, THIS BUILDING IS LOCATED ON EXPOSURE
 "D" NOT "C". ARCHITECT TO REVISE DESIGN CRITERIA ON ALL
 DRAWINGS AND THE DESIGN PRESSURES FOR ALL DOORS AND
 WINDOWS ON ALL DRAWINGS AS REQUIRED.
  
 3- AFTER PLANS ARE REVISED, BRING THEM TO PALM BEACH
 COUNTY BUILDING (2300 N. JOG RD.) TO VERIFY IF IMPACT
 FEES ARE DUE. BRING BACK COUNTY STAMPED PLANS AND COPY
 OF PAID RECEIPT IF FEES ARE DUE. REQUIRED BY THE COUNTY
 IMPACT FEE ORDINANCE OF THE UNIFIED LAND DEVELOPMENT
 CODE.
  
 4- PLANS SHOW AND EXISTING GENERATOR TO REMAIN.
 ACCORDING TO CITY RECORDS THERE IS NOT PERMIT FOR THIS
 GENERATOR. PROVIDE PROOF OF PERMIT OR APPLY FOR A
 SEPARATE PERMIT AS REQUIRED BY SEC. 105.1 CITY
 AMENDMENTS TO FBC. ALSO, THE FINISH FLOOR ELEVATION OF
 THIS EQUIPMENT NEEDS TO BE 7'-6" MIN.
  
 5- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 DCA RULE 9N-3 FOR:
 A) METAL ROOF TO BE INSTALLED.
  
 B) WINDOW MULLIONS FOR NEW BAY WINDOW AS SHOWN ON PLANS
 BY THE MASTER BATHROOM. AND CLEARLY SPECIFY MULLION
 SIZE AND ANCHORS.
  
 C) FLAT ROOF FOR COVERED PATIO. NOTE: CLEARLY IDENTIFY
 ON PRODUCT APPROVAL THE FOLLOWING (1) WHICH FLAT ROOF
 APPROVED ASSEMBLY IS GOING TO BE INSTALLED. (2) BASE
 SHEET FASTENING OPTION IF MORE THAN ONE OPTION. (3) RAS
 117 CALCULATIONS FOR REQUIRED NAIL ENHANCING AT
 PERIMETER AND CORNER AREAS. SIGNED AND SEALED IF
 REQUIRED BY THE PRODUCT APPROVAL SUBMITTED.
  
 D) MULLIONS FOR ENTRY DOOR TRANSOM ASSEMBLY. AND,
 CLEARLY IDENTIFY MULLION SIZE AND ANCHORS TO BE
 INSTALLED.
  
 E) ENTRY DOORS AS SHOWN ON PLANS. EXTERIOR FRONT
 ELEVATION SHOWS DOOR WITH GLASS PANEL. NOA SUBMITTED IS
 FOR SOLID DOORS. ALSO, NOA 09-0312.14 SUBMITTED WAS
 SUPERSEDED BY MIAMI-DADE. VISIT THE MIAMI-DADE WEBSITE
 AND PROVIDE CURRENT NOA. REVISE ELEVATION AND PRODUCT
 APPROVAL TO MATCH.
  
 6- ARCHITECT OF RECORD TO REVIEW AND APPROVE ABOVE
 PRODUCT APPROVALS AS REQUIRED BY SEC. 107.3.4.1 CITY
 AMENDMENTS TO FBC.
  
 7- ARCHITECT TO PROVIDE GARAGE DOOR STRUCTURAL BUCK
 DETAIL. SPECIFY SIZE AND FASTENER TYPE SIZE AND SPACING
 TO VERIFY COMPLIANCE WITH THE DESIGN PRESSURES OF SEC.
 R301.2.1.4.3 OF 2010 FBC-RESIDENTIAL.
  
 8- ENERGY CALCULATIONS. SEC. 103.2 OF 2010 FBC-ENERGY
 CONSERVATION:
 A) REVISE TYPE OF DOORS ON SHEET 3 OF 6. SEE PLANS AND
 PRODUCT APPROVALS SUBMITTED AND REVISE AS REQUIRED TO
 MATCH.
  
 B) OWNER/AGENT TO SIGN AND DATE BOTTOM OF FORM.
  
 C) COMPLETE AL THE INFORMATION ON TOP OF FORM,
 INCLUDING BUILDER'S NAME.

 LICENSED APPRAISER, WHICH STATES THAT THE IMPROVEMENT
 VALUE (I.E. EXCLUDING THE VALUE OF THE LOT) IS
 $250,000. THE ATTACHED LETTER FROM THE ARCHITECT SHOWS
 THAT BASED ON THE APPRAISED VALUE AND THE VALUE OF THE
 IMPROVEMENTS, THE ADDITION WOULD NOT BE CONSIDERED
 SUBSTANTIAL IMPROVEMENT AS DEFINED IN FEMA SUBSTANTIAL
 IMPROVEMENT/SUBSTANTIAL DAMAGE DESK REFERENCE FEMA
 P-758. PER THE DESK REFERENCE, FOR A LATERAL ADDITION,
 WHICH IS NOT A SUBSTANTIAL IMPROVEMENT, ON A PRE-FIRM
 HOUSE, THE ADDITION IS NOT REQUIRED TO COMPLY WITH THE
 FLOOD ELEVATION REQUIREMENTS.
 PLEASE REVIEW THE ATTACHED DOCUMENTS AND CONFIRM THAT
 YOU AGREE WITH THAT ASSESSMENT. PLEASE CALL THE
 ARCHITECT, JACK HAWK, AT (945) 360 7303, TO ADVISE HIM
