 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1. REPEAT COMMENT - PURSUANT TO SECTION 94-441 OF THE
 CITY'S ZONING AND LAND DEVELOPMENT REGULATIONS (ZLDRS),
 BECAUSE THE PROPOSED SCOPE OF WORK EXCEEDS 50 PERCENT
 OF THE VALUE OF THE EXISTING STRUCTURE, THE SITE SHALL
 BE BROUGHT INTO COMPLIANCE WITH ARTICLE XIV
 (LANDSCAPING) OF THE ZLDRS.
  
 2. REPEAT COMMENT - LANDSCAPE PLANS SHALL BE SUBMITTED
 UNDER A LANDSCAPE PERMIT AND SHALL FULLY COMPLY WITH
 ARTICLE XIV. PLEASE NOTE THAT PLANS SHOULD INCLUDE, BUT
 NOT BE LIMITED TO, THE FOLLOWING:
  
 A. STATEMENT THAT ALL LANDSCAPE AREAS WILL BE PROVIDED
 WITH A PERMANENT AUTOMATIC IRRIGATION SYSTEM, INCLUDING
 THE ADJACENT RIGHT-OF-WAY (PLEASE NOTE THAT ANY NEW
 IRRIGATION SHALL BE DONE UNDER A SEPARATE PERMIT).
  
 3. IRRIGATION WORK SHALL BE SUBMITTED UNDER SEPARATE
 PERMIT.
  
 4. PLANTING DETAIL SHALL CONFORM TO THE CITY?S MINIMUM
 STANDARD. PLEASE EMAIL ME FOR A COPY OF THE DETAIL.
  
 5. LANDSCAPE PLANS INDICATE ONLY 4,800 SQUARE FEET OF
 OPEN SPACE?IF THE LOT IS 1.57 ACRES, THEN THE REQUIRED
 OPEN SPACE THAT DETERMINES THAT AMOUNT OF OPEN SPACE
 PLANT MATERIAL SHOULD BE 27,359.16 SQUARE FEET (40% OF
 THE LOT AREA). PLEASE ADJUST ALL ?REQUIRED?
 CALCULATIONS ACCORDINGLY.
  
 6. BASED UPON COMMENT #5 ABOVE, THERE SHOULD BE A
 MINIMUM OF 17 SHADE TREES REQUIRED, 4 FLOWERING TREES
 REQUIRED, AND 55 SHRUBS REQUIRED. PLEASE NOTE THAT
 EXISTING TREES AND SHRUBS ON THE PROPERTY CAN BE
 COUNTED TOWARD THIS REQUIREMENT AND SHOULD BE REFLECTED
 IN THE TABLE.
  
 7. PURSUANT TO SECTION 94-443(B)(1), A FIVE (5) FOOT
 WIDE LANDSAPE BUFFER SHALL BE PROVIDED ALONG THE ENTIRE
 EDGE OF THE PROPERTY. THE LANDSCAPE BUFFER SHALL
 CONSISTS OF TREES, SHRUBS, NATURAL GRASS, GROUND COVER,
 ETC. AT LEAST ONE (1) SHADE OR FLOWERING TREE SHALL BE
 PLLANTED FOR EACH 30 LINEAR FEET.
  
 8. PARKING AREAS VISIBLE FROM A PUBLIC THOROUGHFARE
 SHALL BE SCREENED WITH A HEDGE COMPLIANT WITH SECTION
 94-445(4)(E).
  
 9. PURSUANT TO SECTION 94-443(C)(3)(A), EACH ROW OF
 PARKING SHALL BE TERMINATED BY A LANDSCAPE ISLAND OF
 NOT LESS THAN FIVE (5) FEET IN WIDTH. THE LANDSCAPE
 ISLAND SHALL HAVE AT LEAST ONE (1) SHADE OF FLOWERING
 TREE.
  
 10. PURSUANT TO SECTION 94-443(C)(3)(A), THERE SHALL
 NOT BE MORE THAN TEN (10) CONTIGUOUS PARKING SPACES
 WITHOUT AN INTERIOR LANDSCAPE ISLAND. SUCH ISLAND SHALL
 NOT BE LESS THAN FIVE (5) FEET WIDE AND SHALL CONTAIN
 AT LEAST ONE (1) SHADE OR FLOWERING TREE.
  
 11. PURSUANT TO SECTION 94-443(E)(1), AT LEAST 30% OF
 THE BUILDING FOUNDATION SHALL BE PLANTED WITH TREES,
 SHRUBS, OR HEDGES.
  
 12. REPEAT COMMENT - PLEASE NOTE THAT THE SEALCOATING
 AND RESTRIPING OF THE PARKING LOT, AS WELL AS ALL
 MODIFICATIONS TO THE PARKING IN FRONT OF THE BUILDING
 SHOWN ON SHEET SP1.1, WILL NEED TO BE SUBMITTED UNDER A
 SEPARATE PERMIT APPLICATION. BE SURE TO INCLUDE A FULL
 SITE PLAN AND SURVEY SHOWING THE LOCATION OF THE
 PARKING, MODIFICATIONS THAT ARE BEING PROPOSED, A
 PARKING DETAIL, ETC. PLEASE NOTE THAT THIS MAY BE
 AFFECTED BY THE LANDSCAPING COMMENTS PROVIDED ABOVE.
  
 13. REPEAT COMMENT - SHEET SP1.1 INDICATES THAT
 LANDSCAPE/PERVIOUS AREA IS BEING REMOVED. PLEASE NOTE
 THAT IF THE SITE IS CURRENTLY NONCONFORMING WITH REGARD
 TO LANDSCAPE/PERVIOUS AREA, THE NONCONFORMITY CANNOT BE
 INCREASED. A SITE DATA TABLE WILL NEED TO BE PROVIDED
 INDICATING THE FOLLOWING (PLEASE PROVIDE CURRENT AND
 PROPOSED CALCULATIONS):

 14. REPEAT COMMENT - PLANS INDICATE THAT EXISTING WHEEL
 STOPS ARE BEING REMOVED; HOWEVER, THEY DO NEED TO BE
 REPLACED IN ACCORDANCE WITH THE STANDARD PARKING DETAIL
 IN THE CITY'S ZONING AND LAND DEVELOPMENT REGULATIONS.
  
 15. REPEAT COMMENT - PLANS INDICATE THAT AN EXISTING
 PALM TREE IS BEING REMOVED/RELOCATED. A TREE ALTERATION
 PERMIT FROM THE CITY'S PLANNING DIVISION IS REQUIRED.
 THIS SHOULD BE ACCOUNTED FOR IN THE LANDSCAPE PLANS
 REFERENCED IN COMMENT #1.
  
 16. REPEAT COMMENT - PLEASE NOTE THAT ALL SIGNAGE AND
 WINDOW DECALS SHALL BE SUBMITTED UNDER A SEPARATE
 PERMIT APPLICATION. ALL SIGNAGE SHALL CONFORM TO THE
 GENERAL COMMERCIAL (GC) SIGN REGULATIONS PROVIDED IN
 SECTION 94-408(D) OF THE CITY'S ZONING AND LAND
 DEVELOPMENT REGULATIONS. CONSIDERATIONS SHALL BE GIVEN
 IN THAT THE PLANS INDICATE A TOTAL OF FOUR (4)
 WALL-MOUNTED SIGNS...PER THE REFERENCED SECTION OF THE
 CODE, THERE SHALL ONLY BE A MAXIMUM OF THREE (3)
 WALL-MOUNTED SIGNS.
  
 17. REPEAT COMMENT - PLEASE PROVIDE A DETAIL OF THE
 PROPOSED FLAG POLE, INCLUDING THE OVERALL HEIGHT.
 ADDITIONALLY, THE BUSINESS SHALL NOT BE PERMITTED TO
 FLY A FLAG CONTAINING THE NAME/LOGO OF THE BUSINESS
 UNLESS IT IS CALULATED AS A FREESTANDING SIGN.
