 1. THE APPLICANT MUST SUBMIT TWO COPIES OF A LANDSCAPE
 PLAN TO THE CITY WHICH DEMONSTRATES COMPLIANCE WITH
 SEC. 94-442 WHICH STATES THE FOLLOWING:
 94-443 (B) (2) A. SINGLE-FAMILY DWELLING UNITS. FOR
 SINGLE-FAMILY DWELLING UNITS, AT LEAST ONE SHADE,
 FLOWERING OR FRUIT TREE SHALL BE PLANTED FOR EACH 1,200
 SQUARE FEET OF OPEN SPACE OR PORTION THEREOF. FOR
 SINGLE-FAMILY DWELLING UNITS, AT LEAST ONE SHRUB SHALL
 BE PLANTED FOR EACH 500 SQUARE FEET OF OPEN SPACE OR
 PORTION THEREOF.
  
 2. THE APPLICANT IS REQUIRED TO AMEND THE BOUNDARY
 SURVEY TO ACCURATELY REFLECT THE BUILDING SETBACK LINE,
 ETC. THE SURVEY SUBMITTED DOES NOT CORRESPOND WITH THE
 SITE PLAN. SPECIFICALLY, THE ?BUILDING SETBACK LINE? ON
 THE BOUNDARY SURVEY DOES NOT ACCURATELY REFLECT THE
 IMPROVEMENTS DEPICTED ON THE ARCHITECTURAL ELEVATIONS
 AND SITE PLAN.
  
 3. ALL MECHANICAL EQUIPMENT (A/C, POOL, ETC.) MUST BE
 DEPICTED ON THE SITE PLAN. SPECIFICALLY, THE PROPOSED
 LOCATIONS OF THE MECHANICAL EQUIPMENT FROM THE PROPERTY
 LINES. THE EXISTING NOTES ON THE PLAN MUST BE UPDATED
 TO SHOW THE SPECIFIC SETBACK INFORMATION.
  
 4. PLEASE NOTE THAT SEPARATE PERMITS ARE REQUIRED FOR
 THE FOLLOWING PROPOSED IMPROVEMENTS:
 A. DRIVEWAY
 B. GARDEN WALL W/GATE & FENCE
 C. RAISED PAVERS
 D. POOL & SPA
  
 5. THE SQUARE FOOTAGE OF THE PROPOSED ACCESSORY
 STRUCTURE MUST BE REDUCED. IN ACCORDANCE WITH SEC.
 94-304. (B) ACCESSORY STRUCTURES IN RESIDENTIAL
 DISTRICTS. (1)MAXIMUM SQUARE FOOTAGE. THE TOTAL FLOOR
 AREA OF ALL ROOFED ACCESSORY BUILDINGS ON A PROPERTY
 SHALL NOT EXCEED 75 PERCENT OF THE GROSS FLOOR AREA OF
 THE PRIMARY STRUCTURE WITH A MAXIMUM FLOOR AREA OF
 1,000 SQUARE FEET.
  
 6. THE APPLICANT MUST DENOTE ON THE SITE PLAN,
 COMPLIANCE WITH THE GENERAL PROVISION OF SECTION 94-304
 - ACCESSORY STRUCTURES. (A)GENERAL PROVISIONS.
 (1)ACCESSORY STRUCTURES MUST BE CONSTRUCTED
 SIMULTANEOUSLY WITH, OR FOLLOWING THE CONSTRUCTION OF
 THE MAIN BUILDING AND SHALL NOT BE OCCUPIED UNTIL AFTER
 THE PRINCIPAL STRUCTURE HAS RECEIVED A CERTIFICATE OF
 OCCUPANCY. NO ACCESSORY STRUCTURE SHALL BE CONSTRUCTED
 OR ESTABLISHED ON ANY LOT PRIOR TO THE TIME OF
 CONSTRUCTION OR RELOCATION OF THE PRINCIPAL STRUCTURE
 TO WHICH IT IS ACCESSORY.
  
 7. THE PROPOSED PAVERS IN THE REAR OF THE PROPERTY, IN
 CONJUNCTION WITH THE ACCESSORY STRUCTURE ARE LOCATED
 WITHIN THE FIVE FOOT (5') UTILITY EASEMENT. THE
 APPLICANT MUST OBTAIN UTILITY EASEMENT CONSENT FORMS
 FROM ALL UTILITY PROVIDERS LOCATED WITHIN THE EASEMENT.
  
 8. THE WIDTH OF THE PROPOSED CIRCULAR DRIVEWAY MUST BE
 REDUCED (ON THE EAST SIDE OF THE PROPERTY) FOR
 COMPLIANCE WITH SECTION 94-482.
  
 9. THE APPLICANT MUST PROVIDE ADDITIONAL BUILDNG HEIGHT
 MEASUREMENTS ON THE ARCHITECTURAL ELEVATIONS. PLEASE BE
 ADVISED, THE DEFINTION OF BUILDING HEIGHT MEANS THE
 VERTICAL DISTANCE FORM THE MEAN GRADE OF A LOT AT THE
 FRONTAGE OF THE BUILDNG TO THE HIGHEST POINT OF THE TOP
 OF THE STRUCTURE OF A FLAT ROOF, OR TO THE DECK LINE OF
 A MANSARD ROOF, OR TO THE MID-HEIGHT LEVEL BETWEEN
 EAVES AND RIDGE FOR GABLE, HOP, AND GAMBREL ROOFS.
