 FBC R FLORIDA BUILDING CODE 2010 RESIDENTIAL
  
 DISCUSSED WITH ARCHITECT THE FOLLOWING ISSUES:
  
 1. BASED ON SQUARE FOOT AREA PROVIDED AND FBC TABLE
 1004, OCCUPANT LOAD WILL BE OVER 50 (6870 / 30 = 229).
 DOORS IN THE MEANS OF EGRESS ARE TO SWING IN THE
 DIRECTION OF TRAVEL, BUT AS DISCUSSED EXISTING BUILDING
 CODE 101.5 EXCEPTION ALLOWS USE OF CODE IN EFFECT WHEN
 THE BUILDING WAS BUILT WITH APPROVAL FROM THE BUILDING
 OFFICIAL.
  
 IT APPEARS FROM THE SURVEY THAT THE DIXIE HIGHWAY DOOR
 CAN SWING OUT AND WILL NOT ENCROACH INTO THE PUBLIC
 WAY; PLEASE VERIFY, AND AS DISCUSSED, PLEASE
 INVESTIGATE THE POSSIBILITY THAT THIS DOOR CAN SWING
 OUT.
  
 THE FLAMINGO DRIVE SIDE OF THE BUILDING IS ON THE
 PROPERTY LINE, SO THIS DOOR WOULD NEED TO EITHER HAVE A
 VESTIBULE, SWING OUT ENTIRELY OVER THE PROPERTY LINE
 AND FULL ENCROACHMENT INTO THE PUBLIC WAY, OR SWING IN.
 THE PROPOSED IRON GRILLS ARE SHOWN SWINGING OUT OVER
 THE PROPERTY LINE.
  
 IN THE 1929 BUILDING CODE, SECTION 46 INCLUDES SOME
 PROVISION FOR ENCROACHING THE PROPERTY LINE WITH DOORS
 WHICH ARE NORMALLY IN THE CLOSED POSITION, BUT ONLY IN
 FIRE DISTRICTS 3 AND 4, BUT NOT IN 1 AND 2. IT WOULD
 REQUIRE FURTHER INVESTIGATION TO DETERMINE WHICH FIRE
 DISTRICT THIS PROPERTY WAS IN AT THAT TIME.
  
 AS DISCUSSED, THE PRIMARY ENTRANCE AND EXIT DOOR WILL
 BE THE REAR DOOR, AND THE AREA ADJACENT TO THIS DOOR
 WILL NOT BE USED FOR STORAGE AS THIS IS THE DOOR
 LEADING FROM THE PARKING AREA DIRECTLY TO THE BUILDING.
  
 AS DISCUSSED, PLEASE SUBMIT AN EMAIL WHICH OUTLINES
 PROPOSED EXITING STRATEGY, PROPOSED DOOR SWING, AND
 EXISTING CONDITIONS TO SUPPORT YOUR REQUEST TO EITHER
 HAVE INSWING DOORS, OUTSWING DOOR OR GRILL ENCROACHING
 PROPERTY LINE. THIS WILL BE DISCUSSED WITH THE ABO.
