 1) REPEAT COMMENT - PRIOR TO THE ZONING APPROVAL OF
 THIS PERMIT, A LANDSCAPE PERMIT SHALL BE SUBMITTED TO
 THE BUILDING DIVISION WHICH INCLUDES A LANDSCAPE PLAN,
 PREPARED BY A LANDSCAPE ARCHITECT, THAT SHOWS THE
 EXISTING CONDITIONS OF THE SITE AND THE PROPOSED
 DEVELOPMENT PLAN. THE EXISTING CONDITIONS PLAN SHALL
 INCLUDE, IN TABULAR DATA, THE EXISTING LANDSCAPE ON THE
 SITE, THE AMOUNT OF LANDSCAPE AREA, THE AMOUNT OF
 FOUNDATION PLANTING, ETC. THE PROPOSED DEVELOPMENT PLAN
 SHALL DEMONSTRATE, AT A MINIMUM, NO NET LOSS OF
 LANDSCAPE MATERIAL, LANDSCAPE AREA, AMOUNT OF
 FOUNDATION PLANTING, ETC.
  
 2) THE LANDSCAPE PLAN SUBMITTED WITH THIS APPLICATION
 WILL BE FULLY REVIEWED AS PART OF THE LANDSCAPE PERMIT;
 HOWEVER, THE STAFF HAS IDENTIFIED A FAILURE OF THE
 LANDSCAPE PLAN (AND CONSTRUCTION PLANS) TO MAINTAIN THE
 EXISTING AMOUNT OF FOUNDATION PLANTING. THE ZONING AND
 LAND DEVELOPMENT REGULATIONS REQUIRE THAT A MINIMUM OF
 30% OF THE LINEAR FEET AROUND A BUILDING CONTAINS
 FOUNDATION PLANTING. THE EXISING BUILDING DOES NOT MEET
 THE 30% MINIMUM REQUIREMENT; THEREFORE, THE FOUNDATION
 PLANTING MAY NOT BE REDUCED. THE PLAN SHOWS A REDUCTION
 OF 32 LINEAR FEET OF FOUNDATION PLANTING, WHICH IS NOT
 PERMITTED. THE ZONING STAFF MAY NOT APPROVE THE
 PROPOSED RENOVATIONS AS THEY REDUCE THE AMOUNT OF
 FOUNDATION PLANTING.
  
 3) THE RELOCATED PALM TREES REQUIRE THE APPROVAL OF A
 TREE ALTERATION PERMIT, WHICH SHALL BE SUBMITTED TO THE
 CITY'S ZONING DIVISION.
  
 4) THE EXTERIOR VISIBLE SIGNAGE FOR THIS SITE WILL
 REQUIRE A SEPARATE PERMIT(S). PLEASE NOTE THAT THE
 SUBMITTED PLANS SEEM TO HAVE MORE SIGNAGE THAN IS
 PERMITTED BY THE CITY'S ZONING AND LAND DEVELOPMENT
 REGULATIONS. PLEASE NOTE THAT THE DEALER WALL, POSTER
 BOARDS, MENU BOARD, ETC. ARE CONSIDERED SIGNS.
 ADDITIONALLY, IF THE KEY DROP, DISPLAY PILLARS AND
 DIRECTIONAL PYLONS INCLUDE LOGOS OR VERBIAGE FOR
 CHEVROLET OR ROGER DEAN, THEY ARE CONSIDERED SIGNAGE.
