 SYSTEMS, AND SPACES SHALL COMPLY WITH THE REQUIREMENTS
 OF THE FLORIDA BUILDING CODE, BUILDING.

 1) PLEASE REVIEW FLORIDA SPECIFIC REQUIREMENTS FOR
 ACCESSIBILITY 2007/09 FBC-B 11-4.1.6(2)
 LTERATIONS TO AN AREA CONTAINING A PRIMARY FUNCTION. IN
 ADDITION TO THE REQUIREMENTS OF SECTION 11-4.1.6(1), AN
 ALTERATION THAT AFFECTS OR COULD AFFECT THE USABILITY
 OF OR ACCESS TO AN AREA CONTAINING A PRIMARY FUNCTION
 SHALL BE MADE SO AS TO ENSURE THAT, TO THE MAXIMUM
 EXTENT FEASIBLE, THE PATH OF TRAVEL TO THE ALTERED AREA
 AND THE RESTROOMS, TELEPHONES, AND DRINKING FOUNTAINS
 SERVING THE ALTERED AREA, ARE READILY ACCESSIBLE TO AND
 USABLE BY INDIVIDUALS WITH DISABILITIES, UNLESS SUCH
 ALTERATIONS ARE DISPROPORTIONATE TO THE OVERALL
 ALTERATIONS TIN TERMS OF COST AND SCOPE.
  
 ALTERATIONS MADE TO PROVIDE AN ACCESSIBLE PATH OF
 TRAVEL TO ALTERED AREAS SHALL BE DEEMED
 DISPROPORTIONATE TO THE OVERALL ALTERATION WHEN THE
 COST EXCEEDS 20 PERCENT OF THE COST OF THE ALTERATION
 TO THE PRIMARY FUNCTION AREA.
  
 DUTY TO PROVIDE ACCESSIBLE FEATURES IN THE EVENT OF
 DISPROPORTIONALITY.
  
 (1) WHEN THE COST OF ALTERATIONS NECESSARY TO MAKE THE
 PATH OF TRAVEL TO THE ALTERED AREA FULLY ACCESSIBLE IS
 DISPROPORTIONATE TO THE COST OF THE OVERALL ALTERATION,
 THE PATH OF TRAVEL SHALL BE MADE ACCESSIBLE TO THE
 EXTENT THAT IT CAN BE MADE ACCESSIBLE WITHOUT INCURRING
 DISPROPORTIONATE COSTS.
  
 (2)(A) IN CHOOSING WHICH ACCESSIBLE ELEMENTS TO
 PROVIDE, PRIORITY SHOULD BE GIVEN TO THOSE ELEMENTS
 THAT WILL PROVIDE THE GREATEST ACCESS, IN THE FOLLOWING
 ORDER:
  
 (I) AN ACCESSIBLE ENTRANCE;
  
 (II) AN ACCESSIBLE ROUTE TO THE ALTERED AREA:
  
 (III) AT LEAST ONE ACCESSIBLE RESTROOM FOR EACH SEX OR
 A SINGLE UNISEX RESTROOM:
  
 (IV) ACCESSIBLE TELEPHONES;
  
 (V) ACCESSIBLE DRINKING FOUNTAINS; AND
  
 (VI) WHEN POSSIBLE, ADDITIONAL ACCESSIBLE ELEMENTS SUCH
 AS PARKING, STORAGE, AND ALARMS.
  
 1A) IN THE MEETING WITH THE DESIGN TEAM AND THE
 BUILDING DEPARTMENT AN ACCESSIBLE ENTRANCE WAS
 DISCUSSED. SHEET A0.10 SITE PLAN DOES SHOW A NEWLY
 DESIGNED EGRESS RAMP FROM THE ACCESSIBLE PARKING ACCESS
 AISLE. THE BOTTOM LANDING OF THE RAMP IS INDICATED AS A
 5'-0" AS REQUIRED FOR 90 DEGREE TURNS BUT IS NOT IN
 COMPLIANCE WITH 11-4.8.4 (2) THAT REQUIRES THE BOTTOM
 LANDING TO BE 72 INCHES OF STRAIGHT AND LEVEL
 CLEARENCE.
  
 1B) THE OTHER ISSUE IN AN ACCESSIBLE ROUTE TO THE
 ALTERED AREAS PLEASE REVIEW SHEET A.100 DOOR # 22 TO
 TTHE LEFT OF ROOM 01-01 (RECEPTION) IS MISSING THE
 REQUIRED 18 INCHES ON THE LEFT SIDE OF THE DOOR LATCH,
 PLEASE REVIEW 11-4.13.6 MANEUVERING CLEARENCES AT
 DOORS.
  
 2A) SHEET A.100 & A.301 THE LIFE SAFETY PLAN INDICATE
 TWO STAIRWAYS FROM THE SECOND STORY A REAR STAIRWAY
 THAT IS ENCLOSED AND A MONUMENTAL STAIR IN THE FRONT OF
 THE BUILDING NOT ENCLOSED. THIS BUILDING WAS BUILT IN
 1982 UNDER THE 1978 STANDARD BUILDING CODE IN REVIEWING
 THE CODE REQUIREMENTS THEN AND NOW THERE SHOULD HAVE
 BEEN TWO ENCLOSED EXIT STAIRS LEADING TO THE EXTERIOR
 OF THE BUILDING. THE 1978 CODE (1103.2(2) DID ALLOW FOR
 A SINGLE ENCLOSED STAIR FOR 2 STORY BUSINESS
 OCCUPABNCIES FOR 3500 SQ FT AND OCCUPANT LOAD NOT MORE
 THAN 40 OCCUPANTS. THIS BUILDING DID NOT MEET THIS
 EXCEPTION IN AREA NOR OCCUPANT LOAD. THE MONUMENTAL
 STAIR UNDER THE 1978 SBC SECTION 1107.1 ALSO REQUIRED
 THAT SUCH STAIR WAS NOT PART OF A REQUIRED PART OF THE
 BUILDING EXIT FACILITIES AND SUCH STAIRS ARE NOT
 CONNECTED WITH CORRIDORS PROVIDING ACCESS TO EXITS.
  
 2B) THE SECOND ISSUE IS WITH THE ELEVATOR LANDS IN THE
 LOBBY OR RECEPTION AREA WHICH IS STILL WITHIN THE
 PROPOSED EXIT. THE 1987 CODE 1106(F) EXIT ENCLOSURES
 ARE TO HAVE ONLY THE NECCESSAARY OPENINGS SUCH AS
 DOORWAYS TO PROTECT THE STAIRWAY FROM THE REMANDER OF
 THE BUILDING. TODAYS CODE LANGUAGE IS QUITE CLEAR:
 2007/09 FBC-B 1020.1.1 ELEVATORS SHALL NOT OPEN INTO AN
 EXIT ENCLOSURE.
  
 1020.1.2 PENETRATIONS. PENETRATIONS INTO AND OPENINGS
 THROUGH AN EXIT ENCLOSURE ARE PROHIBITED EXCEPT FOR
 REQUIRED EXIT DOORS, EQUIPMENT AND DUCTWORK NECESSARY
 FOR INDEPENDENT PRESSURIZATION, SPRINKLER PIPING,
 STANDPIPES, ELECTRICAL RACEWAY FOR FIRE DEPARTMENT
 COMMUNICATION SYSTEMS AND ELECTRICAL RACEWAY SERVING
 THE EXIT ENCLOSURE AND TERMINATING AT A STEEL BOX NOT
 EXCEEDING 16 SQUARE INCHES (0.010 M2). SUCH
 PENETRATIONS SHALL BE PROTECTED IN ACCORDANCE WITH
 SECTION 712. THERE SHALL BE NO PENETRATIONS OR
 COMMUNICATION OPENINGS, WHETHER PROTECTED OR NOT,
 BETWEEN ADJACENT EXIT ENCLOSURES.
  
 NOTE: IT IS NOTED BY E-MAILS THEIR IS A WINDOW BETWEEN
 THE LOBBY AREA AND RECEPTIONIST DESK WITH A FIRE
 SHUTTER. PLEASE NOTE ON PLANS, IS THE FIRE SHUTTER
 CONTROLED BY A FUSABLE LINK OR ENGAGED BY THE FIRE
