2011-08-01 09:47:24RESIDENTIAL (R3) ALTERATION BUILDING REVIEW CHECKLIST.
 2007 FLORIDA RESIDENTIAL CODE WITH 2009 REVISIONS.
  
 1- CONVERTING EXISTING GARAGE TO LIVABLE AREA. NEED TO
 BRING PLANS TO THE PALM BEACH COUNTY BUILDING (2300 N.
 JOG RD) TO VERIFY IF IMPACT FEES ARE DUE. BRING BACK
 STAMPED PLANS AND COPY OF PAID RECEIPT IF FEES ARE DUE.
 THIS IS REQUIRED BY THE COUNTY IMPACT FEE ORDINANCE OF
 THE UNIFIED LAND DEVELOPMENT CODE.
  
 2- CHANGING USE FROM GARAGE TO LIVABLE AREA. NEED TO
 PROVIDE ENERGY CALCULATIONS (2 COPIES) AS REQUIRED BY
 SEC. N1100.0. PLEASE MAKE SURE CORRECT UPDATED FORM IS
 USED AND FORM IS SIGNED AND DATED BY ALL THE REQUIRED
 PEOPLE.
  
 3- PROVIDE THE NAME AND SIGNATURE OF THE PERSON
 RESPONSIBLE FOR THE PLANS. SEC. 106.1 CITY AMENDMENTS
 TO FBC.
  
 4- PLANS ARE MISSING THE FOLLOWING INFORMATION:
 A) BUILDING CODE USED (2007 FLORIDA RESIDENTIAL CODE
 WITH 2009 REVISIONS).
  
 B) DESIGN PRESSURES FOR EXTERIOR DOOR AND WINDOWS.
 NOTE: DESIGNER DOING THE CALCULATIONS TO TAKE INTO
 CONSIDERATION THAT ACCORDING TO SEC. R301.2.1.4.3 THIS
 BUILDING IS LOCATED IN EXPOSURE "C" AND THE BASIC WIND
 SPEED FOR THE CITY OF WEST PALM BEACH IS 140MPH.
  
 C) COMPLETE WALL SECTION SHOWING CONSTRUCTION OF NEW
 WALL TO ENCLOSE GARAGE DOOR OPENING. SHOW HOW THE
 CONSTRUCTION WILL RESIST THE DESIGN PRESSURES OF SEC.
 R301. NOTE: TAKE INTO CONSIDERATION THAT GARAGE DOOR
 WILL REMAIN AS SHOWN ON THE FRONT ELEVATION. SPECIFY
 ALL FRAMING MEMBERS, STRUCTURAL CONNECTORS AND ALL THE
 FINISHES ON BOTH SIDES OF THE WALL. DETAIL W-1 SHOWN ON
 THE PLANS IS INCOMPLETE AND DOESN'T PROVIDE THIS
 INFORMATION.
  
 D) COORDINATE INSULATION SHOWN ON THE WALL DETAIL W-1
 WITH THE INSULATION SPECIFIED ON THE ENERGY
 CALCULATIONS. NOTE: R31 DOESN'T FIT ON A 2X6 WALL.
 REVISE AS REQUIRED.
  
 E) SPECIFY ATTIC INSULATION AS REQUIRED BY SEC. R806.
 COORDINATE WITH ENERGY CALCULATIONS.
  
 F) SPECIFY SIZE OF WINDOWS TO VERIFY COMPLIANCE WITH
 EGRESS REQUIREMENTS OF SEC. R310.
  
 G) COMPLETE DETAILS AND SPECIFICATIONS FOR STRUCTURAL
 FRAMING OF NEW WINDOWS AND NEW ENTRY DOOR TO SHOW
 COMPLIANCE WITH THE DESIGN PRESSURES OF SEC. R301.
  
 H) GARAGE FINISH FLOOR IS USUALLY LOWER THAN THE FINISH
 FLOOR OF THE EXISTING HOUSE. SPECIFY NEW BEDROOM AND
 BATHROOM FINISH FLOOR TO VERIFY COMPLIANCE WITH THE
 MIN. FINISH FLOOR REQUIREMENTS OF SEC. R404.1.6. NEED
 MIN. 4" OR 6" FINISH FLOOR ELEVATION ABOVE GRADE
 DEPENDING ON THE CONSTRUCTION TYPE. SHOW HOW GETTING
 THE REQUIRED FINISH FLOOR ELEVATION IF CURRENT
 ELEVATION IS LOWER THAN THE MIN. REQUIRED.
  
 5- OWNER TO SIGN PERMIT APPLICATION FOR BUILDING AND
 ELECTRICAL PERMITS. AND, CLARIFY IF ANY A/C WORK IS
 GOING TO TAKE PLACE. IF SO, THEN PROVIDE COMPLETE A/C
 INFORMATION AND SIGN PERMIT APPLICATION FOR A/C PERMIT
 AS WELL.
  
 6- PROVIDE PRODUCT APPROVAL (2 COPIES) AS REQUIRED BY
 DCA RULE 9N-3 FOR THE STRUCTURAL CONNECTORS SPECIFIED
 ON THE WALL SECTIONS AND DETAILS. OR PERSON RESPONSIBLE
 FOR THE DESIGN MAY WRITE THE CURRENT CONNECTOR FLORIDA
 PRODUCT APPROVAL ON THE DRAWINGS.
  
 7- DESIGNER RESPONSIBLE FOR THE PLANS TO APPROVE IN
 WRITING ALL PRODUCT APPROVALS (DOORS AND WINDOWS) AS
 REQUIRED BY SEC. 106.3.3 CITY AMENDMENTS TO FBC.
  
 8- VALUATION DECLARED IN THE PERMIT APPLICATION IS TOO
 LOW. VALUATION WAS UPDATED AS REQUIRED BY SEC. 108.3
 CITY AMENDMENTS TO FBC. PERMIT FEE BALANCE IS $259.82.
  
 9- PROVIDE RECORDED NOTICE OF COMMENCEMENT. SEC. 713.13
 FLORIDA STATUTE.
 NOTE: THIS MAY BE RECORDED AT TIME OF PERMIT PICK UP.
