 1) THE BUILDING APPEARS TO BE CONSTRUCTED AT THE
 PROPERTY LINE ALONG SPRUCE AVENUE AND THE ALLEY. THE
 PLANS SHOW ARCHITECTURAL ELEMENTS THAT WILL EXTEND FROM
 THE FACADE OF THE BUILDING. PLEASE PROVIDE A RECENT
 SURVEY, LESS THAN ONE YEAR OLD, SHOWING THE BUILDING
 AND THE DIMENSION TO ALL PROPERTY LINES.
  
 2) THE INFORMATION PROVIDED ON THE SURVEY, TAKEN WITH
 THE PROPOSED FACADE TREATMENTS, MAY REQUIRE
 RIGHT-OF-WAY PERMITS IF ANY ENCROACHMENTS ARE
 IDENTIFIED.
  
 3) THE ACTIVE BUSINESS TAX RECEIPTS FOR THE SITE ARE
 FOR A RETAIL BUSINESS (BIRDS OFF BROADWAY) AND AN
 APARTMENT. NEITHER OF THESE IS INDICATED ON THE FLOOR
 PLAN. PLEASE INDICATE WHERE THESE USES ARE LOCATED
 WITHIN THE BUILDING.
  
 4) DOES THIS PERMIT INCLUDE INTERIOR RENOVATIONS?
  
 5) THE NORTHWOOD MIXED USE DISTRICT LIMITS EXTERIOR
 FINISH MATERIAL TO STONE, BRICK, STUCCO, EXPOSED
 CONCRETE, TERRA COTTA TILE, CERAMIC TILE, ANY STONE
 CLADDING MATERIAL-MARBLE, LIMESTONE, GRANITE, PRECAST
 CONCRETE, CLAPBOARD SIDING, AND WOOD SHINGLES. PLEASE
 DESCRIBE WHAT THE COMPOSITE MATERIAL SHOWN ON THE PLANS
 IS AND WHICH CATEGORY IT FITS INTO.
  
 6) THE NORTHWOOD MIXED USE DISTRICT LIMITS EXTERIOR
 FINISH MATERIAL TO NO MORE THAN TWO ON A WALL. THE EAST
 ELEVATION SHOWS THE COMPOSITE MATERIAL, STUCCO AND
 TILE. THIS IS 3 DIFFERENT MATERIALS.
  
 7) THE NORTHWOOD MIXED USE DISTRICT HAS MINIMUM GLAZING
 REQUIREMENTS. PLEASE PROVIDE THE GLAZING CALCULATIONS
 BETWEEN 2 AND 8 FEET ("STOREFRONT AREA") FOR THE SPRUCE
 AVENUE AND 24TH STREET FACADES. THE GLAZING
 CALCULATIONS SHALL INCLUDE THE EXISTING AND PROPOSED
 CONDITIONS. PLEASE NOTE THAT IF THE CURRENT GLAZED AREA
 EXCEEDS 50 PERCENT OF THE STOREFRONT AREA, IT MAY NOT
 BE REDUCED AND IF IT IS CURRENTLY LESS THAN 50 PERCENT
 OF THE STOREFRONT AREA IT SHALL BE INCREASED TO 50
 PERCENT.
  
 8) THE NORTHWOOD MIXED USE DISTRICT REQUIRES WINDOWS TO
 BE RECESSED A MINIMUM OF TWO INCHES FROM THE EXTERIOR
 FACE OF THE FACADE. PLEASE PROVIDE VERIFICATION THAT
 THE NEW WINDOWS MEET THIS REQUIREMENT.
  
 9) THE NORTHWOOD MIXED USE DISTRICT REQUIRES THAT
 MULTIPLE WINDOWS IN THE SAME ROUGH OPENING BE SEPARATED
 BY A FOUR-INCH WIDE POST AND SIT ON ONE CONTINUOUS
 SILL. PLEASE PROVIDE THE DIMENSION TO VERIFY THAT THE
 WINDOWS IN THE SAME OPENING ON THE NORTH SIDE OF THE
 BUILDING MEET THIS REQUIREMENT.
  
 10) THE NORTHWOOD MIXED USE DISTRICT REQUIRES AWNINGS
 AT THE SIDEWALK LEVEL SHALL PROJECT A MINIMUM OF FOUR
 FEET FROM THE BUILDING FACADE AND HAVE A MINIMUM OF
 NINE FEET IN CLEARANCE FROM THE SIDEWALK LEVEL TO THE
 BOTTOM OF THE AWNING. NEITHER OF THESE STANDARDS IS MET
 FOR THE PROPOSED AWNINGS. ADDITIONALLY, A RIGHT-OF-WAY
 PERMIT IS REQUIRED FOR THE AWNING PROJECTION OVER
 SPRUCE AVENUE.
  
 11) THE NORTHWOOD MIXED USE DISTRICT REQUIRES
 MECHANICAL SYSTEMS TO BE SCREENED FROM VIEW BY
 LANDSCAPING OR BUILT ELEMENTS DESIGNED AS AN INTEGRAL
 PART OF THE BUILDING ARCHITECTURE. THERE APPEARS TO BE
 AN A/C UNIT IN THE PARKING LOT. THIS NEEDS TO BE
 SCREENED IN ACCORDANCE WITH THE REGULATIONS. ANY NEW
 EQUIPMENT ALSO NEEDS TO BE SCREENED.
  
 12) THE AWNINGS AND ANY SIGNAGE WILL REQUIRE A SEPARATE
 PERMIT.
  
 13) THE NORTHWOOD MIXED USE DISTRICT REQUIRES ALL
 SURFACE PARKING LOTS SHALL BE LANDSCAPED WITH A STREET
 FRONT HEDGE AT THREE FEET SIX INCHES IN HEIGHT AND
 SHADE TREES AT EVERY THIRD PARKING SPACE ALONG THE
 SIDEWALK. SHRUBS SHALL BE PLANTED AT TWO-FOOT
 INTERVALS. THE AREAS ALONG SPRUCE AVE. AND 24TH ST.
 THAT ARE NOT PART OF THE DRIVEWAY SHALL MEET THIS
 REQUIREMENT.
