 PLEASE RESPOND TO REVIEW COMMENTS IN WRITTEN FORMAT.
  
 1. SOME OF THE LANDSCAPE CALCULATIONS ARE INCORRECT.
 THE INFORMATION FOR THE SOUTH AND WEST SIDES OF THE
 SITE ARE REVERSED.
  
 2. PURSUANT TO SECTION 94-442 (D), PRIVATE LAND AND
 PUBLIC RIGHTS-OF-WAY BETWEEN STREET OR SIDEWALK
 SURFACES AND REQUIRED BUFFER STRIPS AND LANDSCAPED OPEN
 SPACE AREAS SHALL BE PLANTED WITH GRASS. GRASS AREAS
 SHALL BE SODDED. THIS INCLUDES THE ADJACENT
 RIGHTS-OF-WAY.
  
 3. PURSUANT TO SECTION 94-445 (4) (G) (3) (II), IN ALL
 AREAS THAT ARE TO BE PLANTED IN A CULTIVATED LANDSCAPE,
 IRRIGATION SYSTEMS SHALL BE DESIGNED TO HAVE 120
 PERCENT COVERAGE. THIS INCLUDES THE RIGHTS-OF-WAY.
  
 4. PURSUANT TO SECTION 94-443 (B) (1), FOR
 NONRESIDENTIAL USES THE LANDSCAPE BUFFER SHALL BE AT
 LEAST FIVE FEET WIDE ALONG THE ENTIRE EDGE OF PROPERTY
 WHEN ADJACENT TO A PUBLIC THOROUGHFARE AND OTHER
 NONRESIDENTIAL ZONING DISTRICT. THIS APPLIES TO ALL
 FOUR SIDES OF THE SITE. NO LANDSCAPE STRIP WAS PROVIDED
 AT THE EAST END OF THE PARKING ROW AND THE LANDSCAPE
 STRIP AT THE WEST END IS LESS THAN FIVE FEET IN WIDTH.
 THE FIVE FOOT LANDSCAPE STRIP SHALL EXCLUDE ANY
 REQUIRED CURBING.
  
 5. PURSUANT TO SECTION 94-443 (B) (4), AT LEAST ONE
 SHADE OR FLOWERING TREE SHALL BE PLANTED IN A REQUIRED
 BUFFER STRIP FOR EACH 30 LINEAR FEET OR PORTION
 THEREOF. THIS APPLIES TO ALL FOUR SIDES OF THE SITE.
 ADDITIONAL TREES WILL BE REQUIRED ALONG THE EAST SIDE
 OF THE SITE. IN ADDITION, NO TREES WERE PROPOSED ALONG
 THE SOUTH SIDE OF THE SITE.
  
 6. PURSUANT TO SECTION 94-443 (C) (3) (A) EACH ROW OF
 PARKING SPACES SHALL BE TERMINATED BY LANDSCAPE ISLANDS
 OF NOT LESS THAN FIVE FEET IN WIDTH AND NOT LESS THAN
 THE LENGTH OF THE ADJACENT PARKING STALL. THE
 LANDSCAPED ISLAND SHALL CONTAIN AT LEAST ONE SHADE OR
 FLOWERING TREE. THIS, AGAIN, RELATES TO THE PARKING ROW
 MENTIONED IN ITEM NUMBER FOUR ABOVE.
  
 7. PURSUANT TO SECTION 94-443 (C) (3) (B), ONE INTERIOR
 ISLAND SHALL BE PROVIDED FOR EVERY TEN PARKING SPACES
 OR FRACTION THEREOF. INTERIOR LANDSCAPE ISLANDS SHALL
 BE AT LEAST FIVE FEET WIDE AND SHALL CONTAIN AT LEAST
 ONE SHADE OR FLOWERING TREE.
  
 8. THE PERIMETER FENCE ALONG PICADILLY AND PONCE DE
 LEONE SHALL BE RELOCATED TO THE INSIDE OF THE LANDSCAPE
 STRIP WITH THE HEDGE PLANTED ON THE STREET SIDE OF THE
 FENCE. A STRIP OF SOD OR PREFERABLY GROUND COVER SHALL
 BE PLANTED BETWEEN THE HEDGE AND THE SIDEWALK.
  
 9. PURSUANT TO SECTION 94-443 (C) (3), OFF-STREE
 PARKING LOTS CONTAINING AT LEAST 12 INTERIOR PARKING
 SPACES SHALL CONTAIN LANDSCAPE AREAS. THE TOTAL SIZE OF
 SUCH LANDSCAPED AREAS SHALL BE EQUAL TO TEN SQUARE FEET
 FOR EACH PARKING SPACE AND SHALL BE PROVIDED WITHIN THE
 INTERIOR OF AN OFF-STREET PARKING LOT.
  
 10. PURSUANT TO SECTION 94-443 (C) (2), VEHICULAR USE
 AREAS SHALL BE SCREENED FROM THROUGHFARES BY A
 LANDSCAPE BUFFER OF AT LEAST FIVE (5) FEET IN WIDTH.
 HEDGES SHALL BE PLANTED WITHIN THE LANDSCAPE BUFFER.
 THIS APPLLIES TO THE LANDSCAPE STRIP THAT TERMINATES
 THE EAST END OF THE PARKING ROW AND THE SINGLE PARKING
 STALL.
  
 11. PURSUANT TO SECTION 94-444 (B), WALLS USED AS
 SCREENING FOR GARBAGE OR TRASH RECEPTACLES SHALL BE
 LANDSCAPED WITH SHRUBS AND HEDGES PLANTED AT TOW-FOOT
 INTERVALS AND VISION OBSCURING GATES ARE REQUIRED. THE
 GATES ON THE EXISTING ENCLOSURE ARE BROKEN AND/OR
 MISSING. NEW GATES CANNOT OPEN INTO THE ALLEY. THEY
 WOULD NEED TO SLIDE SIDEWAYS TO VOID OPENING INTO THE
 ALLEY.
  
 12. A HANDICAP PARKING STALL AND RAMP SHALL BE
 PROVIDED.
  
 13. PURSUANT TO SECTION 94-443 (C) (5) (B), LANDSCAPE
 AREAS ADJACENT TO OFF-STREET PARKING AREAS SHALL BE
 PROTECTED FROM ENCROACHMENT OR INTRUSION OF VEHICLES
 THROUGH THE USE OF WHEEL STOPS. WHEEL STOPS SHALL HAVE
 A MINIMUM HEIGHT OF SIX INCHES ABOVE FINISHED GRADE OF
 THE PARKING LOT.
  
 14. DOUBLE STRIPING IS REQUIRED. PLEASE INCLUDE A
 DETAIL WITH THE SITE PLAN.
