 PLEASE RESPOND TO REVIEW COMMENTS IN WRITTEN FORMAT.
  
 1. PURSUANT TO SECTION 94-443 (C) (3) A, THE LANDSCAPE
 ISLANDS SHALL HAVE A MINIMUM REDIUS OF 2 1/2 FEET AT
 ITS END SO AS TO ALLOW CAR MANEUVERING.
  
 2. PURSUANT TO SECTION 94-443 (B), THE OWNER OF
 PROPERTY USED FOR NONRESIDENTIAL PURPOSES SHALL INSTALL
 AND MAINTAIN A LANDSCAPED BUFFER STRIP ALONG THE ENTIRE
 EDGE OF PROPERTY ADJACENT TO A PUBLIC THOROUGHFARE. THE
 BUFFER STRIP SHALL BE AT LEAST FIVE (5) FEET IN WIDTH.
 THIS APPLIES TO THE EAST AND SOUTH SIDES OF THE VACANT
 PARCEL. THE FENCE SHALL BE INSTALLED ALONG THE INTERIOR
 PERIMETER OF THE LANDSCAPE STRIP WITH THE HEDGE PLANTED
 ON THE STREET SIDE OF THE FENCE. SOD OR PREFERABLY
 GROUND COVER SHALL BE PLANTED BETWEEN THE HEDGE AND THE
 SIDEWALK TO CREATE A TIERED EFFECT. THE FENCE ALONG THE
 NORTH PERIMETER SHALL BE INSTALLED ALONG THE PROPERTY
 LINE IN ORDER TO MAINTAIN THE HEDGE WITHOUT TRESPASSING
 ON THE NEIGHBORING PROPERTY.
  
 3. THE LANDSCAPE BUFFER ALONG THE SOUTH PERIMETER OF
 THE PARKING LOT A ON BOTH SIDES OF THE EAST ACCESS
 POINT SHALL BE EXPANDED UP TO THE ACCESS POINT WITH THE
 HEDGE AND GROUND COVER BEING EXTENDED, AS WELL.
  
 4. THE PROPOSED CURB ALONG THE NORTH SIDE OF THE
 PARKING LOT SHALL BE INSTALLED IN THE LOCATION NORMALLY
 RESERVED FOR THE CAR STOPS WHICH IS TWO (2) FEET BACK
 FROM THE EDGE OF PAVEMENT. THE VEHICULAR OVERHANG AREA
 BEYOND THE CURB SHALL BE FREE OF ASPHALT AND CONCRETE.
 IT SHOULD BE MULCHED TO MATCH WHAT HAS BEEN PROPOSED
 FOR THE PARKING ROW ALONG WEST SIDE OF THE PARKING LOT.
 THE PODOCARPUS HEDGE SHALL BE EXTENDED FOR THE FULL
 LENGTH OF THE PARKING LOT ALONG THE NORTH PERIMETER.
  
 5. PURSUANT TO SECTION 94-443 (B) (4), AT LEAST ONE (1)
 SHADE OR FLOWERING TREE SHALL BE PLANTED IN A REQUIRED
 BUFFER STRIP FOR EACH 30 LINEAR FEET OR PORTION
 THEREOF. THIS APPLIES TO THE NORTH PERIMETER OF THE
 SITE. AN ADDITIONAL TREE SHALL BE PLANTED ALONG THE
 NORTH PERIMETER AT THE NORTHWEST AND NORTHEAST CORNER
 OF THE PARKING LOT. THE TREES SHOULD BE PLANTED FIVE
 (5) FEET IN FROM THE PROPERTY LINE AND CENTERED BETWEEN
 THE EAST AND WEST END OF THE PLANTER AREA. REQUIRED
 TREES BETWEEN THE TWO (2) ISLANDS CANNOT BE PLANTED
 BECAUSE THERE IS NOT ENOUGH SPACE TO ACCOMMODATE TREES.
  
 6. PLEASE PROVIDE THE SIZE AND SPACING FOR ALL PROPOSED
 SHRUBS AND GROUND COVERS.
  
 7. PLEASE PROVIDE A CERTIFIED COST ESTIMATE THAT
 INCLUDES THE TOTAL COST OF ALL LANDSCAPE MATERIALS AND
 LABOR, BROKEN DOWN INTO UNIT COST.
  
 8. A SEPARATE IRRIGATION PERMIT IS REQUIRED. TWO (2)
 SETS OF IRRIGATION PLANS SHALL BE SUBMITTED WITH THE
 APPLICATION TO CONSTRUCTION SERVICES.
  
 9. A NOTE SHALL BE PLACED ON THE PLAN THAT INDICATES
 THAT 120% IRRIGATION COVERAGE WILL BE PROVIDED IN THE
 RIGHT--OF-WAY.
  
 10. THE HIGHRISE OAKS ALONG THE STREET SHALL BE A
 MINIMUM OF TWELVE (12) FEET IN HEIGHT.
