 COMPLIANCE. ALL NEW CONSTRUCTION ELEMENTS, COMPONENTS,
 SYSTEMS, AND SPACES SHALL COMPLY WITH THE REQUIREMENTS
 OF THE FLORIDA BUILDING CODE, BUILDING.
  
 1ST REVIEW
 ACTION: DENIED
  
 1) THE PLANS INDICATE BAY # 28 TO BE 40'-6" DEEP WITH
 THE NEW OFFICE AREA (GROUND FLOOR) TO BE 12'-6" DEEP.
 FBC-B 505.2 AREA LIMITATION APPEARS TO HAVE THE 1/3RD
 DISTANCE EXCEEDED. WHEN FIGURING THE 1/3RD ALLOWABLE
 AREA OF THE MEZZANINE YOU MUST ONLY FIGURE THE AREA IN
 FRONT OF THE OFFICE OR 40.5' - 12.5'= 28'-0". 1/3RD OF
 28'-0"= 9.333'. THE ALLOWABLE AREA OF THE MEZZANINE HAS
 BEEN EXCEEDED AND DOES NOT MEET ANY OF THE EXCEPTIONS,
 THE BUILDING IS NOT FIRE SPRINKLERED. THIS AREA WOULD
 NEED TO MEET THE REQUIREMENTS OF A SECOND STORY FOR
 EGRESS AND SEPERATION BETWEEN FLOORS.
  
 2) THE STORAGE AREA FOUND ON THE SECOND FLOOR DOES NOT
 INDICATE TO WHAT LIVE LOAD IT WAS DESIGNED TO FBC-B
 TABLE 1607.1(37)
 LIGHT 125 PSF/ HEAVY 250 PSF.
  
 3) 110.4.2 STORAGE & FACTORY- INDUSTRIAL OCCUPANCIES.
 IT SHALL BE THE RESPONSIBILITY OF THE OWNER, AGENT,
 PROPIETOR OR OCCUPANT OF GROUP S AND GROUP F
 OCCUPANCIES, OR ANY OCCUPANCY WHERE EXCESSIVE FLOOR
 LOADING IS LIKELY TO OCCUR, TO EMPLOY A COMPETENT
 ARCHITECT OR ENGINEER IN COMPUTING THE SAFE FLOOR LOAD
 CAPACITY. ALL SUCH COMPUTATIONS SHALL BE ACCOMPANIED BY
 AN AFFADAVIT FROM THE ARCHITECT OR ENGINEER STATING THE
 SAFE ALLOWABLE FLOOR LOADS ON EACH FLOOR IN POUNDS PER
 SQ FT.THE
 COMPUTATIONS & AFFADAVIT SHALL BE FILED AS A PERMANENT
 RECORD OF THE BLDG DEPT.
  
 4) 110.4.3.SIGNS REQUIRED. IN EVERY BUILDING OR PART OF
 A BUILDING USED FOR STORAGE, INDUSTRIAL OR HAZARDOUS
 PURPOSES, THE SAFE FLOOR LOADS, AS REVIEWED BY THE
 BUILDING OFFICIAL ON THE PLAN, SHALL BE MARKED ON
 PLATES OF APPROVED DE SIGN WHICH SHALL BE SUPPLIED &
 SECURELY AFFIXED BY THE OWNER OF THE BUILDING IN A
 CONSPICUOUS PLACE IN EACH STORY TO WHICH THEY RELATE.
 SUCH PLATES SHALL NOT BE REMOVED OR DEFACED, & IF LOST,
 REMOVED THE OWNER OF THE BUILDING SHALL REPLACE THEM.
  
 5) PLANS INDICATE THAT THE 2ND FLOOR, STAIRS AND
 BEARING WALL WERE BUILT WITH COMBUSTIBLE PRODUCTS.
 PLEASE REVIEW FBC-B 602.2 TYPES I AND II. TYPE I AND II
 CONSTRUCTION ARE THOSE TYPES OF CONSTRUCTION IN WHICH
 THE BUILDING ELEMENTS LISTED IN TABLE 601 ARE OF
 NONCOMBUSTIBLE MATERIALS, EXCEPT AS PERMITTED IN
 SECTION 603 AND ELSEWHERE IN THIS CODE. THE EXCEPTIONS
 FOUND IN 603.1 ARE ALL FOR NON-BEARING TYPES OF WALLS,
 THE BEARING WALLSAND FLOOR FRAMING DOES NOT MEET THE
 EXCEPTION.STAIRS FBC-B 1009.5.
  
 6) PLEASE ALSO PROVIDE THE LIVE LOAD DESIGN FOR THE
 STAIRS TABLE 1607.1( 36) 100 PSF. PLANS DO NOT PROVIDE
 HOW MANY STINGERS WERE INCORPORATED WITHIN THE STAIR
 DESIGN.
  
 7) SINCE THE LOFT AREA IS OVER THE 1/3RD ALLOWABLE AREA
 AND THE LOFT SPACE IS TO BE CONSIDERED A SECOND STORY
 AND THE TWO STORIES COMMUNICATE THIS AREA IS TO BE
 CONSIDERED A TWO STORY ATRIUM AND MEET THE REQUIREMENTS
 OF SUCH THAT PERTAIN TO A TWO STORY ATRIUM
 INCLUDING FBC-B 404.3 AUTOMATIC FIRE SPRINKLERS
 THROUGH-OUT THE ENTIRE BUILDING.
  
 8) BEFORE A PERMIT TO CONSTRUCT, MAY BE ISSUED, IMPACT
 FEES MUST BE PAID TO PALM BEACH COUNTY. THE ACTUAL
 PERMIT SET OF PLANS MUST BE STAMPED BY THAT OFFICE, AND
 A COPY OF THE PAID RECEIPT ATTACHED TO THE PERMIT
 APPLICATION. PLEASE CALL (561)233-5025 FOR MORE
