 PLEASE PROVIDE A WRITTEN RESPONSE TO THE FOLLOWING PLAN
 REVIEW COMMENTS:
  
 1) TWO (2) COPIES OF A CURRENT AND ACCURATE SURVEY
 SHALL BE PROVIDED.
  
 2) BASED UPON THE INCREASE IN THE VALUE OF THE WORK,
 THE RENOVATION PROJECT NOW EXCEEDS 50 PERCENT OF THE
 VALUE OF THE STRUCTURE. THEREFORE, PURSUANT TO SECTION
 94-441(C)(2) OF THE CITY'S ZONING AND LAND DEVELOPMENT
 REGULATIONS (ZLDRS), THE SUBJECT PROPERTY SHALL BE
 BROUGHT INTO COMPLIANCE WITH ARTICLE XIV (LANDSCAPING)
 OF THE CITY'S ZLDRS.
  
 3) THE SITE PLAN SHALL BE REVISED TO REFLECT THE
 ADDITIONAL SQUARE FOOTAGE BEING ADDED. ALL CALCULATIONS
 SHALL BE ADJUSTED ACCORDINGLY (I.E. BUILDING COVERAGE,
 FAR, ETC.).
  
 4) THE PARKING REQUIREMENTS SHALL BE REVISED ON THE
 SITE PLAN TO REFLECT THE ADDITIONAL BUILDING SQUARE
 FOOTAGE. SUFFICIENT PARKING SHALL BE PROVIDED ON-SITE.
  
 5) AS THIS IS THE CURRENT LOCATION OF THE DUMPSTER,
 RECYCLING, ETC., PLEASE INDICATE ON THE PLANS WHERE AND
 HOW THESE FACILITIES WILL BE ACCOMMODATED. SUCH
 FACILITIES SHALL BE IN COMPLIANCE WITH SECTION
 94-444(B) OF THE CITY'S ZLDRS.
  
 6) PURSUANT TO SECTION 94-207(E) OF THE CITY'S ZLDRS,
 AN AMENDMENT TO THE COMMERCIAL PLANNED DEVELOPMENT
 (CPD) SHALL BE SUBMITTED TO THE PLANNING AND ZONING
 DEPARTMENT. SUCH APPLICATION SHALL BE APPROVED PRIOR TO
 THE ISSUANCE OF A BUILDING PERMIT. PLEASE NOTE THAT ANY
 INCREASE IN THE TRAFFIC IMPACT ABOVE THAT WHICH WAS
 APPROVED IN THE MASTER PLAN SHALL CONSTITUTE AS A MAJOR
 AMENDMENT. IF NO ADDITIONAL TRAFFIC IMPACT IS CREATED,
 THEN A MINOR AMENDMENT WILL BE REQUIRED. PLEASE PROVIDE
 A SIGNED/SEALED LETTER FROM A CERTIFIED TRAFFIC
 ENGINEER INDICATING THAT THE ADDITIONAL SQUARE FOOTAGE
 DOES NOT GENERATE ANY ADDITIONAL TRAFFIC IMPACT. IF NO
 SUCH LETTER CAN BE PROVIDED, THEN A MAJOR AMENDMENT
 WILL BE REQUIRED AND ADDITIONAL TRAFFIC CONCURRENCY
 WILL NEED TO BE APPROVED THROUGH THE PALM BEACH COUNTY
 TRAFFIC DIVISION.
  
 PLEASE NOTE THAT SUBMITTAL OF ADDITIONAL AND/OR REVISED
 MATERIALS MAY RESULT IN NEW PLAN REVIEW COMMENTS.
