 1) THE PROPERTY REQUIRES A UNITY OF TITLE FOR THE
 PARKING LOT AND THE BUILDING. PLEASE CONTACT VINCE
 NOEL, CITY SURVEYOR, AT (561) 494-1096 FOR INFORMATION.
  
 2) THE VALUE OF THE CONSTRUCTION ($125,000) EXCEEDS 50%
 OF THE STRUCTURE'S VALUE ($215,872) ACCORDING TO THE
 P.B.C. PROPERTY APPRAISER'S OFFICE; THEREFORE, PURSUANT
 TO SECTION 94-441(C)(2) OF THE ZONING AND LAND
 DEVELOPMENT REGULATIONS (ZLDR), THE LANDSCAPE ON THE
 SITE SHALL BE IN COMPLIANCE WITH ALL APPLICABLE
 REGULATIONS FOUND IN ARTICLE XIV OF THE ZLDR. THE SITE
 DOES NOT CONFORM TO ARTICLE XIV; THEREFORE, A SEPARATE
 LANDSCAPE PERMIT WITH PLANS PREPARED BY A REGISTERED
 FLORIDA LANDSCAPE ARCHITECT AND AN IRRIGATION PERMIT
 SHALL BE SUBMITTED TO INSTALL THE MATERIAL TO BRING THE
 SITE INTO CONFORMITY PRIOR TO ZONING APPROVAL OF THIS
 PERMIT.
  
 3) A RECENT SURVEY, LESS THAN ONE YEAR OLD, IS
 REQUIRED.
  
 4) SINCE THE BUILDING APPEARS TO BE CONSTRUCTED AT THE
 PROPERTY LINE, PROVIDE THE LOCATION OF THE PROPERTY
 LINE ON THE ELEVATION DRAWINGS. IT APPEARS THAT
 ELEMENTS OF THE FACADE ARE BEING CONSTRUCTED ACROSS THE
 PROPERTY LINE.
  
 5) THE NEIGHBORHOOD COMMERCIAL ZONING DISTRICT REQUIRES
 A FIVE (5) FOOT FRONT AND SIDE SETBACK. THE BUILDING
 APPEARS TO BE A DIMENSIONAL NON-CONFORMITY AS IT IS
 BUILT AT THE FRONT AND SIDE PROPERTY LINES (WILL VERIFY
 WITH THE SURVEY WHEN PROVIDED). PER SECTION
 94-513(B)(1)A, DIMENSIONAL NON-CONFORMITY MAY NOT BE
 ALTERED UNLESS THE ALTERATION REDUCES THE IMPACT OF THE
 NON-CONFORMITY ON ADJACENT PROPERTY. THE INCREASE OF
 THE PARAPET HEIGHT SEVEN (7) FEET AND THE HIP PORTION
 OF THE ROOF 11 FEET ABOVE ITS EXISTING HEIGHT, WITHIN
 THE REQUIRED FRONT SETBACK, AND THE NORTH ELEVATION
 SEVEN (7) FEET ABOVE ITS EXISTING HEIGHT INCREASE THE
 IMPACT OF THE DIMENSIONAL NON-CONFORMITY, AND THUS IS
 NOT PERMITTED.
  
 6) THE MAXIMUM BUILDING HEIGHT IN THE NEIGHBORHOOD
 COMMERCIAL ZONING DISTRICT IS 30 FEET. THE LIGHT POLE
 MAY NOT EXCEED THIS HEIGHT.
  
 7) PROVIDE ELEVATIONS WITH THE ACCURATE HEIGHT OF ANY
 ROOFTOP MECHANICAL EQUIPMENT (EX. A/C) AND DUCTS AND
 HOW THIS WILL BE SCREENED. THE PARAPET HEIGHTS ARE
 SEVEN (7) ABOVE THE ROOF, WHICH WOULD SCREEN EQUIPMENT
 OF A LESSER HEIGHT.
  
 8) THE NORTH AND SOUTH ELEVATIONS DO NOT SHOW THE HIP
 PORTION OF THE ROOF. IF IT WAS INCLUDED, IT WILL BE
 EVIDENT THAT THE HALF A HIP ROOF THAT IS BEING PROPOSED
 DETRACTS FROM THE AESTHETICS OF THE BUILDING.
  
 9) THE NEW SIGNS REQUIRE A SEPARATE PERMIT. NOTE: THE
 MONUMENT SIGN APPEARS TO BE REMOVING A PARKING SPACE.
 THE CURRENT SITE IS DEFICIENT IN PARKING.
