 1) THE NEIGHBORHOOD COMMERCIAL ZONING DISTRICT REQUIRES
 A FIVE (5) FOOT FRONT SETBACK. THE BUILDING IS A
 DIMENSIONAL NON-CONFORMITY AS IT IS ONLY 0.6 FEET FROM
 THE FRONT PROPERTY LINE. PER SECTION 94-513(B)(1)A,
 DIMENSIONAL NON-CONFORMITY MAY NOT BE ALTERED UNLESS
 THE ALTERATION REDUCES THE IMPACT OF THE NON-CONFORMITY
 ON ADJACENT PROPERTY. THE INCREASE OF THE PARAPET
 HEIGHT UP TO SIX (6) FEET ABOVE ITS EXISTING HEIGHT,
 WITHIN THE REQUIRED FRONT SETBACK, INCREASES THE IMPACT
 OF THE DIMENSIONAL NON-CONFORMITY, AND THUS IS NOT
 PERMITTED.
  
 2) PLEASE NOTE THAT THE STOREFRONTS MAY BE ALTERED AS
 SHOWN, AS THEY ARE CREATING A LARGER SETBACK THAN THE
 CURRENT STOREFRONTS HAVE WHEN MEASURED TO THE FRONT
 PROPERTY LINE.
